The best of Upper Bucks county on over 10 acres of beautiful land. Whether you're visiting in the summer or the middle of winter this home has activities for all four seasons! Welcome Spring with blooming foliage poolside, spend all day swimming, sunbathing, and grilling in the summer, gather around the fire pit in the fall, or host a dinner party at perhaps one of the largest tables you've ever seen in the winter months!
You'll know you've made the right choice upon pulling into the tree-lined driveway. Our hope is the stresses of everyday life will melt away with the serene sights and sounds of your vacation home!
The entire 10 acres are flat and perfect for all kinds of outdoor activities. The pool area is fenced with large hardscaped surfaces complete with ample outdoor furniture, outdoor dining tables, and gas grill.
Inside, you'll also have no shortage of space and things to do. The home is equipped with two full kitchens, 3.5 baths, 8 bedrooms, and a plethora of living/entertaining spaces.
The kitchen in the main part of the home is fully stocked and features a center island with seating along with a peninsula with additional seating, AND a dining table for 4. Directly off the kitchen are 4 fantastic spaces. First is a living room with TV, gas fireplace, and comfy couch/chairs. off the living room is an impressive dining room with massive table and seating for 14. Third, is a pool table room w/ TV and additional seating. Finally... and perhaps my favorite part of the home is the rear sunroom overlooking the pool and expansive green space.
The upstairs of the main part of the home houses 6 bedrooms and 2 full baths. At the top of the stairs are 3 bedrooms accompanied by a hall bath. Bedroom 1 has a king bed along with a twin over twin bunk, bedroom 2 has a queen bed along with a twin over twin bunk as well, and bedroom 3 has a full size bed. The east wing of the second floor contains three more bedrooms along with a full bath, and breakfast nook with a beverage cooler and cabinetry. Bedroom 4 has a king bed, bedroom 5 has a queen bed, and finally bedroom 6 is accessed by walking through bedroom 5 and contains a twin over full bunk.
Moving back down to the first level and into the west wing of the home or the "extended family" portion of the home you'll find a den with TV and full size sofa bed. Off the den is a small bedroom with a twin over twin bunk and the third full bath. In the rear of this part of the home is the second kitchen along with a game room outfitted with a foosball table, TV, NBA jam, and Golden Tee arcade games!
Finally, the upstairs of the west wing of the home has the final bedroom which contains a queen bed along with two twin beds. This is a loft area with beautiful views through a large picture window of the backyard.
Early check-ins, and late check-outs are extremely hard to accommodate due to cleaning and maintenance schedules. Please do not assume these can be accommodated. If you would like more time, please book accordingly. Thank you for understanding!
*EXCESSIVE NOISE WILL ABSOLUTELY NOT BE TOLERATED.* With that said.... Sorry for the excessive caps! In all seriousness though I certainly don't want this to come off as our home being the "no fun house". Rather, I mention this simply to make the distinction between music being played at a reasonable volume vs at a 10 or someone yelling compared to people gathering and having a conversation. This would go for any time of the day but especially at night. The neighbors should not hear your music or feel like they're part of your conversation! Additionally, there are exterior security cameras in 3 locations. Side door, front door, and the upper right corner on the rear of the home.

Summary: Two things we would suggest: Please put pool handle bars by the walk-in entrance. It helps out the older adults. Perhaps condider a pocket door from the closet to the master king bedroom on the far east wing. This would allow the both bed areas to be much more private. Although I realize though that this set may be good for a family. Thank you for this stay. The house was well stocked. And all kinds of fun spaces too! We loved having use of the pool in September. The entire family thought this house was so convenient to our wedding venue next door! Thank you!

Summary: Very well maintained and outfitted home. Comfortable with excellent beds and a well equipped kitchen. The PM was responsive and helpful. Listing shows 22 guests, but while this is technically true, we suggest carefully reviewing the rooms and bed counts as this home is set up with shared rooms which may work for families with kids, but not always for adults unless one assumes a group home approach. One of the rooms (perhaps counted as 3 person unit) has no hallway access. Consequently, privacy can be an issue. The confirmation describes 20 guests. The listing 22. All in all it's very well appointed and comfortable. Highly recommended but "sleeps 22" is a quite a stretch unless it's families with kids. We were 13 adults of which 5 couples and 3 non related singles. If there had been other adult guests, they would have been forced to bunk up with other guests which would have been awkward.

Summary: Large house with great AC, two kitchens and tons of beds & bedrooms. Billiard room is great. Large dining room (we didn't use) and great swimming pool. There was no hot tub though one was in the listing. All doors to pool area are alarmed which provided a nice level of extra security for the littles. Great location for a family celebration, lots of room and very quiet. A great stay was had by all.

Summary: We loved our short, busy time here. We are a large family and we were together for our youngest son's wedding. Our grandchildren kept referring to the house as a mansion. They loved it and had a great time being together! Our host was a pleasure to work with!! We all agreed we would love to come back when we can enjoy the pool and space more!
