Apartment, 2 bed rooms, 1 bathroom (for 4 persons). The apartment consists of a living room with smart TV, dining area, fitted kitchen, master bedroom (bed: cm160x200) with air conditioned, second bedroom with 2 twin beds (cm80x190 each one), bathroom equipped with all amenities (comfortable shower, wc, sink, bidet and hair dryer), 4 balconies.
The access is via a wide external staircase.
In warm periods, opportunity to eat on the balcony (for 2/3 persons).
You are welcome with a car, as there is an internal parking place accessed via electrically operated gate (for 1 vehicle). However you can find parking on the main road.
Each room is equipped with heating fitted with programmable thermostatic controls; the master bedroom has air conditioning (included in the price). The apartment has continuous hot water production. All rooms are equipped with Schuko sockets. All of our windows and doors are equipped with screens (new from 2024)
. We speak Italian, French (mother tongue) and English.
The sea is 2.5Km away, with a choice at either free beach or beach with bathhouse. The beach has fine golden sand. Perfect for families with children. The beach is easy to reach either by bike or walk along the cycle path leading down to the beach or along the path through the pine forest.
The Massaciuccoli Lake (Lago di Massaciuccoli), overlooked by the Belvedere Puccini, the open-air theatre and the Villa/museum of the maestro Giacomo Puccini, is 3.5Km away.
Viareggio applies the touristic tax to be paid cash at your arrival (at the moment €1.50 per person aged from 18 years for the first 10 days). You will receive a receipt accordingly.
At your arrival we will need to see your documents.
The price include does NOT include energy costs (water, electricity and gaz) from 15 September to 15 June; energy costs are included ONLY from 15 June to 15 September.

Summary: We really liked the apartment. Ludovico and Maria-Antoinette are very attentive to details and are very helpful about location and services around. The accommodation is very well organized, functional and well thought. We also liked neighborhood - it was very calm and relaxing. We would come back here at our next vacation to Italy. Highly recommended.

Summary: The equipment of the apartment is very good: the furniture is in good condition and very well adapted to the needs of the guests, in each bedroom there is a wardrobe and a chest of drawers, and there is an extra chair that I liked to use as a valet for my things. The kitchen has everything you need for cooking and dining. The bathroom is also very well equipped. Summa summarum: one feels like at home. The hosts are very friendly, gave us valuable tips for the vacation season and were always available by phone or whatsap. The beaches (private and free beaches) are five minutes away by car. There is a lot of parking (for a fee). The visit to Villa Puccini was very interesting and impressive for us. The opportunity should definitely be taken.

Summary: Dear Ludovico and family, we had a great time here and we enjoyed staying here. The beach was great and the night life in Viareggio too. We were often in Viareggio and we visited Lucca, it's a very pretty and old town. Many thanks and best wishes

Summary: Apartment nice situated in a quiet location with parking, safety deposit boxes. Two good-sized bedrooms, a living room, a well equipped kitchen, 3 balconies. Working internet. Comfortable bed, beautiful linens, bedspreads, new, soft towels. Many beaches to choose: they are paid and free, where you can spread your own towel and umbrella. To the beach you have to drive a car - about 2 minutes (paring-day 4 euros) or by bike. Very near to Pisa, Lucca, Viareggio, about 1 hour to Florence, Siena 2 hours (we were on the Palio - unforgettable impressions). The warm, clear sea. Owner very nice, helpful and very sociable. Written down on all emails, text messages. Offers advice and help. Will definitely recommend to everyone.

Summary: We had a very plezant time in this appartment which is located in a very nice complex with very friendly neighbours. The beach is on average 8 minutes by car.The appartment is nicely decorated and the airco is quite handy.

Summary: The apertment was very good clean en nice and look new. Everthing was correct also the shower. The water was cold end warm and the owner was kind and correct. And arround the hous was fine also the peaple of italie. The compliments of the owner.
