This luxury villa is ideally located in the heart of Pernera on the private gated Athena beach development. The secure private complex is only 100 meters (1 min walk) from the beach and within a few minutes walk of restaurants, supermarkets, shops and bars so a car is not required.
The villa comprises of a spacious lounge with leather sofas and a 65” plasma smart television with IPTV. The villa also has free unlimited WIFI access for guests to use. A fully furnished kitchen with all utilities including washer, dryer and dishwasher. Three bedrooms; two furnished with double beds and one twin room. A family bathroom on the first floor and shower room with W/C on the ground floor. All rooms are also equipped with air conditioning.
Added features and facilities include a private 10 meter by 4 meter rim-flow swimming pool, sun loungers, dining table to seat eight, table tennis table and a Cypriot-style barbecue + external sink. The loveliest olives trees fringe the back of the swimming pool providing a true Cypriot ambiance and feel. Please note: The hammock pictured is no longer available at the property.
Things to do in Protaras: Pernera and Protaras are by far the most popular destinations in Cyprus. They are renowned for their lovely beaches and clear azure seas. The town is situated on the narrow coastal plain that stretches from Cape Greko up to the east regional town of Paralimni. The location is probably the site of the ancient city-port Lefkolla where a multitude of Greko-Roman artefacts have been found.
The area is quieter than Ayia Napa, there are plenty of quality restaurants, shops and bars. Large, shallow, sandy beaches boasting amenities such as water sports and on-beach cafes and restaurants provide for an Mediterranean experience in the small town of Pernera Bay. The coastal roads originating from Protaras offers excellent pedestrian/cycle route which provides easy access to beaches in this area.
Attractions: Must sees while visiting Protaras:
The Prophet Elias Church is a must see when visiting Protaras since it is well renowned for its spectacular views. It is a small chapel built on a rocky outcrop. The church was recently rebuilt in 1984, but was erected on the foundations of a much older ruin. There are 153 steps up the hill, but it is well worth it!
There are two small fishing havens, one at Pernera and the other closer to Paralimni. These are protected by limestone breakwaters and are home to small fleets of brightly coloured fishing boats.
The rocky coastline of Ayia Napa consists of a series of small headlands and semicircular inlets up to Cape Greko, about 4 miles from the town. The area is a designated National Forest Reserve and there are several interesting nature trails and a picnic site in the area. The natural vegetation of the Cape consists of wild thyme, carob trees, juniper, and thorny gorse.
The views are incredibly impressive, as are the rock formations and marine terraces of the Cape. The Cape is home to the ruins of the temple (dedicated to the Goddess of love, Aphrodite).
The Palaces (original rock formation sculpted by the sea over a long period of time) offers an excellent location for swimmers. It is a spectacular diving location. Swimmers can dive off the rocks into the crystal clear water.

Summary: We stayed for a week in October 2024 at this property and cannot speak too highly of it! We arrived late at night and were welcomed with a stocked fridge including beer and wine! The kitchen was excellently equipped for cooking if needed and the whole villa was immaculate. The outside space and pool were perfect with plenty of shade, seating areas and comfortable sunbeds. Being close to the beach, bars/restaurants, and local supermarket this really is an excellent choice for a relaxing holiday. Would highly recommend and will definitely return.

Summary: We had a fantastic time at Athena Villa in Pernera. The location is amazing, with a private path from the back of the property going down to the beach - less than 100metres! The pool was very refreshing and there are plenty of sun beds for everyone to have one. Beach towels were a pleasant surprise although a couple of them did have some stains on that didn’t look very pleasant, but all in all they were a welcome addition. The area itself was perfect for us with lots of bars and restaurants in Pernera itself or a 2.5km walk along the scenic promenade to the livelier Protaras resort. The bedrooms were comfortable, although the air conditioning unit in one of the double rooms could probably do with fixing or replacing as it is not very efficient. All communication with the owner and property manager was excellent and when we noticed that the oven had been broken before we got there, Paul and Celia sorted out a brand new one to replace it! The welcome pack was also most appreciated after travelling all day on the day of arrival. We had a hire car but didn’t really use it apart from popping to the shops or the odd excursion. Can highly recommend WaterWorld in Ayia Napa and Mr John’s Tours who take you on a day trip to the Northern side of the island and visit the “ghost town” of Varosha and Famagusta. I would highly recommend this villa for families and groups who want the sun and plenty of activities but not necessarily the hustle and bustle of the main resorts.

Summary: We have had the best stay at this villa in Pernera. The villa was spotless on arrival and has absolutely everything needed for a family stay. There was 5 of us. Myself, husband, and kids aged 13, 11 and 10. We all really enjoyed the pool, and spent hours on it. The beach is a 2 minute walk away and the kids spent most of their money on the watersports there. All the staff at the beach were so friendly. We ate out every night, visiting different restaurants in the resort and going to Protaros on one night . Our favourite restaurant was Doma, and our favourite bar was Knights. The only criticism we had were the hard mattresses, but that's just a personal preference. We are going home refreshed and relaxed after a brilliant holiday. We

Summary: I really cant express how good this villa was. Its definitely lived up to the photos and more.. Its in the perfect location. The house is clean tidy and well equiped and a welcome pack on arrival was very nice.. as we arrived late we had everything we needed to chill that night and breakfast in the morning. Paul came to meet us the next day to make sure we had everything we needed and was on hand via whatsapp if we had any questions or issues.. one small thing the pool lights didnt work one text and it was resolved that morning.. Couldnt ask for better. We all loved this holiday and didnt want to come home. It's just the perfect location. A gate and passway to the beach from the pool area. And a stones throw from lovely bars restaurants and shops.. a gated community so felt safe and secure and a quiet residence too. We will be back! Thats a definite..

Summary: Villa was well equipped with everything we needed. I thought the beach towels were an excellent addition. The pool area was spacious, clean and had enough sun beds and seating for the 5 of us. Location was excellent. Beach was literally 2 mins walk. Restaurants were 5 mins walk and lots of choice. Paul was waiting for us to arrive and responded immediately when we had a query. I would definitely stay here again.

Summary: The local manager was there to meet us and the went quickly through the details. The Villa itself surpassed expectation and was a wonderful base for our holiday. The pool was superb and provided many hours of enjoyment as did the beach and the villas closeness to it. My wife and I are looking at booking up for next year, however it would only be us two and we feel the cost of this villa would be too much for just us two. Therefore, we are looking for a 2-bed villa, with pool, in the same location and hopefully we can arrange this via yourselves. Superb Villa = Superb Holiday Thankyou very much !

Summary: Lovely villa within a minutes walk of the beach which was great for snorkelling, and had a wide variety of water sports available. Participated in Parasailing, giant sofa, stealth, and stingray. Loads of great restaurants within 5 mins walk. Bus route into Protaras only a 3 minute walk away. Had one issue following a power cut, but Paul the property manager sorted within 24hrs of being notified. Highly recommend. Travelled with two 14 year olds, and a 17 year old.
