Perch Or Flounder Manor sits on 7 acres above the Blanco River and yet it is minutes to downtown San Marcos and Texas State!
This Country Farmhouse/MCM/Vintage Boho/Modern Mashup was built in 1945, but has been completely renovated to modern standards of comfort, convenience and beauty. It's the perfect gathering place for family and friends, with two working fireplaces, 4 bedrooms and 3 full baths, including a Jacuzzi tub upstairs and a wheelchair accessible bath downstairs. There are beds for 10, and comfy couches for a few more. It has original oak flooring upstairs and hand-stained concrete downstairs. The spacious patio has a relaxing sectional, a dining table and a charcoal grill. The house is perched on an acre of property that overlooks the Blanco River from about 20 feet. Six more acres below include both sides of the river. Keep in mind though, that this is not "resort" style riverfront! This part of the river is a wildish stretch. There are a couple ways to scramble down the bank if you're feeling adventurous, but the easier access is to walk around the road to the low side. Watch the abundant fireflies in the evenings, and watch for the hawk who regularly flies thru the giant cypresses in the mornings. You might catch sight of the usually shy but quirky armadillo family that lives close by. The river's song is the background music for your stay.
The house is located within walking distance to a TSU shuttle and is a few minutes drive to the university, historic downtown, the San Marcos River, the Outlet Mall, and all that this friendly and beautiful town has to offer. It's about 20 minutes to Wimberley, Lockhart, New Braunfels, Historic Gruene, or Schlitterbahn, 30 minutes to Austin or Circuit Of The Americas, and 45 minutes to San Antonio. The beautiful Texas Hillcountry spreads to the west from here with wild flowers, wineries and spectacular views.
Because the river is actually the city limit boundary, the house is technically in the county. You'll have easy access to everything, but feel like you're the country.

Summary: We had a great stay at this property. The house was very spacious and we easily slept 14 people. Amenities at the house were great for a weekend get away. We had everything we needed to cook meals at the house instead of venturing out. The property manager was fantastic to work with and gracious with us for a minor request on checkout day. We highly recommend the property!

Summary: We were disappointed that we could not see the river as shown in listing due to plant growth and underbrush. No showers upstairs. Furniture was so low that some of the older folks had difficulty getting out of bed and/or couches. All that said, we had a great time and Deda was very accommodating and made sure we had everything we needed.

Summary: The house is very close to San Marcos and Kyle, but it feels perfectly away from everyone. The house and landscaping are beautiful, and we really enjoyed the path down to the river! The house itself was perfect for the family, so charming and lovely. We had a great time!

Summary: Myself and 10 close friends came here to escape the city and celebrate my birthday. We enjoyed cooking large meals in the well equipped kitchen and eating them out on the deck which overlooks a nice wooded area with the river just down the hill. The house is beautiful, comfortable and well appointed and the grounds make for a lovely, peaceful and tranquil retreat environment. The Owner is fantastic: accommodating and communicative. I will be renting this place again I’m the future.

Summary: Deda is an exceptional host. She was available to answer all questions. Her property is very warm and welcoming. We felt right at home during our stay. Although we were there for a memorial it is a nice setting for a get away! When we go back to San Marcos I would definitely stay again.

Summary: This is a comfortable home located on the banks of the Blanco River. The home was well stocked with linens & towels. The house sits on a big lot with big oak trees. The home feels secluded but you're only a 5 minute drive into town. The backyard deck was a wonderful spot in the mornings and evenings. The river water level was low but we found a good spot nearby to cool off. Deda was such a great host and was quick to answer all our questions. She was so helpful by suggesting things to do in the area. Thank, Deda for sharing your home and we look forward to staying here again.
