Originally part of a 19th century merchant's house, this house has been given a sensitive restoration to show its unique character. We have dedicated ourselves to designing a modern, comfortable and luxurious accommodation with an historic and educational touch.
Whether you are looking forward to a romantic holiday, an annual family trip, or simply want to enjoy the beautiful Dubrovnik region with its wonderful architecture and food, the Villa Petrosa is perfectly located and will allow you to recharge your batteries and nourish your body and soul.
A brand new heated swimming pool is a highlight of this property from this year.
Beautiful private beach with parking place is provided for guests of this house in small fisherman's place Molunat 10 km away.
The Konavle region abounds with nature and respects the traditional way of life and architectural heritage.
The house is located in the village of Gruda, the center of the Konavle region, just 10 km from Dubrovnik International Airport, and close to many attractions. An excellent bus service connects you to anywhere you want to go (6am to 9pm). (We also offer an option of apartment + car rental.)
Banks, post office, bus station, grocery stores, doctor, café bars, green market, fish market, pharmacy, hairdresser, etc. are a few minutes' walking distance from the apartment.
You can find here many interesting historical places and traditional rural restaurants where you can enjoy delicious home-grown food. For example:
• Water mills on the river Ljuta at the famous restaurant "Konavoski Dvori" where waitresses wear the traditional costumes of the region (2 km or 20 minutes' walking distance).
• Highly-recommended traditional restaurant "Koračeva kuća" (5 minutes' walking distance).
• Cavtat – gem of the Mediterranean (12 km) is a perfect place to go for a fish dinner, night life or day trip (mausoleum by sculptor Ivan Meštrović, Vlaho Bukovac house, etc.).
• Molunat – a fishermen's village with nice beaches and following the traditional way of fishing (10 km).
• The town of Dubrovnik (25 km) is the historical and cultural centre of this area. You can travel there by road or by water taxi from Cavtat.
• A unique pebble beach below the Konavle cliffs (5 km).
• Historical sites like the bas-relief of the pagan god Mithras dating from the 2nd century, the Soko fortress, Sunday traditional costume dance in Čilipi and its ethnic museum.
• Montenegro bay (10 km) and Bosnia and Herzegovina (35 km) where East meets West.
For those prefering a more active holiday, there are choices of horseback riding, ATV safari, jeep safari, bike riding, sea kayaking, all kind of watersports, etc.

Summary: We stayed at the apartment for 10 nights and it was fantastic. The location was perfect and close to everything including the bus to old town. The view from the patio is amazing and the property had everything we needed for our family of 4. Niksa was so helpful and went above and beyond to make our stay comfortable. We already can’t wait to come back!

Summary: I visited this lovely property in August with my husband, sister and our 2 children (primary school age). The owner Nkisa and his wife were so welcome and helpful, they made our stay really enjoyable. They left several food items for us on arrival, gave my husband a bottle of wine on his birthday and shared lovely produce from their garden with us. We had an enjoyable time drinking grappa and getting to know them better. The property is exactly as per photos, although nothing can really describe the magnificence of the mountains behind it, they are just breathtaking. Everything was clean, comfortable and worked well. We were woken at 6:30 every morning by noise from the butchers shop beneath (the only time we ever heard any disturbance from them), but we are all light sleepers and I think most would not be bothered by this. The village is lovely and quiet with a few nice cafes, supermarket, bakery and a LOVELY art gallery. This was our second trip to this area of Croatia, and we absolutely love it. There is something for everyone and the people are universally welcoming. Finally I must praise the private beach for the property. Only a short drive away and with such sheltered, beautiful surroundings. We spent many happy hours there swimming, snorkelling and paddle boarding. I would recommend this villa and it’s lovely owners unreservedly!

Summary: There are many reviews describing how perfect this Villa is and we weren't disappointed (the pictures show how lovely it is, so no need for further description). A very easy drive from the Airport and on the edge of an unspoilt but well equipped village with a superb view of the mountains, the Villa comes with a private beach. An easy 10 minute drive away, it is situated in a beautiful secluded bay and is the jewel in the crown and perfect for swimming and snorkelling in the super clear waters of the Adriatic. If you want to go further afield, the main road allows a relaxed drive to Cavtat where a boat trip (approx 45mins) will take you the rest of the way to the amazing Dubrovnik old town. It's very easy to drive the whole way but parking may be a problem. A trip in the opposite direction will take you over the border (less than 5 miles) into Montenegro and a tour around Kotor bay. The local area is well served by some really excellent restaurants. We had a fantastic week and it was made all the better by the owners of the Villa, Niksa and Sanja. Lovely people who made us feel very welcome and were always available if necessary but never overbearing. We gave every aspect of this review 5 stars but some things would get 6 stars if we could!

Summary: The property is exactly as described - small but everything you need for a holiday and spotlessly clean. We were a family of 4 with two teenage children and so having 3 bedrooms meant they could have a room each which was an added bonus. The village of Gruda has everything you need. A well stocked supermarket, several bars/coffee shops and good restaurants all within a 5 minute walk. It is also only a ten minute drive from the airport and so the transfer was so easy. It took us only 6 hours door to door from the UK. Also only 15 minutes from the lovely town of Cavtat where we spent a few evenings as well as using it to get the ferry to Dubrovnik which is only an other half an for by car or ferry. Niksa and Sanja are so welcoming and having the exclusive use of their private beach is an added bonus which we have never experienced before. Niksa also took us on a boat tour which was great. Overall I cannot fault the accommodation or the hosts and we will hopefully be back soon.

Summary: Niksa and Sanja have the most amazing hearts and are beyond generous with there time energy and good old fashion loving support.., The space is immaculate and the view exquisite and the location is as good as it gets... Wow wow wow... The only other place in the world that I have visited that made me feel quite emotional when it was time to go home...

Summary: Vila Petrosa is situated in small and cute village Gruda. Bakery, 3 bars, restaurants, supermarket, pizza restaurant, bank, butcher shop, typical Croatian atmosphere...and NO TURISTS. Villa is very comfortable, air conditioned and clean, with great view to mountains. Heated pool and covered barbeque kitchen. Everything was perfect. In next village Ljuta we were in two very good restaurant - Konavoski Dvori and Konoba Vinica Monkovic. Tasty food with great atmosphere. Small town Cavtat with nice restaurants and beautiful town Dubrovnik with amazing city walls and old town are very close. Little village Molunat with small restaurants was very nice also. But.... best of all is PRIVATE BEACH, clean watter, absolutely breathtaking views all day and Nikša & Sanja. Both were wonderful hosts. Always with friendly smile, good recomendations, super natural products, etc. We saw many life in crystal watter and in the garden also. Great thanks to Nikša & Sanja for a wonderfull week in their private paradise. We are looking forward to return.

Summary: The owner was amazingly helpful when we found out that we had booked the wrong ferry and arrived 5 hours later then we planned. The apartment was very comfortable and the deck was a delight to hang out on. The location is great, close enough to the old town, but removed from the crowds. There are quite a few excellent restaurants within walking distance. I would highly recommend this property.

Summary: The villa is in the centre of a small local village. It’s not at all a village targeting tourists. And that is part of the beauty of staying there. It has 3 bars, a pizza restaurant, a supermarket, a butchers shop (below the villa) and a bank - all with a 2 minute walk. A very good restaurant is 5 minutes walk away. Another two good restaurants are a 20 minute walk away. The villa is clean and comfortable. The outside area is where we spent most of the time whilst at the villa. The covered bbq kitchen area with table and chairs has a wonderful view of the mountains and gets a lovely sunset. We grilled meat bought from the butchers shop downstairs. The use of the private beach is the jewel in the crown. The bay at Molunat is so quiet even in August. It was like having the entire bay to ourselves. We would go to the beach at the end of the day even if we had been out doing other things. It has the “wow” factor when you walk down the steps to it. The sea is crystal clear. Take snorkels to see the sea life. Also, it was very warm water in August. And stay one evening for the sunset. Niksa and his wife are wonderful hosts, offering good advise and recommendations on what to do and where to eat. They genuinely are focused on ensuring you have a good vacation. Cavtat was the other local gem. A beautiful village on the coast with lots of bars and restaurants. Touristy but with a relaxed vibe to it. Take the boat from here to Dubrovnik old town.

Summary: If you are looking for a stay away from the main tourist areas this villa is perfect. You will need a car to get around but you do get a sense of being one of the locals during your stay. A couple of welcoming bars and restaurants are a short walk away with others within short driving distance. The villa itself is very well kept and the hosts incredibly welcoming and at hand throughout the stay to give advice on anything you need from food and drink to days out. The icing on the cake is the private terrace by the sea. It is a 10 minute drive away with a steep set of stairs to climb down to get to but once you get there it is idyllic. Would return.
