WOW! While enjoying Sunset Point, You will be able to enjoy the greats of Toledo Bend Reservoir looking directly at the Texas Hill side. Named one of the top bass fishing lakes in America. The home is outfitted in farm house style living over looking the lake. You have full access to the boat house to park your boat for an early and quick departure. Located on Lanan Bay if water sports is the thing, they have and area near by for it. Late in the afternoon you can enjoy grilling and sitting on the waters edge near the fire pit. This location is highly sought after for its location at mid-lake. 5 minutes to Toledo Town. If pier fishing is what you looking for, you can't beat this location.

It is only 5 miles from Toledo Town and only 5 miles from the Family Adventure Park.
2,100 Sq Ft Living, Large Yard, Boat House, and all you need for outdoor cooking and seafood.
GENERAL: Free Wifi (25 Mbps), Washer/Dryer, Linens/Towels, Complimentary Toiletries, Smart TV in the living room, central AC/heating. With local cable TV.
BEDS: Bedroom 1: Double Bed | Bedroom 2: 2 Twin Beds | Bedroom 3: 1 King Bed | Bedroom 4: 2 Queen Bed. Sleeps 10 with 4 recliners in the living room.
OUTDOOR SEATING: Back porch has a patio table with 4 chairs, 2 wicker chairs with ottomans, 1 wicker sofa.
INDOOR SEATING: 6-chair dining table, 2 bar stools on kitchen island. Living room reclining couches seat 3. 2 recliners for relaxing after a long day of fishing.
KITCHEN: Electric stove top and oven with warming function, coffee maker, Dishwasher, Microwave, Refrigerator with ice maker, toaster, blender, spices, cooking pots, pans, utensils, silverware, and pantry storage.
PARKING: There is ample room for parking spaces. You can fit at least 5 boat/trailer combinations. There are a bunch of outlets for charging batteries in the front yard, boat house. There is a double covered parking carport.
BOAT LAUNCH: The Lanan Bay Boat Ramp is approximately 3 miles from the house.
SAFETY: Smoke alarms are installed through out. There is a fire extinguisher under kitchen sink and on the back patio.

Summary: We have stayed at many places at Toledo Bend and this was one of the BEST! We enjoyed every minute of our trip and the host is wonderful to work with and readily available for anything needed. Place is stocked with everything you should need and plenty of room for a family to stay and be very comfortable. My family fished off the dock, out of our boats, and went tubing and much more. Lots of nice fish were caught and they enjoyed a guided fishing trip on one of the days, which was also very enjoyable. We definitely plan to be back on our next trip to the area.

Summary: We absolutely enjoyed our vacation at this perfect location! It was so relaxing and fishing off the wharf was very enjoyable! We enjoyed our time with family and friends. It was great being on the water! The owners were wonderful and quickly helped us when needed!! The place was well stocked with supplies. Will definitely be back!!

Summary: The stay was amazing - it was everything and more than we expected. We mostly stayed on the dock fishing and swimming. House was clean, spacious and amenities were plenty throughout the house. I am definitely staying there again once we figure out a date. BOOK it! You won't be disappointed :)
