Summary: My partner and I made a last-minute decision to go to Tulum. We opted to stay off the beaten path a bit for a more private, intimate location at a Tulsayab penthouse. The decision paid off big time. The amenities and service were above and beyond. We experienced a LOT of wildlife (racoons, iguanas, agouti, coati, birds, etc.) just on this little bit of beach front. The bay on which the property sits is beautiful and quaint. The road in and out is bumpy/rough, but other than that, we wouldn't have changed a thing. We rented a car from Cancun where we flew in and that was an easy drive down, and it was fairly easy to get to and from the main town and this complex has very convenient parking right out front. We took advantage of our private plunge pool as well as the kayaks. Hats off to Enrique, who was so kind and helpful as our host. If you're looking for a more relaxing, affordable stay in Tulum, this is THE option.

Summary: We went slightly off season for the savings and regret nothing. The location does take a little bit drive, but it feels exclusive and special. You have your own parking spot and because there were only 4 units, you always feel like you have the whole site to yourself. Generous rooms, unbelievable view. The room came with fruits, a bottle of Patron, panoramic 360 view of the jungle, ocean, exotic birds in the morning, whistling tropic trees in your patio and private hot tub. I've been to 5 star hotels and it doesn't come close. Shower, bedroom, dining, kitchen living, everywhere is oceanic eye candy! Our room was on the top floor (3rd) and we could see the waters for miles and private enough to not worry about any neighbors. Walk down the spiral stairs and you're greeted with a romantic pool, picnic area, hammocks to lounge, or a walk down to your own private beach. Simply put, this is paradise.

Summary: Everything about the property was absolutely stunning. Enrique and his wife took exceptional care of the cleanliness, ensuring it was spotless around the clock. The breathtaking sunset views from the beach, coupled with the snorkeling, canoeing, and paddleboarding equipment, made for an unforgettable experience. We thoroughly enjoyed every aspect of the property, which was perfect for a girls’ trip. To enhance our stay, we hired a chef for five out of the six days and a driver. Wi-Fi also fast and reliable. Thank you, we’ll be back.

Summary: The pictures were taken a longtime ago. Kitchen was barely stocked with really low quality silverware and we had to keep washing because there were very few glasses. No TV in bedroom and not enough hot water to take a shower longer than 5 minutes

Summary: We loved our stay here. The accommodations, grounds and staff were great, and the private beach was amazing. Because the shoreline faces south, we enjoyed watching spectacular sunsets from the beach every evening. That orientation also seems to protect the beach from being overwhelmed with seaweed, which can be a problem elsewhere. The water is fairly shallow too, so I didn't have to worry about my teenage boys going out too far. One note: the road getting there was very bumpy due to damage from recent rains, but they say repairs are expected soon.

Summary: The entire experience was great. The room was spotless, the view was beautiful, and the outdoor space in the penthouse room, including the plunge pool, was amazing. The area was so peaceful, and having access to the paddle boards and the kayaks was such a plus. Lots of nice restaurants within walking distance as well

Summary: Super spacious! Great place for a girls weekend. Quiet location. Full security in the neighborhood. Local Cenoté for diving nearby. Beautiful private beach with iguana and pelicans. Stand up paddle boards and kayaks for guest use.
