Other Policy Please note that all guests need to provide a government-issued id at check-in, guests must sign the property rental contract, an official document for each guest staying in the property is required on check-in, adults must be responsible and must confirm to respect fully the property house rules and maltese law before we will confirm their booking, must also have a good understanding of the english language and reply quickly to all our messages and communication to avoid any problems, children must supervised at all times, for safety reasons, infants/babies under 3 years old are not allowed in the property, when making bookings, guests are asked not to leave more than 1 day gaps from the calendar as this may result in the cancellation of the booking. this is because 2-3 day gaps in the calendar are impossible to rent out, the property is located in a residential area. therefore throughout your stay, between 23.00 hrs and 07.00 hrs tenant/s shall observe maltese law at all times. this includes that between the said hours no music shall be played in or upon any part of the premises. nor shall any loud talking, shouting, singing, dancing (whether inside the property or outside areas) or the use of the pool be permitted which would create a nuisance to the neighbors. any talking should be kept to a bare minimum and very softly to avoid disturbing the neighbors when they want to sleep. no parties of any nature are allowed on the premises. neither are drugs, people getting drunk and any other immoral activity or other situations which go against maltese law or disturb the peace and quiet of the neighbors. to note: this does not mean that you cannot go out and have a great time and party till the morning if you want. we only expect you to observe the above house rules when you are on the premises since the property is located in a residential area, no glass is allowed outside and around the pool area. guests must use the plastic ones provided to avoid accidents or injuries, no furniture or anything from inside the property is allowed outside the pool area, the double beds sleep 2 people (sharing). if any guest/s do not want to share the bed but want to have a separate bed, then this may be provided at an extra charge (bed linen will be provided for the extra bed/s), nobody is allowed to sleep or stay on the premises apart from the paying guests. extra charges are applicable for visiting or sleepover guests, the property is to be returned in the same condition as found on arrival. tenants will be responsible and liable to pay for any damages done to the property, furniture and fittings. for this reason a cash security deposit is required on arrival to the property. this will be returned to the guests on their departure day provided that the property has been left in the same condition as they found it on their arrival, apertures at the property have insect screens. guests must ensure to use them at all times to avoid having mosquitoes and other bugs getting inside the property, water and electricity are included in the price. however, we ask you not to use water and elec. unreasonably to safeguard the environment, a lease agreement will be given to guests to read and sign on arrival. this lease agreement is written in the english language. for this reason the guests must all have a very good understanding of the english language in order for all guests to fully understand the rules and regulations which are allowed on the property to avoid any misunderstandings or anyone getting injured.this property does not accommodate bachelor(ette) or similar parties, please inform of your expected arrival time in advance. you can use the special requests box when booking, or contact the property directly using the contact details in your confirmation, guests are required to show a photo id and credit card upon check-in. please note that all special requests are subject to availability and additional charges may apply, payment before arrival by bank transfer is required. the property will contact you after you book to provide instructions, guests under the age of 18 can only check in with a parent or official guardian, this property is located in a residential area, and guests are asked to refrain from excessive noise, managed by a private host

Positive: Great villa with all the facilities we could have wanted. Plenty of space both inside and by the pool and the villa is well equipped. A very welcome pay fridge stocked with drinks to save you running out is in the pool house and our host Mario was very helpful. He was in touch prior to our arrival to make sure everything was organised and very helpful during our stay- has loads of information about local sites and facilities. We can’t speak highly enough of him. The villa is located in a quite residential area but well served by taxis to take you anywhere on the island if you don’t have a car. A great place to stay – highly recommended.

Positive: Our host Mario was very thorough, he sent us loads of great info in advance of our trip to help us get the most out of our holiday on Malta. When we arrived he told us about everything at the property and in the local area then offered to show us where the supermarkets and local sites of interest were which was very kind. We enjoyed our time as a family chilling by the pool and visiting the island.

Positive: The villa is a large family villa with lots of facilities. The outdoor space is particularly large for a Maltese villa. Mario is a very keen host and on hand to help in anyway he can. The honesty store cupboard was also an added bonus.

Positive: The house was very comfortable and spacious, in a quiet area with easy parking on the street outside. There was effective air con in all reception rooms and bedrooms, essential in the July heat. The pool was a good size and well-maintained, with lots of other outdoor furniture to use and a BBQ. Naxxar was well-situated to get to other places of interest on Malta (and Bolt taxis came very quickly), and we found some interesting things to see very close to the house (Mosta church, Palazzo Parisio) as well as a very good restaurant (L'Orangerie). Our host was very welcoming and helpful, giving us lots of useful information at the start of our stay and also checking all was well with us during the week.
Negative: Nothing - everything was good. You may want to bear in mind the fourth (single) bedroom is directly off the kitchen/dining room so not always the quietest place to sleep.
Summary: Malta Villa was a great base for us to explore Malta and to relax and enjoy the pool.

Positive: We had a fantastic time in Malta for holidays with a beautiful house with amazing facilities. The property is provided with AC everywhere, the kitchen is equiped perfectly and we had so much chill with the pool and the deckchairs. The location was also great, we had a music festival near and we could go easily to La Valetta. Finally the host was really responsive and the contact was always very smooth.
Negative: The host is really awesome, he gave us a lot of informations and was here for any question but sometimes it felt a little bit overwhelming maybe try to give your guest more privacy :)

Positive: Lovely clean, spacious property. Great use of amenities, pool was perfect in size for a family of 6. Deep enough to dive and swim lengths. The bedrooms were good sizes, with plenty of wardrobe space. Furnishings made the stay feel homely.
Negative: Nothing major to dislike, some of the appliances didn’t work effectively but having raised the issue, it was quickly resolved.

Positive: The villa was well kept, with everything being clean and everything working as intended. We especially appreciated the ability to use the BBQ. The aircon was also very useful, with it being effective and available in each room. The pool was a major selling point for our group as well, and we really enjoyed getting to use it. The host was also very accommodating, and made our stay as move as possible. Thank you Mario for having us!
Negative: The location was better suited for having a car, but the cheap taxis through the Bolt app and the villas central location on the island made it easy to get around.
