Updated and very clean, 2 bedroom and 1.5 baths, living room and bright and sunny sunroom overlooking lake with fountain and wildlife. Fully equipped kitchen including k-cup coffee maker, toaster oven, and air fryer. Smoke free unit that will accommodate up to 6 guests comfortably, unit includes new linens, fresh towels, beach towels, and beach chairs. Everything you will need for a comfortable beach getaway.
Unit includes, king bed in main bedroom, queen and twin beds in 2nd bedroom, and a queen pull out sofa in the private sunroom. Large bathroom with huge tub and shower, double vanity and new toilet as well as new skylight keeping everything bright. Streaming services available via Roku TVs included in living room, sun room, and both bedrooms (cable tv not offered). High speed internet included. Digital WiFi deadbolt for access to unit, and front outdoor security camera for security and safety. Outdoor patio overlooking the lake and storage closet for easy access to beach chairs and pool toys.
Guests must register at pool office and pay an amenity fee for pool and tennis court use. No trailer or boat parking allowed within the community. No pets allowed nor is any smoking permitted in the unit.

Summary: Clean, comfortable home in a quiet neighborhood. Our favorite spot was the sun room to relax, have a crush and play games. I appreciated that some basics were available for our use such as salt/pepper, dish detergent, olive oil etc.

Summary: My family and I had a pleasant stay. The check-in process was smooth and hassle-free, which set a great tone for the trip. The fantastic location has easy access to beautiful beaches, making it ideal for a relaxing getaway. The amenities provided were nice and met our needs well. However, there was a minor cleanliness issue that wasn’t fully resolved during our stay. Despite this, the property was generally clean and comfortable. Communication with the host was excellent. She was very responsive and helpful, addressing our queries promptly. Overall, I recommend this property and would rate my experience as an A-.

Summary: This stay was very last minute and it was absolutely perfect! Check in was a breeze and Joanna was the absolute best communicator! The community is so peaceful and super close to everything you would need! We will 100% be back!

Summary: Just returned home after a sunny visit to Joanna's condo in Mallard Lakes, Selbyville, Delaware. Although the condo is not technically a "beach cottage," it sure feels like one. Located about 2.5 miles from the uncrowded beaches of Fenwick Island, there is no more perfect location on the Delaware coast. The condo has a fully-functional kitchen, two spacious bedrooms with very comfortable beds, linens and bath towels for everyone. We enjoyed the flat screen tvs, plentiful parking, and the beautiful view to the large pond. The community has two pools, is bike and walking friendly, very quiet and beach-laid-back. Quality kitchen and general cleaning supplies along with paper goods were generously provided, although we were glad we brought along our own toiletries - we couldn't locate any if they were included. There are excellent restaurants within a very short drive, some with seating overlooking the gorgeous waters and wetlands of the two local bays. Fresh seafood and reasonable pricing were a big plus. From booking to check-out communication with Joanna was excellent. Can't wait for our next trip to our new "beach cottage" at Mallard Lakes.

Summary: If you are looking for the perfect little beach house, you have found it! Everyone in the neighborhood was friendly. The condo was stocked with essentials for cooking and baking. The morning views while sipping coffee on the back screened-in porch were amazing and it is so close to everything! There is a strip mall right across from the development. A 5 minute ride takes you directly to the ocean! The perfect weekend getaway!
