It consists of two indipendent apartments which are rented out together accomodating up to 11 persons (smaller groups of max 4 adults and 1 children may rent the lower two floors only) to ensure privacy and exclusive access to the garden, swimming pool and billiard room. Villa dei Cipressi is perfect for those seeking a holiday experience in an exclusive, historical setting. The Villa, fully decorated with antique furniture, boasts chestnut beams and,hand-painted ceramic tiling, terracotta floors and large old fireplaces. It offers all modern amenities, including airconditing (bedrooms), a controlled access system, professional kitchen appliances and wifi internet access. Villa dei Cipressi has a private 6000 sqm. garden with cypresses, lindens and an olive grove and fruit trees. Summary: A wonderful 6 nights with family and friends celebrating a big birthday and experiencing Umbrian life. A walk to the village every morning for coffee. A swim by the pool. A shared meal on the terrace. Our host was always very helpful and on hand if we needed anything. Advise mozzie repellant in summer.

Summary: Our hosts were charming and very helpful. The grounds were beautiful, plenty of shady parking, multiply areas to enjoy. Boules pitch, volly ball, outside kitchen, areas to sit, fantastic pool. We were a large party varying in age from 18 to 88 and had use of the whole house. Very private, on four flours so lots of stairs but the views are sublime. Very well equipt with everything one could want from adaptors to kind, thoughtful toiletries in the bathrooms. Beautifully furnished and decorated. Great location minutes walk from the picturesque hilltop town. Bar, supermarket and resturants within walking distance.We had a great time. Would highly recommend and would stay again if they will have us 👌

Summary: This is a beautiful location with the most stunning views. The house is very well equipped, well planned and thought-out with plenty of different spaces for people to relax, including the pool and other outside seating areas. We were a group ranging from 82 years to 13 and it was idyllic. I would thoroughly recommend staying here. It is close enough to the motorway and train network to see other places, but quiet and rural. The owner was very helpful and accommodating.

Summary: The luxury villa is beautiful, well maintained, clean and really has all amenities and features that one could wish for during an Umbrian holiday. The owners are really helpful and hospitable. Great pool, fantastic view, wonderful garden; ancient, serene surroundings. I would certainly very much recommend staying there.

Summary: Fantastic villa with nice garden and pool, situated with beautiful views of the charming town of Lugnano in Teverina. Authentic and cozy decor and at the same time well-equipped house with all relevant kitchen equipment if you want to cook yourself. We enjoyed the indoor dining room with open arches. The outdoor area is also well maintained with several terraces and allows for socializing by the pool (which is arranged every day) or by the grill. The garden is also so large that you can prefer to quieter corners. The petanque, billard etc. is on the top for games. Salvatore welcomed us and was very helpful during our stay. Thanks again from all of us:) We would love to come back.

Summary: This was a lovely place to have a holiday. House and grounds as described but better still. Pool the loveliest we have come across House cool and very well supplied and very well kept. Owners exceedingly helpful but totally discreet. The views are lovely onto Lugnano itself which is charming.

Summary: Amazing! Salvatore and Stefania's property has everything you could want for a perfect holiday, they have thought of everything. The house was beautiful, spotlessly clean and well equipped (even down to toiletries in the bathrooms and a welcome food pack). The garden and pool area were immaculate. There are several seating areas (most with lovely views of the town) and 2 outdoor fridges for keeping drinks nice and cold. An unexpected bonus was a vegetable patch, the tomatoes were delicious and plentiful. The town itself is very pretty. It has a butchers, bakers, pharmacy, bar and tasty pizzeria and two small supermarkets, plus a public pool. Everyone was very friendly. It was a great base from which to explore the area. There is a train station 10kms away, we used this for day trips to Rome. We were a party of 11 (adults and children) and there was plenty of room for us to all relax. Summary: We spend a fantastic holiday at Villa dei Cipressi. Being a family of 11 with 3 generations undre the same roof we had a lovely stay. The house is well equipped and very tastefully decorated. We all enjoyed the pool area and the outdoor kitchen facilities. Lugnano is a beautiful little hilltop village with a pizza restaurant with fantastic pizzas. Within an hours drive it is possible to visit many towns of interests and it is possible to river rafte near Cascade della Mamore, which was great fun. The owner is very friendly and helpfull.

Summary: "Villa dei Cipressi was according the info we got. Our team was 8 adults and one baby 10 months old. There were space more than enough for our purposes. The villa was recently renovated with good taste, interior was ful of antiques, but all modern equipments were available, satellite TV, internet, modern kitchen, washing mashines and so on... Villa is situated in small village with all necessary services. Surroundings were very peaceful, the villa was nicely isolatetd the other neighbours. Swiming pool, volleyboll, petanque,barbecue and poool were good and in everyday use for all of us. The access of villa was very easy. It took only a bit more than one hour from airport of Rome. Weather during week 41 was good, temperature 25 -31 degrees and no rain. I will warmly recommend Villa dei Cipressi for all who need space, privacy and relaxing villa near all basic services in nice landscape."
