MAIN HOUSE FEATURES AND LAYOUT: The ground floor has two bedroom and 2.5 bathrooms, plus a cozy living room, dining area, kitchen, game/workout/sunroom (known as the Funk House), and a cute front patio too. The master suite has a king bed plus office area with full size futon, 55” HD Smart TV and full bathroom with Roman tub, shower, and dual vanities. The second bedroom on this level has a king bed and 55” HD Smart TV. There has a cozy living room with section couch, 75” HD Smart TV and Sonos surround sound, 8-seating dining table, bar seating, and a great country kitchen. The second full bathroom on this level has a great tile shower and there's an additional half bath as well. The “Funk House” has a terrific area that has 270-degree views and windows overlooking the vast nature with lots of live oak trees in the back yard, seasonal creek and deer trails. In this room you have a bank shuffleboard table, a Concept 2 rowing machine, highboy table seating, yoga mats, free weights, rollers, 65” HD Smart TV, and large washer/dryer. Because it's so unique, we decided to call it the “Funk House” and know you will love it! There's a front porch with a sitting area and a 2-seat swing as well.
The upper floor has three more bedrooms and a three-quarter bathroom with Euro tub and sprayer. The first bedroom has a king bed with 55” HD Smart TV. The second upper bedroom has two queen beds and 55” HD Smart TV. The third upstairs bedroom, known as the doll house, has 2 twin beds, a convertible bean bag that can become a full-size bed, and a 55” HD Smart TV. There's one three-quarter bathroom on the upper floor with Euro tub and sprayer, but also 2.5 more on the main level so plenty of bathrooms for everyone.
***We can not heat the pool from October through March due to unpredictable outdoor temperatures
ADDITIONAL FEATURES: The property is very private with 2.01 acres and lots of natural Live Oak and Mesquite trees, slowing towards a seasonal creek. The land is native to a family of 12 deer that roam the property often and encouraged to eat from our nearby deer feeder (see pictures of the deer family). In the garage, we have a one-on-one ping pong table, and corn hole bean bag toss. So much to do on the property with 5-levels of decks in the back yard, pool, hot tub, and surrounded by so much beautiful wooded open space. It's the perfect hill country getaway but also close to all the wineries, distilleries, microbreweries, and lake communities.

LOCATION IN DRIPPING SPRINGS HILL COUNTRY: West Dripping Springs, the gateway to Hill Country and off Highway 290 which is the main road leading to all the wineries. 45 minutes door to door from Downtown Austin and less than one hour to Fredericksburg. 55 minutes from San Antonio. 2 hours from Houston. 4 hours from Dallas. 47 minutes to Austin Airport (airport code AUS). 45 minutes to many of the nearby Lakes. 25 minutes to Hamilton Pool. Within one hour to so many wineries, microbreweries, and lakes. About 10 minutes to the center of Downtown Dripping Springs.

Summary: The house was in good condition overall other than some insulation spilling out of the living room vent when we walked in, and we had to clean that up. The other amenities were as listed/pictured except for the pool and the umbrella by the pool. When we got there, there was no umbrella and the pool was filthy. We did contact management, and they were quick to respond. They did nothing about the missing umbrella (which was unfortunate because there wasn’t much shade) but did figure out the pool pump had been turned off by the storm that happened a couple days before. Hopefully in the future, when renters come out, the rental company will double check everything is in working order and will replace any missing items accordingly (or at least let renters know if something will be missing).

Summary: This was a family trip with our children and grandchildren (ages 11 months - 7 years). The house is well stocked with any kitchen appliance, plates, silverware, cooking utensils that you could imagine. The family area was comfortable, and all of the beds and bedding were very comfortable. The upstairs bedroom with twin beds only had the 2 twin beds. While the house suited our needs well, there are a few things that I would mention as cons: 1) The day we arrived (June 30), the pool heater was on and the water was at 102 degrees. I contacted the number we were given, but didn't hear back from them until around 11 the next morning. Fortunately, my son found the heater control and was able to turn it off. Unfortunately, it took until 2 days later for the water to be pleasant to swim in. 2) The stairs going up to the "doll house" are not even. There is one very steep step that caused a minor fall that could have been much worse. There were some minor maintenance items that I have since shared with the management company: refrigerator filter needed to be replaced, batteries in remotes need to be replaced, first aid kits need band-aids, an air fryer blew the kitchen breakers, and they were still out when we left because it happened over the holiday. There is a nice turfed putting green area that the grandchildren and adults enjoyed, as well as the "funk room", which was a great game room area. It was a nice, quiet space.

Summary: Gorgeous, spacious, and enjoyable. Had the best time, everything was outstanding. Held our family of 10 for a long wedding weekend. We were extremely comfortable. Felt very homey and better than any hotel.

Summary: From the moment we pulled into the drive and saw the beautiful trees this home did not disappoint! The owners didn’t miss one detail with this home, the linens were beautiful, nice quality and no shortage. The kitchen was fully stocked, dishes, cookware and utensils, even had everything Labeled to make it easier for renters. Absolutely beautiful home, Holly the house manager was always available to answer any questions and a delight to work with! Highly recommended! DeAnn

Summary: Pros: beautiful home and great manager Cons: electric wasn’t working , didn’t have house ready when we got there, fridge did not work the whole time we were there , upstairs AC was out, and we had to contact management frequently When the house is ready it will be great but it was not and was not worth the money we spent due to all the problems , felt like I deserved partial refund for inconvenience
