Negative: Needs to have Inverter facility for power shutdown , Geysers facility for warm water . As normal water itself is freezing cold.

Positive: The property is new. It is near a very small village called Kolong. There is a cut from Leh Manali highway few km before Jispa and we have to go 4 km inside from main road to reach hotel. Hotel has excellent view of snow capped mountains. Major liking is heated bed which is boon in sub zero temperatures. Sanitation is good, everything was neat and clean. Toiletries and tea coffee maker, clean towels etc was provided. They had Solar for hot water. Even owner has offered free separate room instead of extra bed, because extra bed doesn't have heating system. Owner is a govt teacher and his young son is taking care of the property. He has good knowledge of local things. No issue in hotel or stay and was very comfortable. All rooms have good views. We have booked 4 rooms and hotel was totally empty despite it was peak season.

Negative: I can say it is a sophisticated big home stay with approx 10 rooms rather than a professional hotel. Hotel is not on main road and the 4 km approach road from main highway is narrow, very bad and unpaved. Hotel is isolated, no activity to do, so difficult to spare time for small family. Being far from main area, only food option is in the hotel itself. Food options are very limited. Room price was higher side for that location and approach. As nearest town is Jispa which is approximately 30 mins. Owner told that the price he kept higher because he wants only good people here. But he has to understand that people paying 4000-5000 for that isolated place, definitely ask for professional service and great foods too. However, owner was friendly and frank, but have lot to learn yet in hospitality industry. Improvement needed is to have professional chef and lower prices. I would pay max 3000 Rs for this place for being at isolated location.

Summary: Good hotel, excellent views, bad approach, difficult to reach.
