Villa Umbriana is nestled in what was a tiny hamlet in the 13th century. Our views of Todi- known as one of Italy's finest medieval hill towns- will take your breath away. The villa was restored by our family to an exacting standard with medieval stones and modern amenities. The restoration is prominently featured in the book of dream Italian homes called 'Restoring a Home in Italy' by Elizabeth Helman Minchilli (a copy on site!)
Our housekeeper is a great country cook with a warm and welcoming personality. She knows the property inside and out, can organize everything from birthday dinners to ironing shirts, and is always cheerful and helpful to guests. She is one of our greatest treasures!
VIEWS: Todi''s renowned Renaissance church (Santa Maria della Consolazione) is in full view from the pool area and garden. The villa is surrounded by fields of sunflowers, olive groves and vineyards. The gardens are laced with stone walls and the remnants of a medieval tower.
LOCATION, LOCATION! We are ideally situated to tour Umbria's attractions in Assisi, Perugia, Orvieto and Spoleto, to name just a few of the hill-towns less than an hour drive from the house. There are tennis courts nearby and a private language school in Todi as well as horseback riding stables only minutes from the house. Cooking classes and wine tours are also possible.
GARDENS: The pool area is bordered by hedges, roses, and fully enclosed by (chestnut beam) fencing. This enclosure makes it is easier to supervise children. There is natural shade from giant oaks plus a large canvas umbrella and chaise lounges. There are four marble-topped tables in the gardens, fruit trees and cooking herbs. Here, as everywhere in Italy, it is all about the pleasures of fine food and wine, which are meant to be savored and enjoyed: either under the kitchen pergola draped with flowering trumpet vines, poolside, or at one of two indoor tables. The outdoor barbeque is an open stone grill, Italian-style, with a supply of logs. The logs can be used outdoors or to stoke one of the three indoor fireplaces or the cast iron stove.
INTERIOR: The house is decorated with antiques and Oriental rugs: the emphasis is on stylish comfort. There are terracotta floors and high wood-beamed ceilings. The spacious kitchen is the house's focal point: the raised fireplace is perfect for an autumn evening. Our housekeeper will always put a smile on your face with her gracious hospitality. She is happy to cook delicious country meals for guests upon request.
LAYOUT: The villa can comfortably sleep ten people. There are four bedrooms upstairs: one master bedroom suite, two doubles and a room with two single beds. Downstairs there is a guest suite, which comprises a queen-sized bedroom plus an adjacent sitting room/bedroom with two daybeds and a foldout sofa-bed. Bathrooms: 3 1/2 total; two of these are en suite. The villa has an uncomplicated yet flexible layout so it is perfect for two families and even additional overnight guests. It is also ideal for a romantic retreat.
ENVIRONS: Villanova is near the town of Torregentile, just 8 km south of Todi in the Umbrian countryside. Todi is ideally situated in the heart of the rolling hills of Umbria, which are covered with olive groves, fields of nodding sunflowers and vineyards. Todi is equidistant from many of Umbria's premier hilltowns (Assisi, Spoleto, Spello, Orvieto, Deruta and Perugia) and is conveniently situated for touring the region. It is an easy one hour 45 minute drive from Rome airports. Ryanair flies from Stansted airport in London to Perugia, only a 35 minute drive to our house.
UNSPOILED: Todi lies in the green heartland of Umbria, Italy's only landlocked region and one of its most charming. Todi has been hailed as Italy's most livable town due to the beauty of its setting and the authenticity of its culture and cuisine. Umbria is a region that still feels relatively untouched by the flocks of foreign tourists in Tuscany. Todi is still largely inhabited and run by the Italians who grew up there. The surrounding countryside- though dotted with splendidly restored villas and castles- is still tended mostly by families who have tilled the soil and looked after their olive groves, vegetable gardens and vineyards for generations.
SIGHTS AND FESTIVALS: Many of the region's architectural and artistic highlights are in Assisi, Perugia, Orvieto and Spoleto and Spello, all an easy drive from our house. Most towns are reachable by car within an hour or less. In many towns you will find Romanesque or medieval churches tucked away inside a meandering warren of cobbled streets that spill down hillsides; you will discover frescoes, oil paintings and art treasures that rank with Italy's finest. In each town you can enjoy locally produced fine food and wine before setting out to visit the sights. You can duck into local craft or wine shops, or enjoy a panoramic view of swathes of sunflowers in the warmer months. Music and dance is celebrated at world famous outdoor summer festivals: there is Umbria Jazz in Perugia and The Festival of Two Worlds in Spoleto. Every town has a local sagra celebrating local traditional foods. There is yet more jazz played live in Orvieto in December. You can visit the wine museum near the vineyards of Torgiano and buy hand-painted ceramics at any number of shops in nearby Deruta. Savor the award-winning red wines of Montefalco and tour vineyards. Buy the richly textured Umbrian traditional linens availalble at several shops Todi itself.
IN PIAZZA: Plenty to see and do in and around Todi itself. While away an afternoon drinking Campari or cappuccino in Todi’s medieval main square, touted as one of Italy’s finest. And you don't have to worry about throngs of tourists: Todi is a quiet hilltown free from the maddening crowds of Tuscany or beach resorts. Visit the town's many good restaurants, pizzerias and gelaterias - they will entice you back many times for the duration of your stay.

Summary: Lovely villa in the Umbrian countryside, about 15' minutes from Todi, on a country road surrounded by picturesque vistas. Great panoramas of Todi and surrounding hills. The villa had all the necessary requirements for a prolonged stay. Very nicely landscaped. The owner was easy to get in touch with, and there is a local caretaker, who is available to help, clean and even cook. Wi-fi was iffy, but probably par for the location. Great place for a gateway from the maddening crowds and about 1 hr drive from most surrounding places you would want to go visit, like Orvieto, Spoleto, Assisi and Civita di Bagnoregio.

Summary: Lovely property in a very rural position, we really enjoyed the stay here. The house is lovely, and the pool and views over to Todd were beautiful. The house is remote, so expect a good 10-15 minute travel along a small lane and 5 minutes along a farm track to the small hamlet. However, for those wanting relaxation away from the madding crowd, a very nice vacation awaits.

Summary: We loved our stay. The house and views are great. Out-of-the-way location, for those who love peace, quiet, and an authentic Italian experience. But plenty of nice daytrips and things to do within a short distance.

Summary: This property was everything we were hoping for. Plenty of room, secluded and close enough to many places for sightseeing. The entire area is so charming. From the house we took a train into Florence for an overnight stay, drove to Sienna, visited Assisi and Todi. We made sure to plan our day trips so we could take advantage of the pool and it’s lovely pool. On our first night there we had Teristina prepare a meal for us and it was fabulous. She does not speak any English but happily chats away to you in Italian. Google translater worked really well until I lost the Wi-Fi signal, which is sketchy but your in the middle of almost nowhere you shouldn’t expect it to be perfect. The host, Karen corresponded very well with us when we had questions. Her information book was informative but I would say she should add a few things. Mostly where extra supplies are located. We just poked around and found what we needed. I would definitely book this villa for any future visits to this area.

Summary: We just spent two wonderful weeks at Villa Umbriana. We were a group ranging from 5 to 81 in age and everyone had a wonderful time. The house is very beautiful, tastefully renovated (even the architect in our group - normally very picky! - could not fault the renovations!) and very spacious. On the ground floor, there is a large living room, large kitchen, cloakroom, and a suite composed by a sitting room and an ensuite bedroom,. Upstairs there are four double bedrooms (one very large and en-suite), plus a family bathroom and two lovely balconies. The garden and outside areas are larger than we expected from the pictures. And the jewel is the swimming pool with its wonderful views... The fact that the swimming pool is fenced (accessed through a gate) was a big plus with kids. Coming from the UK, we had to self-isolate for five days on arrival, but Karen and the housekeeper (Triestina) were extremely supportive and helped us to organise grocery delivery. Todi is a lovely town and we went a couple of times for ice-cream in the afternoon - but other than that we were just happy to relax at the Villa. It is a very special place and we hope to be back soon!

Summary: Our stay was wonderful! Karen was easy to reach through VRBO if we had any questions. Communicating with the property manager was a little difficult for us since she doesn’t speak English and we don’t speak much Italian. She was a sweet woman. We did have a translation app that proved to be quite helpful with that! The rooms were lovely, the outdoor areas were all so beautiful. The pool was much enjoyed by our entire family. Karen connected me with someone for cooking classes in the villa and I cannot say enough about how much we enjoyed that night! We made a day of relaxing by the pool and then doing the cooking class that evening. I have already recommended this villa to friends and if we are able to return to Umbria again, we will absolutely try to rent this villa again. We simply didn’t want to leave! We felt at home as soon as we arrived. Thank you Karen!

Summary: We spent the most wonderful week in enchanting Umbria and we stayed in this perfect home and cannot recommend it higher! The house and gardens are welcoming, comfortable and stunning. Karen was quite helpful during the arrangements and answered my questions without hesitation. Todi is a lovely town and we loved being close to it but also far enough away to relax in the country setting. We loved the view and food from the terrace of the restaurant in Todi called, “Pizza Cavour”. There was a “super moon”in the sky the night we dined there which we all decided was a gift from the gods or why right then and why was the sky so clear to witness such beauty. Umbria is a tourist’s dream come true. Each we drove to another hill town after having breakfast outside on of the patios beautifully landscaped. After seeing the particular sites of the town, we would have lunch and ooh and ahh over the local cuisine and wines. Back to our home away from ho e to swim and chill-out in the most wonderful pool one could imagine! And did I mention the view from the pool? The lovely town of Todi approximately 5 miles in the distance, overlooking the rolling hills of Umbria and 2 castles, gently resting in the valley just to put the cherry on the sundae. A few restaurants that we absolutely loved: Osteria Piazzetia Dell Erba in Assisi. (A remarkable place, not to be missed! The hippest menu, lovely terrace and great service.) Trattoria del Moro - Orvieto. (Incredible meal! Great day and lots to take in. We walked and walked and loved every twisting turn,) One MUST go to Civita Di Bagnoregio........words can not describe the experience. Do your homework and do not miss this gift! Amazing place and history awaits your visit! We had a fantastic lunch after the trek in Bagnoregio at the hotel, Romantica Pucci which again made us ooh and ahh so ardently that the two cooks came to our table to see what all the excitement was about! Spello was a other feast for the eyes, lovelier than lovely said we all! Another beautiful lunch was eaten at “Porta Venere” down a windy, cobble-stoned street and away from the other happy sight-seers! The terrace overlooked the valley and was quite cozy and the food was delicious. We were inspired by the owners suggestion to have her charming housekeeper cook dinner for us one evening and it was most definitely a treat! She prepared a full course meal, including a sumptuous wild boar ragout over fettuccine, hunted by her husband!

Summary: This is a beautifully restored and maintained villa outside Todi, Umbria. We were two couples, though there is room upstairs for another couple and two others (a total of four upstairs bedrooms, with a bath for three, and one in the master suite; the guest suite downstairs has its own bath). Each couple had a floor to themselves, with outside balconies or terraces for private morning coffee, if wanted. The bathrooms are clean, spacious, and provide baths or showers with good water pressure (not always a given). Each window offered a picturesque view, and the property had 54 geranium planters scattered about, always in full bloom. We spent a lot of time sitting under the pergola, eating together, or reading, or napping by the pool, which we also enjoyed for swimming. The caretakers live nearby and maintain the gardens and respond readily to any concerns, though we had none. The owner was very helpful in finding us people to give cooking lessons and make a special birthday dinner. Amazingly, one of our favorite restaurants was in the next hamlet, and we enjoyed our two visits there enormously. It is very hard to get a bad meal in Italy, but ones where the service and ambience and food are all comfortable, excellent, and reasonable are always special. The villa makes it easy to relax, and to make day trips to the hill towns nearby (like Assisi, Deruta, Spoleto, and Umbria's capitol, Perugia). We would drive to a town, explore, sit for a glorious two-hour lunch, come home, enjoy the pool (or watch world cup soccer!), and end the day watching the light fade slowly over Todi at the side of the pool. Todi itself is a quiet place, but it has some of the best gelato I've ever tasted, a wine bar with some of the best food in Umbria (think cod carpaccio with juniper berries and greens) and is a lovely town, not yet touristy, to explore. We will remember the drone of the bees at work on the vines overhead on the pergola (never bothered the humans below), the copious lavender and rosemary that surround the house, and the cherry tree heavy with fruit. It is a special place.
