We are right on the beautiful San Marcos River in downtown San Marcos, and have a lovely view of the river and grounds. Only a couple of blocks to a world class kayaking area at Rio Vista Falls. This is a birders paradise. On a daily basis we see many different species, so bring your binoculars, and camera.
We are also close to several great restaurants. Our home is on the property, so we will be available to help with any of your needs.
This is a wonderful getaway and know that you will love it.

It is also a beautiful venue for weddings, graduation parties, or any other outdoor activities that you need extra space. We also have access to catering services.

Summary: We have stayed here multiple times. We were pleased with the addition of a full size refrigerator & range. I was able to cook in the room. The river was low at the property (which Barbara warned me about prior to our arrival). But we were still able to float the main part of the river and it was very enjoyable. Very clean & comfortable as always and wonderful hosts.

Summary: It took longer than I would have liked for it to cool down in there upon arrival. It was 78 and hot. We never saw the table by the water but it was a nice stay.

Summary: House was beautifully crafted and decorated with great style. The house was clean, conveniently located, and the perfect size for 2 people! We had access to everything we needed to prepare meals, shower and get a good nights rest. The homeowners are charming and so kind. We will be back for sure! It was the perfect getaway. Thank you to our gracious hosts!

Summary: Had an amazing time. Owners are super responsive and nice. Beautiful place, we took an adult kid free vaca here and loved every minute. Location, location, location. This is so ideal, you are literally in the middle of everything you want to do in San Marcos. We spent every morning on the deck reading by the water= so peaceful, and went exploring each afternoon and evening and had such a great time. We will be back!! Highly recommend this spot.

Summary: It was a very smooth experience. The spot is cozy and close enough to everything. We were met by Jerry when we pulled up. The winding stairs made it a little difficult for carrying luggage, but luckily we didn’t have much. I love the tiles and decor. Other than the birds chirping in the morning, I found it to be quieter than expected. It was a nice visit.
