Centrally yet privately located in a small, friendly village 25 min NW of Béziers, the three storey house comfortably accommodates six people. The ground floor is open plan with a well equipped kitchen, dining area and sitting area, and there are three bedrooms, two bathrooms and a further bed/sitting room. The sunny, elevated terrace with garden furniture and attractive outlook adjoins a walled 9x4m pool with sitting area and loungers. Bar, restaurant and bread dispenser are within easy walking distance, all other services are within 10-15 min by car, four airports within 45-90 min, river beaches 10 min by car and Mediterranean beaches/Aquapark/golf 45 min. The area is superb for walking, winetasting, canoeing and river swimming (River Orb and Roquebrun) and offers plenty of interest for lovers of wildlife, landscapes and history. Our changeover day is Saturday. Our house is a no-smoking zone, and we do not accept pets.
The ground floor of the house comprises a well-equipped kitchen. Plenty of crockery, cutlery, glassware and utensils are provided, as well as a fridge-freezer, ceramic hob, electric oven, dishwasher, combination microwave oven and 'Nespresso' coffee machine. The dining area seats 6 people comfortably, and opens into a sitting area with amplifier and speakers, and wood burning stove for winter use. There is also a spacious second floor sitting room with single bed and TV (only English channels), and a small balcony with attractive views.
On the first floor is a double bedroom (kingsize bed) and a twin room with 3’0” (90cm) beds, and adequate storage space. The second floor has a further standard double bedroom with ample storage space and the sitting room has a single bed. The house has a bathroom with bath and shower over, basin, and WC on the first floor, and an en suite shower room with shower, basin, and WC on the second floor. The pool is enclosed in a courtyard separated from the terrace by a lockable full height gate.
The 45sq.m terrace, which is at first floor level, has views of the surrounding countryside. It overlooks the former village 'stade', however privacy is conveniently provided by planters filled with climbers, etc. It is equipped with a large table and chairs, an umbrella and a barbecue. The terrace enjoys sun for most of the day, although there is always shade at hand for those who prefer it. A lockable door gives access to the swimming pool, which is approximately 9m x 4m x 1.4m deep. This is situated in a courtyard, also at first floor level, and has its own terrace with six sun loungers. There is a choice of sun or shade during most of the day. The pool is in use from the start of June through to October. It is unheated and therefore may not be particularly warm in September and October, depending upon the weather. The former 'stade' now includes ample parking, a children's play area and a table tennis table.

Summary: Excellent time in the Occitanie region in southern France. Property large and clean. Walking distance to cafe/bar; Pétanque, basketball hoops and table tennis. Excellently placed for Roquebrun, Gorge d'Heric and the Orb. Supermarket's (Super U and Lidl's) a short car journey away. Valres Plage, Sète and Narbonne no more than an hours drive. And a pool if you don't want to go out. Se magnifique

Summary: Lovely house and fantastic pool set in a small village. We know the area well so good base to see where we needed and also spend time at the pool. No AC was a worry but once we worked out when to open and close shutters the house was mostly cool, not bad when it’s in the late 30’s. Recommend dinner at Chez les Amis in the village, they also do a good BBQ night. A pizza can visits on a Wednesday and they are really nice.

Summary: Exactly as nice as it looks. Lovely house in a fine and charming little village. The pool was very nice (and very important in the heat in July). We had a very plesant stay with a teen and two grown-up "kids" who enjoyed it just as much as we did. Very helpfull hosts, Thank you very much!

Summary: Soooo relaxing, set in a wonderful area for wine, walking, or just lazing about. This was our first stay in this property and loved it so much we are booking again. The House has everything you need for ease. The pool is well situated for early swims, or just mornings tanning, cooling nicely in the late afternoon. St Nazaire de Laderez is well positioned for Carcassone to the west, Beziers to the south, Sete, the coast, Clermont to the north, or more locally St Chinian. The local market on Wednesdays and Sundays is usually well stocked for your fresh vegetables, or Paella, what ever takes your fancy.

Summary: We loved this well equipped house and just as described. Not only was the house comfortable, with all we needed, we liked the village and the surrounding area. The pool was a real treat - we swam every day - but we also enjoyed hearing and seeing village life around us. We have stayed in a few Owners Direct properties, but this one was definitely our favourite. We loved it and would definitely recommend.

Summary: This converted olive oil mill was perfect for a getaway. Complete with very private pool and terrace, it had everything. The village is extremely quiet but there are more lively towns very near and in fact the silence was just what we wanted for hours of reading and sunning. A beautifully restored and well appointed and equipped traditional house, we will be back! Noelle and Peter.
