Positive: Location and tranquility with an awesome harbour view.
Negative: We’ve used this property 3 or 4 times in recent years and have noted ongoing deterioration in condition and evidence that maintenance is not being undertaken. As an example, there was a handwritten note taped to the bedroom electric heater saying it was not working and was awaiting repair - we are convinced it’s exactly the same note that was there a year ago! The outside decking - essentially the first impression of the property, looked shabby, it needs cleaning and protecting. Windows needed cleaning. The information folder is a mess and needs updating and replacing and the crockery seems a fairly random selection. Furniture is dated and well used, not as comfortable as it once perhaps was. The fridge freezer compartment needed defrosting. And the bathroom looks like it’s out of the 1970s with worn and discoloured spa bath fittings and plastic shower curtains. We will take some convincing to consider using it again. The potential remains great but this time it felt very expensive for what we actually received.
Summary: Less enjoyable than previous visits and did not reflect the premium level charges.

Positive: Location, location,location! Basic facilities adequate, good wifi. Wonderful wildlife and excellent bird photography opportunities.
Negative: It is beginning to look a bit tired and scruffy. Woodwork and paintwork fading indoors and out, bathroom very faded and dated. Furniture aging and sagging. A bit surprised given the daily rate that there was no coffee, tea or milk provided. There was however, sugar for making a syrup for the (broken) bird feeder! Broken bedroom heater. Bed not fully made up
Summary: Our second visit. Didn’t quite live up to our memories.Excellent location. Expensive and needs a revamp.

Positive: Stunning location. Beautiful views, close to town, secluded and private Comfortable bed and furniture, warm heater, fire available
Negative: This cottage is a little dated, but mostly it was the value for money.....no shampoo or soap,no sugar, tired decor, cleaning not up to scratch, mildew on curtain linings, lack of maintenance, icebox broken icy!
Summary: Our favourite motel is sadly neglected. We paid way too much for the current standd of THIS cottage

Positive: The location - peaceful, lovely view of Akaroa township. Woodburner worked well, plenty of kindling and logs. Wifi worked well. Kitchen is small (no oven) but okay for a single cook / simple meals. We enjoyed the short walk from Overton Cottage to Akaroa via the mostly private walkway. Much nicer and safer than walking beside the highway. Take a torch if walking back at night.
Negative: Would be nice to have kitchen sponge, rubber gloves and cleaning cloths for bathroom supplied. Dead insects behind curtains, carpet needs vacuuming but no vacuum cleaner available.
