ROKU TVS
We have TVs in both Queen bedrooms as well as the living room. We do not have cable, but each TV is equipped with Roku in Guest Mode. This means you can login to all your streaming apps and it will automatically log you out at the end of your trip.
LINENS & TOWELS PROVIDED
We provide soft, hotel-quality sheets, bath & hand towels, quilts & soft blankets. We recommend that you bring an extra towel for the hot tub or beach if preferred.
SUPPLIES PROVIDED
We provide toilet paper in each of the two bathrooms, hand soap at each of the three sinks, a roll of paper towels in the kitchen, dishwasher pods in the kitchen, and laundry pods & dryer sheets in the laundry room. Please let us know in advance if you'd like to discuss pricing for more supplies.
PETS
Your dogs are most welcome here. Please include your first dog in your reservation so that we may request the additional $55 per dog as required. Up to 3 dogs are permitted with prior approval.
COMMUNITY AMENITIES
The community amenities (including lake, beach, playground, tennis, volleyball, basketball) are a 5-min drive (or 25-min walk) from the house and there is plenty of parking available.
ADDITIONAL HOUSE RULES
⭐️ AGE REQUIREMENT: Minimum age to rent is 25 years old and must have ID verified with VRBO prior to booking.
🚬 NO SMOKING: Please do not smoke ANYTHING inside the house! This really ruins the experience for our next guests, please be considerate of our next guests. You will forfeit your security deposit (at least $500) if we need to treat the house for smoke remediation.
🎆 BOOM: No fireworks are allowed in our community.
😴 HOURS: Quiet time 11pm until 8am. Please respect the neighbors.
🐶 PETS: Up to 3 well-behaved dogs are welcome with prior host approval and will incur an extra $55 cleaning fee per dog.
✍️ REGISTER: We are required by our community office to pre-register our guests and all vehicles. Upon booking, we will ask for the main guest's address, phone and email as well as the make, model, color, state and license plate for all vehicles. We are permitted up to Four (4) vehicles with your booking. One additional vehicle (the 5th vehicle) is permitted with an additional vehicle fee of $20.
😴 CURFEW: The curfew for anyone under 18 yrs of age is 11:00 pm. The curfew for all others at the amenities is 12:00 am. Please respect the neighborhood and keep outside noise to a minimum after 9 pm.
🏡 HOUSE CAPACITY: No more than 10 guests are permitted to stay overnight. Additional overnight guests will be charged a penalty of $100 per person per day. This is a township and community policy, not me!
🚘 PARKING: No more than Five (5) vehicles may be parked in the driveway and no vehicles are permitted to be parked on the grass or street. Additional vehicles parked in the driveway will be charged a penalty of $100 per vehicle per day. Again, this is a township and community policy, not me!
🗑 TRASH: Dumpsters are located at the BCW office and open daily from 7am to 8pm. Trash & recycling must be brought to the dumpsters and cannot be left at or around the house. Recycling must be separated and cannot be dumped in any bags. Please have your guest tag hanging in your car when disposing trash in the dumpsters. The dumpsters are monitored 24/7.
🛋 FURNITURE: Please do not rearrange or move any furniture. It damages the floors and causes more work for our cleaning team. We really appreciate your understanding.
🏷 WRISTBANDS: Community wristbands are required for visiting the beach/lake or using community amenities (i.e. tennis court, playground, beach). You can find these in the kitchen. Please return them all to the same place in the kitchen before you check-out.
🔐 CHECK-OUT: Upon check-out, please be sure to leave all 10 community badges in the kitchen, remove all trash, run the dishwasher to clean what was used, and return the front door key to the lockbox. Please be aware that my cleaning team will charge extra if the check-out procedure is not followed and I will need to pass on those additional charges to you. If you foresee a problem with this check-out process, please let me know in advance so I can help find a solution.
