Villa Calgiano is a unique country house with private pool and open views across the valleys towards hilltop towns and the majestic Gransasso mountain range.
The villa is designed to take full advantage of the gorgeous views and peaceful private location. The garden surrounds the house on all sides and the plot sits in the centre of 24 acres of land, as such it is a very private home. The villa is accessed by a small country lane, but is just ten minutes drive from the sandy beaches, bars and beachfront restaurants, ideally situated for either beach, pool, mountain or country pass-times.
Villa Calgiano was designed for our three families to share, so it is ideally suited to large families and family group holidays. The 6 bedroom villa is modern, light and spacious and designed over 3 floors, with a sun terrace created on each level to enjoy the different aspects from its elevated location. The covered loggia on ground and first floors provide a shaded walkway that keeps the living area and bedrooms cool from the heat of the sun.
There is good connectivity โ€“ WiFi is available with reception both inside the villa and outside on the pool terrace and on the shaded ground floor verandas. The Smart TV accesses the usual platforms and channels and you will find traditional family games for indoor entertainment. Some outdoor games and pool toys are available also.
The nearby village of Mosciano Sant' Angelo provides all amenities, as well as a weekly Wednesday market with local produce and Porchetta vans. During July and August Mosciano and the surrounding villages host various summer festas, food nights & concerts, all just 5 minutes drive away. There is a fabulous traditional restaurant just a short stroll down the lane with fantastic local dishes and views across Giulianova to the sea.
There's a pool terrace leading from the dining room, and down onto the pool deck. To the left, a covered archway providing spacious, shaded outdoor eating area. From the kitchen is another small covered terrace providing the perfect early morning sunny breakfast spot!
The 1st floor roof terrace has views to the west, east and south and onto the pool and gardens. The roof terrace on the 2nd floor enjoys the peace and quiet away from the pool to gaze at be relaxed by the countryside to the west and north.
Cross the central lawn with a shady olive tree and leafy Mulberry tree - which are gorgeous spots to lay beneath and rest after lunch or any time of day! The BBQ area on the other side of the lawn adjacent to the old farm house has both traditional and Abruzese Spiedini BBQs, and plenty of space to enjoy an evening meal outdoors.
The 12m x 4m pool is for your private use (not artificially heated). There are ample places from which to enjoy the pool: the wooden deck, banquette seating around the south side of the pool and the English lawn with foam pool mattresses. 7 pool loungers, 8 mattress foams, 8 seater pool side sofa and 4 seater garden sofa are for you to enjoy the outside spaces in full.
Out door eating and entertaining family and friends is catered for by an 18 seater outdoor dining table, 6 full length bench seating, an additional small table and 2 chairs, and 2 baby highchairs if requited.
The large, well-equiped and spacious kitchen has everything you need to cater for your group and feel at home. The kitchen breakfast bar seats four people for company in the kitchen while the chefs are at work! This leads to the bright and airy dining room with its pool and garden views stretching over to the old town of Mosciano Sant' Angelo on the opposite hill top. The kitchen enjoys a second patio onto a small terrace that is shared with direct access from the ground floor bedroom. This lovely spot is a great place for coffee and breakfast in the early morning sun and quiet contemplation.
Feel free to help yourselves to the harvest of fruit from the trees that surrounding the garden, these ripen at varying weeks in the summer season - cherries, peaches, apricots, greengage, a variety of figs and pears.

Summary: Very large house with a wonderfull swimming pool, and a view towards the town of Mosciano Sant Angelo. The house is along a path somewhat away from the main route, hence no sound of traffic. Rosanna, the owner, was very helpfull. She even arranged for and italian cook, who made us a delicious italian dinner at the house.

Summary: Well Iโ€™m not sure where to begin with this review but I will try to be as objective as I can. My family of 7 (including an elderly handicapped uncle) arrived at the Villa were โ€œgreetedโ€ by Melanie. Now, my family always visits Italy in May and unfortunately this was the coldest and dampest trip we have ever experienced. Suffice to say when we arrived it was very cold and damp in the house. Heating was not turned on...the house was FRIGID. My father's (who is an engineer) first concern was getting some heat into the house.Melanie directed him to a panel on the wall indicating this was the thermostat . Indeed it was not, it was the security system. Melanie had no answers for my family as to how to turn any sort of heating on.I tried to call Rosanna (the owner) and messaged her several times for assistance with a delayed response (appreciating she has her own life and was not in the country). Melanie was incredibly rude to my family, it was obvious that she did not want to spend any time assisting us and had an absolute fit when my mother advised her that this problem needed to be rectified before she could leave.We told Melanie there would be no way we could stay at this property in this state, especially with my frail uncle. My father managed to turn the heating on on the second floor but the downstairs heating was another issue. Finally Rosanna called me back, I advised her of the situation. She was needing to talk to Darren (her brother in law? I am not fully sure). Shortly thereafter Darren called me and walked my father through the process of turning on the heating downstairs. Melanie found us 1 heater and later provided us with more. We thought we were in the clear. Our woes did not end the next morning, we woke up early to discover there now was zero heating upstairs or downstairs and no hot water. At this point I was practically in tears. My trip had definitely been ruined by this situation. We waited all morning for a service man to come around. Finally heat upstairs and hot water was restored but we were advised we wouldnโ€™t get any heat downstairs. The TV also did not work at this home, we were allowed to access a private area of the home which allowed access to a TV and some food). Overall, I was very disappointed, frustrated, and upset. Rosanna did the best she could and was accommodating and understanding. I hope future renters have a better experience. Please note I cannot complete a review to the extent I would like to.

Summary: Our stay(16 of us ) for a family celebration was wonderful in every way. The location and the surrounding landscape cannot be appreciated in pictures--you have to be there. For our purposes everything we wanted to do/see was close by. The garden and the fig trees were a big hit. Anyone who has not eaten a fresh tomato right off the vine does not know what they are missing. The pool/outdoor maintenance man Christiano,is a jewel of a guy. Very helpful with suggestions and knowledge of the are and always pleasant to talk to early in the morning.A very helpful person. I would recommend the villa to anyone who asks about it.

Summary: Everything about this property was exceptional. Our family of 7 siblings and their spouses/significant others met for a birthday celebration at the Villa and our expectations were exceeded. The villa was immaculate, the grounds beautiful and the included amenities were as stated. Every where you turned was another breathtaking view. Our host, Rosanna, and her associates Melanie, Kristian and Adriana were extremely accommodating and helpful. Melanie went food shopping for us prior to our arrival and got our kitchen stocked. Kristian arranged a day of wine-tasting and took us to 3 local wineries. They were all great and it was nice to have a guide and a driver! Adriana cooked us two meals that were both spectacular (along with a birthday cake) and accommodated our more picky eaters. The restaurant across the street, Villa Clesia was a big plus to have so close and the food was also fantastic. All in all it was one of the best vacations my family has taken. I would highly recommend this villa for bigger groups and anyone wanting to explore the Abruzzo area of Italy. It was my first time there and we will be back.

Summary: Amazing family holiday destination with a touch of luxury at every turn. We stayed here with 3 generations of family the youngest being primary aged children. From every window and every shaded outdoor relaxation area there was a view perfect for a post card. The villa was beautifully and tastefully decorated and furnished. The kitchen was very well appointed and had everything you could need to make a feast for our 10 people or a quick easy snack for the kids. With a nice winery only 10 minutes drive away, authentic restaurants and bistros not much further away and the Giulianova beach only a little further you really do have everything you can want very near by. We left wanting for nothing more and are already planning our next trip. I'd highly recommend this villa. Enjoy! :-)

Summary: We had a most memorable two week stay in the summer of 2017. We were a large group with children ranging from teenagers to toddlers. The pool and deck area was a luxurious treat for the whole family. The bedrooms were very comfortable with modern and comfortable ensuites in each. The villa is perfectly situated with gorgeous views from every angle. The Abruzzo region has so many charming, authentic and welcoming towns to explore. Abruzzo had a deep and interesting history as well as beautiful nature reserves, mountains and seaside. There was too much to do and two weeks were not enough. Gulianova Beach has many reasonable and clean Lidos with great resto-bars. The beach is a 15 minute drive with pretty, wide and white sandy beaches. Gulianova is both Hip and family friendly. Abruzzese food and dining is really good and so very well priced. The Abruzzo region has some of the most scenic drives in Italy, with rolling hills, vineyards, olive trees that lead the eye to the Adriatic on the east side or magestic views of the mountains on the west side. The landlord of the villa was very responsive and accommodating. If we had any queries during the planning stage as well as during our stay we always received a quick and eager response. It was a pleasure dealing with the landlord. The property was very well maintained and we felt at home from the first day. The villa is well situated for day trips but is also a beautiful place to just stay put and relax by the pool under the umbrella with a great book while the children have fun in the pool. There are also many covered outdoor areas which we used to dine al fresco. The villa provided all the comforts of home, with a fully equipped kitchen, really comfy sofas in the living room as well as comfy loungers on the deck. It was a great stay overall in a lovely house in a great region of Italy. We hope to return.

Summary: We have previously rented several vacation homes in the past, but this was easily one of the best home rental experiences we have ever had. From the initial contact with Rosanna to the time we left the property we could not have asked for more. Here are just a few of the many things we enjoyed: - The owner (Rosanna) was very easy to contact, provided a lot of useful information, and was genuinely concerned about our comfort. - The property was just as pictured, in fact the photos don't do it justice. It is clean, spacious and well appointed. - The setting is private and quiet, and the views from the property are amazing. - An excellent restaurant (Villa Clesia) is in walking distance. In summary, if you are looking for a large home that can accommodate a family, or a few couples look no further you won't find a home better than this one. I am already looking forward to future stays.

Summary: The booking process was made very easy as Rosanna was very efficient. directions to find the property were easy to follow, and theres a couple of folders full of information on the house and the things to do/places to eat in the surrounding area which were really helpful. The house is down a small track, all on its on, so it's very private and with 2 children it was great as noise was never an issue. Large, spacious house,which housed our 3 families easily. A few cobwebs around but reasonably clean. very well stocked with all necessary items (and more) for self catering. Lovely vegetable patch which we got all our tomatos from during our stay. We ate outside for most of our stay as the weather was beautiful, only comments would be may need a new table very soon as it feels alittle rickety and the BBQ available is very small for such a large house. The pool was lovely (if alittle cold!) and loads of inflatables/toys are available to use from the garage and pool towels galore. There is an issue with wasps around the end of the pool and the decking is now uneven so alittle dangerous on bare feet. The views from the property beautiful and it's so peaceful. We eat a couple of nights in the restuarant at the end of the lane, Villa Clesia, which was lovely, and had good takeaways pizzas from alittle place in Mosciano, but the best was having Adrianna come and cook authentic locally dishes for us,simply tasty Italian food. A car is a must as the villa is a away from the shops, beach and restuarants of Giulianova (10-15min drive) so if want things on your doorstep this is not the place for you, but if you want relaxation it's perfect. We had a great holiday and any issue/questions we had were dealt with very quickly and efficiently. Great for large group/families in a beautiful location.
