This apartment is situated in a secured luxury residence at the beginning of the Promenade des Anglais, in the "Carré d’Or" of the center of Nice. This residence is the only residence on the Promenade des Anglais that has a rooftop pool with a huge solarium that faces the beach and that which you can enjoy.
The apartment is situated on the 6th floor with an elevator and was completely renovated and equipped in 2021.
It is arranged like a hotel room suite and is comprised of:
- a living area with one side as a living room (sofa-bed with a double bed, dining table, storage furniture with television and hifi channels) and the other side as a bedroom with a Queen Size bed and a spacious closet,
- a lovely sunny 10m2 terrace that offers a lateral sea view with a large dining table and 2 sun chairs to enjoy the climate of the French Riviera,
- an equipped kitchen (refrigerator, freezer, hood, 4 burner stove top, dishwasher, microwave, Nespresso coffee machine, toaster, kettle,
- a beautiful bathroom in marble with a large shower, hand sink with plenty of storage and a washing/drying machine,
- a separate toilet.
The apartment is also climate controlled. You also have free WIFI internet access and a television with numerous foreign channels. It is possible to rent a parking space in the residence for 15€/day.
The entire apartment is available as well as communal spaces of the residence like the rooftop pool, pool house and the solarium facing the sea.
We offer you as well all the amenities facilities to ensure your stay with comfort: sheets and towels of quality, a welcome pack (coffee, tea, salt and pepper, oil, sugar, toilet paper, trash bags, etc.), iron and ironing board, hair dryer, hangers, household equipment (vacuum, bucket, mop).
We can provide you a free baby cot.
The keys and badges will be given to you, on your arrival by a person who will accommodate you in front of the residence.
The residence “Royal Luxembourg” is situated at the beginning of the Promenade des Anglais facing the beach and is in the "Carré d’Or" of the center of Nice. It is found next to a semi-pedestrian zone surrounded by numerous boutiques, cafes and restaurants as well as supermarkets. This is the preferred area by vacationers in Nice. There are numerous bus stops in close proximity. The train station is a 20 minutes walk and the airport is 15 minutes by car but there is also a direct bus in immediate proximity, the n° 98.

Summary: The apartment is in a fabulous location right on la promenade des anglais near the Hard Rock. It’s suited for 2 people and maybe a child. It is a studio. The bed was comfortable, and the apartment had everything I needed. That side of the building does lose the sunlight early in the day, but it’s gorgeous in the morning. Careful on the balcony not to close the door all the way…you will get locked out as there’s no handle to open it from the outside. Value for the stay was a bit high, imo, but I’m thinking it’s because of the pool on the rooftop, which I never used as there aren’t any lounge chairs up there. Better to enjoy the beach. My friends had a larger place a block down on the promenade with a gorgeous balcony that got sun all day and it was half the price, but no pool which, once again, I think is what brings the price up. Depends on your needs or desires I guess. Other than that it was perfect, and communication with Monika was good.

Summary: The apartment was lovely and centrally located. It was very clean and the check in process was very easy. I’d say we spent very little time in the apartment but I’d rather call it a small hotel suite with a balcony. Perfect for two adults but more would be tough given the limited space. Cheers

Summary: The apartment is on the 6th floor, very well equipped, not only as regards the kitchen, with a friendly, welcoming atmosphere, well kept & clean. The terrasse is spacy, there are two sunbeds & comfortable room for a table & four chairs. It is situated not on the sea front, but on the side front, so there is only partial sea view, but thus less noise from the Promenade. There is one big room & double bed & sofa and seperate rooms for the kitchen, the toilet & the bathroom (& washing machine) and a small entrance room. We appriciated the doors all rooms have - we could close the door to the entrance room and had two doors to the hall and less noise from there at night (there was anyway not so much noise at night). We had access to the final floor with piscines (the water was a little too fresh for bathing for us) and a sensational panoramic view. We could hire a parking possibility as well (for an additional fee) which was useful. When we had a question with the Internet we received an answer quickly - despite the holiday season.

Summary: Overall a great experience! Awesome location, very convenient for everything that we had planned. The room was a good size for 2 people and very comfortable. Balcony was a great bonus. Nice bathroom, small kitchen but big enough for on vacation. Check in process was fine but we were not aware there would be a €20 charge for coming in later in the evening. Only other issue is that the listing says there is a washer / dryer, but as long as we tried we never were able to get it to dry. Only wash. But clothes dried on the rack on the balcony, so, no problem. The building is nice, the rooftop would be awesome in the summer. Monika was very easy to get a hold of and communication was great. We would stay here again!

Summary: It's a luxury apartment, with marble and good equipments all over the flat. The flat is a studio so not enormous. (We stayed there as a family of 4, probably it's more confortable for a couple). It has nice bedding, a proper air conditioning, full equipemnts for cooking and cleaning the house. A nice terrace with subeds and table. Access to the roof condo swimming pool, big shower. Nothing to complain, would like to come back soon! Thank you Vanina
