We are excited to present A BOULDER VENTURE, our 4 BR, 2.5 BA, two story home situated in the prestigious and gated Boulder Mountain Highlands community. Hikers, bikers, horse back riders and golfers will love this home's ideal location. Usery Mountain Regional Park and Desert Arroyo Park with its protected desert habitat are a mere 5 minute drive and offer miles of looped trail systems at all levels.
Mesa is one of the premiere golf destinations in the Southwest and home to notable golf clubs and resorts such as Longbow, Toka Sticks, Augusta and Painted Mountain. Beautiful Saguaro Lake is a 20 minute commute through stunning desert landscapes. The lake features a boat launch, restaurant and picnic areas. Guests can rent a boat or take a cruise on their tour boat.
Our home's exciting backyard paradise includes a covered patio and private pool with optional heat. The heat is $70.00 per day to heat the pool to 80º F. Gather round the gas fire pit on cool evenings to warm your toes, enjoy the view and share tales of your Arizona adventures. BBQ your favorites on the gas grill and enjoy your feast at our outdoor dining table.
A mister system for those hotter moments and a corn hole game complete our impressive oasis. Bird lovers will enjoy the many resident birds that include several Hummingbird species.

The living spaces are well appointed with comfortable furnishings and exciting options. Internet is complimentary. For the competitive at heart, there is a dedicated game room with pool and ping pong tables as well as a variety of board games. Wow! Bring your game face and get ready for some friendly contests.
The open concept great room includes everyone in the fun. An electric reclining sofa invites casual relaxation in front of the gas fireplace and smart TV. The contemporary kitchen is completely stocked to include Keurig and drip coffee makers. Your chef will love working in this open and bright kitchen with all the culinary tools needed to fix gourmet feasts.
An island with seating is perfect for serving your favorite snacks and drinks. Enjoy table seating with a view of the backyard oasis for meals on the run or more formal dining. A door in the dining area allows you easy access to the patio and pool. Highchairs and Pack 'N Plays are available to rent.

The primary suite is on the ground floor and has a king bed, ceiling fan, TV and views of the backyard oasis. The primary en suite bath features a garden tub, separate shower, dual vanity sinks, enclosed water closet and walk-in closet. Also on the ground floor is a half bath conveniently located for pool swimmers and visitors.
Upstairs are three bedrooms, a full bath and a loft. Bedrooms 2 and 3 each have a queen bed; Bedroom 4 has 2 queen beds. ALL bedrooms have ceiling fans and smart TVs for streaming your apps. Bathroom 2 has dual vanity sinks and a tub-shower combo. A hair dryer and soap are supplied.
The loft with its cozy seating and TV is another great gathering area for creating lasting memories with your favorite people. A high top desk in the loft provides a space for your remote work.
There is a well stocked laundry room with laundry detergent and a family size washer and dryer. The home has smoke detectors and carbon monoxide monitors. The attached garage has two spaces for your vehicles plus recreational gear. There is additional parking for 2 other vehicles on the driveway.

~ RESERVATION NOTES ~
The minimum age to rent is 28 years.
We rent to families; exceptions to this must be approved prior to confirmation of reservation.
The names of all guests staying overnight at the property must be included on the Rental Agreement's guest list.
The number of people must be appropriate for the number of beds. If deemed necessary, Arizona Vacation Home Rentals reserves the right to approve the reservation based on sleeping arrangements.
Written approval is required to exceed the standard occupancy of 8 for this home. Unless Arizona Vacation Home Rentals has granted permission to exceed the standard occupancy number, Guest agrees to limit guests, including infants and children, to standard occupancy of eight (8).
Daytime visitors to home may not exceed two (2) people to include adults, infants and children unless prior permission is granted by Arizona Vacation Home Rentals.
Absolutely NO parties, gatherings or events of any size permitted. Home and community are for quiet enjoyment only.
To ensure neighborhood noise levels are respected, the home has NoiseAware, an excessive noise alert system that measures noise levels. It does NOT record sounds or conversations.
For guest security, on the outside of the home is a security camera that faces the street and driveway.

NO pets (including visiting pets) are allowed inside or outside the home. The owners and some guests have severe allergies and the home must remain pet free.
Violation of any house rule may result in termination of the rental contract, eviction and Guest will forfeit all monies paid, including rent, cleaning and deposits.
AZ Vacation Home Rentals reserves the right to require a refundable security deposit.
All TVs are for streaming and not satellite or cable serviced.
Pool heat is optional. The heating fee is $70.00 per day to heat the pool to 80º F. There is a 4 day minimum.
Guests who are paying the monthly reservation rate will be charged a daily electricity fee for any days that fall in the months of May through September.
