Positive: Lots of space! Love the fireplace and hot tub in the back. Fully stocked kitchen. Close to beach.
Negative: Furniture in front of heaters so we just bundled up.

Positive: The labels on the kitchen cabinets were helpful. For two families the upstairs and downstairs bedrooms were good except the upstairs family had to shower downstairs. Hot tub was good but it was 108 degrees when we opened it and it took a long time to cool it down. Shower pressure was fine. Supplies were adequate. Place was clean except for pots and pans. One of the bedrooms upstairs provides an ocean view upon waking.
Negative: Keys in lock box were not attached to anything and the door key slipped against the pool key and fell out of my hand and through a porch floor board. I was able to get help after several phone calls and was glad there was a second key available on the property. The first person called did not know about the second key. Advertising needs to clarify that there is no shower upstairs and that all six bed users outside the mermaid room need to pass through the mermaid room to get to the tiny bathroom with a tub and no shower. The kitchen stove needs replacing. Carpet on stairs stained. Cosmetics repairs badly needed throughout. It took multiple calls and a lot of assertiveness on my part to get two broken chairs replaced when originally there were only four chairs for five guests. We did not break the chairs - rungs were unattached when we arrived. Only two chairs provided for two outside decks and outside fireplace. Hot tub was out of chlorine tablets and we had to call to get them replaced. This should have been done prior to our arrival.
Summary: While comfortable the place is cosmetically run down, painting needed, stove needs replacing, etc.
