12 Bedroom House in Todi, Umbria

‘Il Belpoggio Su Todi' (roughly translatable in "The beautiful hillock over Todi” - a name meant to underline the aerial view that can be enjoyed over Todi and the surrounding countryside) is a tiny hamlet surrounded by a terraced garden, an olive grove, a forest and a breathtaking view.
It has been recently fully renovated, safeguarding the typical Umbrian architecture, with the use of local materials - the terracotta floors, exposed stone for the external walls, the antique tiles on the roofs.
Every detail allows you to enjoy the warm experience of an Italian country house with all the amenities, including a spectacular infinity pool in which you can cool off during the summertime.
1) GREATER VILLA (GV)
Il Casale Grande (Greater Villa) is 340 square meters villa, on two floors, and it sleeps 9 people.
There is a beautiful 120 square meter living and dining room where you can relax, eat all together, or read before the monumental fireplace.
You will enjoy a typical Umbrian stone kitchen, 30 square meters large, fully equipped, with its own fireplace.
The sleeping rooms are all on the first floor and are divided as follows:
- 3 full double bedrooms all with private bathrooms,
- 1 double bedroom with bathroom (+ 1 adjoining single single bedroom).
There is also a small lounge between the sleeping rooms.
2) SMALLER VILLA (SV)
Very similar characteristics as the Casale Grande’s ones, only smaller.
The bedrooms are all on the second floor and are divided as follows:
- 3 double bedrooms,
- 1 single bedroom
- 2 bathrooms (+ 1 at ground floor)
On the ground floor, in addition to the bathroom, you can find the living room with its fireplace, the dining room and the kitchen with its fireplace as well.
3) WEST WING (WW)
It is adjoining to the Greater Villa and it is located on the first and second floors.
It includes:
- 4 double bedrooms,
- 2 bathrooms,
- a kitchen with a panoramic balcony,
a dining/living room with its fireplace.

Summary: Belpoggio was a gorgeous villa with a stunning view. It was clean, easy to get to town, the store and for vendors to find. The host, Federico, was super friendly, helpful, responsive and accommodating. The beds were comfortable, the pool was clean and a beautiful blue, and I can’t wait to stay again! Highly recommend!

The villa has been meticulously renovated over a decade, ensuring every detail is perfect. We hosted our wedding at Il Belpoggio with 20 guests, including couples, singles, and a young teenager. The property was spacious enough for everyone to relax and enjoy. The pool is fantastic, it's quite deep at one end, perfect for hot summer days. The rooms are comfortable, with a mix of larger and smaller options. The main house features a magnificent lounge area, perfect for chilling out, chatting, and watching TV. The stone construction keeps the rooms cool during the summer. The kitchen is large and well-equipped, and there's a barbecue outside for those who wish to use it. Words can't fully capture the beauty of this place. The pictures do some justice, but being there is on another level. The views are stunning from every angle. If you appreciate peace, tranquillity, beautiful countryside, and historic buildings, this place won't disappoint. The pool is great fun when the weather is nice. The host, Federico, is fantastic and always ready to help. He stays on-site the first night to ensure everything is okay and is only a WhatsApp message away if needed. Our guests, who are well travelled, came from all over the world and absolutely loved it. We all cannot wait to come back one day! One important note is the extremly strict recycling rules in this region.

Summary: We had the most beautiful wedding week at Federico’s home. We had 22 of our family members come and celebrate our wedding with us. The home was so spacious and comfy for everyone. Federico got us in contact with his favorite wedding vendors and they were all amazing. The pictures don’t do the proper justice! The town Todi itself is so lively with the best food and drinks. I would stay here again no doubt in the future. We had the most magical wedding celebration and our family can’t stop talking about it. Thank you Federico!

Summary: 22 friends and family spent a magical 10 days in this beautiful location. Well equipped and very comfortable. The pool was a godsend. Would be fantastic if more ac available in lounge areas and larger fridge/ freezer in the grand Vila but other than these points I would not hesitate to recommend a stay here

Summary: I have visited Italy 3 times in the last 5 years. We have rented 4 villas. This is a wonderful property! Siamo rimasti li per 10 giorni. (10 day stay-3 generations, 10 -people). We rented all 3 homes. Federico was an extremely gracious host, solicitous, but respectful of our privacy. He stayed 1 night when we checked in and was available when needed him but otherwise let us enjoy our time together. Todi is a great location. The town has surprisingly good restaurants. The property is in the hills of Umbria but groceries, 2 cafes and the city of Todi were all within a 12 minutes drive. We took 6 day trips, Spoleto, Spello, Orvieto, Gubbio, Assisi and Perugia. All were less than 1 hour’s drive. Rome airport was 1 hour 45 minutes. The pool is great. The houses are immaculate and well appointed. The views are to die for. They are all air conditioned but the temperatures at night in the hills made it mostly unnecessary. I fully recommend the property. I hesitated to review it as its a bit too precious to share.

Summary: I knew this place was special as soon as I saw the listing. I stayed here with my family and friends for my wedding, which was also hosted at the property. The pictures truly don’t do this place justice, the view and serenity of the place are unmatched. Federico was excellent to communicate with and I had MANY questions throughout the process. The property was spotless. Todi the nearby town was absolutely charming. Our stay at Il Belpoggio feels like the most beautiful dream I wish I could relive. Thank you Federico!

Summary: This place is really beautiful! The buildings are renovated farmhouses, with fully equipped kitchens and rooms. We were 8 couples spending vacation together, and there was more than enough space for all. We all had separate bedrooms with double beds, and there was plenty of space for all to sit together during breakfast, lunch and dinner, both inside and outside. Lovely outdoor areas with a large infinity pool. Availability of new sunbeds and also a pergola where we could enjoy both the sun and the availability of some shade during the hot and sunny days. Il Belpoggio Su Todi is strategically located, with only a short drive to Todi city centre. Very convenient. We also had some great walkabouts in the area around the villa, around the green hills with olive trees and beautiful views. The owner of the property was really nice and very service minded. Summary: This was without doubt the best place we've ever vacationed. The villas are superbly located with a magnificent view of the hilltop town of Todi - a view we never tired of looking at. They are beautifully appointed, and a delight to spend time in. Really, there was nothing we could have wanted that was not provided. Communication with our host, Federico, was perfect and he could not have been more helpful, with recommendations for other places to stay in Italy, and to visit locally. He even arranged a birthday cake for one of our party on our first night. We had a wonderful time at Belpoggio Su Todi and look forward to returning one day. Thank you Federico.
