2 Bedroom Cottage in Ipswich, Washbrook

This is a beautiful semi-detached cottage, surrounded by fields, that has been in my family for over 50 years. It is simple (no TV, broadband or microwave) but it has everything you need for a quiet getaway or holiday surrounded by nature.
It is situated down a quiet single track lane, with very little passing traffic, but it is only 5 minutes off the A12 and about a 10 minute drive to Ipswich. The AONB of Dedham Vale (Constable country) is a 20 minute drive away and the coastal areas of Suffolk are close by (Felixstowe around 20 minutes; Orford, Walberswick, Thorpeness, Southwold, and Aldeburgh 40 minutes).
Other places of interest nearby include the medieval towns of Hadleigh, Kersey, Lavenham among many other picturesque villages. Ipswich offers retail therapy, cinema, theatre, indoor pool and so on.
More locally, there is a stable with horses and ponies for all ages and abilities a 10-minute walk away. There is a local community-owned pub in the village a short walk across the fields - The Brook in Washbrook - with a very popular restaurant specialising in gluten-free meals.
It is a perfect place to take young children. The garden is large and almost entirely laid to grass. A path in front of the cottage leads to a church that dates from Norman times. A stream down the lane is perfect for a game of Pooh sticks, and you can often see buzzards overhead or owls in the field opposite at dusk if you're lucky!
Inside, the cottage consists of a kitchen with pantry next door, a sitting-room with dining-table and wood burning stove and new sofa and armchair. Upstairs the main bedroom has a king-size bed, there's a twin bedroom and bathroom with bath and shower. It is perfect for four people.
There is garden table and chairs for eating outside on sunny days and a hammpck with stand that can be set up on the lawn. There is also a bell tent in the shed for an additional play space for children.
There are plenty of walks you can do from the door ( we have lots of maps and local guides to help you find your bearings) and if you are cyclists, the lanes nearby and further west take you through some lovely country and with hardly any traffic. We are keen cyclist ourselves and can suggest routes if this is something that appeals to you.
There is an incredible amount to do in the area whether you are interested in nature, sailing, historic houses, the seaside and beaches or simply looking to enjoy some peace and quiet!
Thanks very much for taking the time to find out about our cottage and please don't hesitate to contact us if you have any questions.
best wishes,
Katy and Harvey

Summary: Church Cottage is a timeless, beautiful treasure - untouched by progress. With endless views. You must explore the Church - long, uncut grass and the difficult-to-open door - but do persevere because it's well worth it. The house has everything, and we ate most meals outside on the lovely big table. We didn't even think of TV, and no WiFi did not deter our visit one bit. 4 days were not enough - even with Katy letting us stay the whole last day, which was such a bonus! We rode our bikes everywhere and also walked everywhere, including the Brook Inn. The OS maps were a delight to discover. One day that hit 32.5C we drove 45 minutes to the beautiful, untouched Naze which was a great place to be on a really hot day! We will be back.

Summary: First the pros. Reasonably priced cottage. The biggest selling points for me was the absence of TV and internet, absolute bliss. Excellent location. Cottage was very clean and the beds comfortable. Although we didn't use them a washing machine and tumble drier were available. The cons. Water is sourced from a well through a pump and filtration system. I think this should have been mentioned in the listing. I may be a bit paranoid but I didn't trust drinking the water without boiling it first. The kettle was in desperate need of de-scaling. The electric shower was an experience. The on/off button on the shower unit itself was faulty and the shower had to be operated with the isolator switch outside the bathroom. To be fair this was explained in the information pack. Parking is a bit of an issue, the only space being a verge by the side of a narrow lane. The only other thing worth mentioning is not about the property but about the directions to the local pub. There is a route via footpaths. However the route goes through a field populated by bullocks. These animals can be quite temperamental so take care. All things considered, I would recommend this property.
