The very special ‘Villa Olivia’ is a charming 16th Century stone farmhouse, restored in the traditional Umbrian style. Set peacefully on rolling slopes amidst olive groves and vineyards, just a couple of minute's drive from the beautiful medieval hilltop town of Montefalco, Villa Olivia a magical spot perfect for an idyllic Umbrian holiday. There are two double bedrooms each with a private bathroom, a sunny living area, a dining room and a fully equipped kitchen. The living area can accomodate two people in single beds and access to a separate bathroom with shower. There's a good sized pool surrounded by a beautiful garden full of olive trees and aromatic Italian plants, with great views over the Montefalco countryside. There are a number of shady spots for al fresco dining or an evening aperitivo. Not far away are any number of local wineries, restaurants and bars, and it's a perfect base for visiting all the most famous Umbrian towns such as Perugia, Spoleto, Assisi, and Norcia.
The pool, measuring 8 x 4 metres, maintains a warm temperature as it receives the sun all day. It has a depth of 1,30m with a 2 x 2m beach platform with depth of 0,2m . Because the pool is not fenced within the property, it is not suitable for toddlers.
Villa Olivia is superbly located in the golden triangle of Umbria, only 3 km from the historic centre of Montefalco. Heavy with medieval atmosphere, Montefalco is undoubtedly one of Umbria’s finest examples of a hill top town. Seeped with an artistic heritage, its maze of tiny cobbled streets open onto an impressive piazza. This beautiful town is small enough to retain a feeling of intimacy, but big enough to provide good amenities such as a bank, grocery stores, a hairdresser and some excellent local restaurants and wine bars. Montefalco is well located for exploring much of Umbria and Tuscany. The town is often referred to in Italian as ‘La Ringhiera dell’Umbria’, or ‘the balcony of Umbria’ in English. It sits on a solitary hill overlooking the mountain-flanked Vale of Spoleto, with fantastic 360 degree views of the nearby towns from Perugia to Assisi/Spello, Bevagna, Foligno, Trevi, and Spoleto. The surrounding countryside is perfect for sightseeing, walking or cycling. Many of the Tuscan towns such as Siena, Arezzo, and Montepulciano make good day trips.

Summary: This was an outstanding experience. The house is nicely located on a hillside a quick drive from wonderful Montefalco. Quiet, great views and very tastefully equipped old house. The house and surroundings look nice on the pictures but don't do reality justice - the place really exceeded our expectations. Since the pictures were taken, the kitchen has been moved downstairs - making a lot of sense! Reilly was a great and welcoming host accommodating all our needs. We will come back!

Summary: We enjoyed our week at Villa Olivia, though the layout of the house is odd! The upstairs kitchen means you are forever carrying trays up and down steps - not so good for older people. Also the downstairs bedroom really does need a proper bed - not just a mattress in a box on the floor. However we loved the area, and found Reilly very helpful.

Summary: It is not always easy to find a two bedroom villa. Not only did this property meet our needs, it exceeded expectations. Set off a quiet country road only just a mile outside a lovely hill top town, the views are stunning and the silence is disturbed only by birdsong. The villa has everything you could need - fully equipped kitchen, two modern bathrooms, washing machine, air conditioning in the bedroom and satellite TV. Outside there is a pool, barbecue and three outdoor eating areas. Montefalco has a good range of restaurants and cafes and a supermarket. We coincided with the festival so plenty of local colour. A perfect location for a relaxing holiday and visiting the towns of Southern Umbria. The owner, Reilly, is a lovely young man and was really helpful. Finally, Montefalco Rosso is an excellent red wine - make sure you include a tasting at Cantina Raina.

Summary: What a perfect retreat, everything you could ask for is catered for here. Reilly is fabulous, even coming over in the worst thunderstorm in a decade to make sure we were all on-incredibly thoughtful. Can't recommend the villa and the beautiful area of Montefalco enough

Summary: The villa is fantastic. Reilly, the owner, has equipped the villa with everything you need and the contents are of excellent quality. Reilly also provided additional personal items that just added to the overall quality of this villa. The location of the villa is excellent, just a short drive to the centre of town, restaurants, supermarkets and shops. The view from the villa is great and the privacy of the villa and pool area is good. The weather during our holiday couldn't have been better. Basically sun, sun, sun. Reilly was extremely helpful and considerate and prepared to offer advice and help whenever asked for. We have no hesitation highly recommending this villa.

Summary: The villa is in a good location, being minutes by car from the beautiful town of Montefalco and 30-45 minutes from many other hill towns in Umbria, ie Assisi, Todi, Spelleto, Spello and others. The villa feels very private and secluded even though there are other properties on its boundaries. The views are fantastic, the pool is wonderful, the property spacious enough to accommodate us and our visiting children. Reilly is a very accommodating host, responding immediately to 'fix it' issues (a storm knocked out the wifi). He was also a very patient and delightful chauffeur for a self-organised wine tour.

Summary: My husband, 7-year-old son, and I stayed in Reilly's villa in the middle of June, 2016, and had a great time. Reilly was very helpful during our stay, answering lots of questions, providing suggestions for things to do/see, and even helping to line up an English-speaking babysitter for an evening. The house is comfortable and picturesque, with our favorite room being the bright, sunny one on the ground level near the pool, which made a nice home base for reading, playing games, and relaxing. The kitchen is well stocked with basics (e.g., oil, vinegar, plates, pots, flatware, etc.) and there are lots of bath and swimming towels. Wifi, washing machine, and quiet air-conditioner in the upstairs bedroom all worked great. We loved the thick stone walls, which kept the house cool, and the wooden shutters that could be easily opened/closed over the windows to keep the rooms dark and allow for sleeping late in the morning. There are a couple of very nice outdoor areas for eating, including one on the upper deck where we enjoyed a lunch under the huge unfolding umbrella. Pool is unheated but felt great on a hot, sunny day (and water will only get warmer as the summer continues). Our trip began with a couple of days of rain, which meant we had some mosquitoes and gnats in and around the house. This was annoying for sleeping, because the bugs would buzz in our ears and bite. I'd recommend guests keep the windows/doors shut as much as possible to avoid letting them into the house. The beds are a bit firm for our taste, but we slept comfortably overall. In general, the layout of the house is a bit odd, with the kitchen upstairs, away from access to the outdoor eating areas, and no hallway upstairs or down to connect different spaces--i.e., you walk through one room to get to another. The kitchen has a big fireplace that smelled a bit smoky. We initially had the upstairs door to the kitchen open to air it out, but then opted to close it to keep out the mosquitoes and gnats. The home is 5-10 minutes away from Montefalco by car on a quiet but narrow road. We loved the restaurant L'Alchimista in the upper square! The views near the home are beautiful and we spent lots of time sightseeing in the area. Bevagna was a particular favorite that is a short drive away. Reilly also recommended that we see the wildflowers on the huge flat plain in the mountains by Castelluccio, and we're glad to have done that despite the long drive (90+ min or so each way).

Summary: We have just returned from a wonderful 2 weeks at Villa Olivia. There were 4 of us (2 couples). The house is lovely, situated a few kilometers outside the walled village of Montefalco. While the property is small, there are several great spots for outdoor eating, drinking, and taking in the views. The pool is not overly large but was much appreciated during the hot hot weather that comes with July in Umbria! Despite the heat, the villa itself was comfortable. Reilly was available whenever we needed him, always responding promptly (a fact that was particularly helpful the day the power was shut off while Mark was outside of the property - making it difficult for him to get back in through the electric-powered gate! Fortunately, Reilly was able to walk us through the process to manually open the gate...). Morning walks were usually on the main road, but it is a quiet road and you don't have to go far to be rewarded with mesmerizing vistas of Montefalco and the surrounding countryside. We never did any elaborate cooking, but had a few dinners at 'home' and found everything we needed. We look forward to returning! Helene, Mark, Robin, & Frank

Summary: Reilly has maintained a lovely historic villa to a high standard and included modern conveniences such as very strong wifi in every room. It was easy to either do it yourself with supermarkets a short drive away or go out for every meal at the many local restaurants. Highly recommended for two families.
