Positive: The location was excellent! Private beach access and very few people around. The beach was clean and beautiful. The property is situated in a perfect spot.
Negative: The location is really what you are paying for and we loved the location but the property itself has issues! I want to give an honest review and say I would probably overlook the issues and consider staying again because the location is excellent. However the property itself is dated, it was dirty overall. The floor didn’t look to be vacuumed in quite a long time. When we arrived the curtains were pulled and when we opened them the big sliding door windows looking out to the beach were filthy and grimy with handprints all over. I had to find a paper towel to try and clean them so we could enjoy the view but the windows were too dirty to make much of a difference with my attempts. Also we booked 8 adults so they knew we had that many coming but there were only 6beach towels and only 6 bath towels for our stay of 5 Days. No extra towels anywhere so I had to call to request more towels that were dropped off the next day thankfully. The appliances and fridge were dirty and stovetop had lots of grease splatters. Mold all around across the bottom of the shower door in the main hall bath. The master bath upstairs says it has a shower but what they don’t say is that it has a garden tub with a handheld shower head in the tub that you can only use if you kneel in the tub. The bedroom With the bunk bed is really the size of a closet. If you lay your suitcase horizontally on the floor it will touch the wall and the side of the bunk bed so the property pictures of the bunk bed room are deceiving. A big issue is they don’t have any extra supplies like toilet paper - I had to take the extra roll from one bathroom to use in a different one upstairs and they don’t have ANY garbage bags so if you buy groceries make sure to save your grocery bags to reuse!

Positive: Wonderful location and tucked in from main road. Just minutes to Newport and Lincoln city. The views are priceless! Easy access to beach. Lots of towels, kitchen utensils, and even beach toys for the kids. Beds were comfy, blankets were soooo nice. Wood floors. Great water pressure.
Negative: Cleaning crew didn’t clean well. Spider webs in lamps, windows had hand prints, lots of smears and the big window where dining table is could be cleaned from spots. All mirrors had streaks from a dirty towel. Sand still on carpets. Carpets are thin and slide easily, so be careful walking. Bunk bed room is super closet size small, but did the trick. South side bedroom too floor has no ocean view, but has a nice deep tub with no working shower hose. Some carpets had corner curling. Fireplace, hot tub and dish washer did not work. As of 4/11/2024 I’m still waiting on compensation promised for the inconvenience.

Positive: The beds are comfy, and the house has an amazing view. Very kid friendly home also. My 3 year old grandson loved it. My tween-age twins loved the gaming chair and the hot tub.
Negative: We liked pretty much everything Maybe more Tupperware and the bathroom fans run constantly, we kept having to shut them off. Lol
