There are cameras that surround the house we have many hours the house in unattended. There are no cameras in side the house. We do not have an electric charge for cars. Please do not charge you car on the house electric we have an outside cat please do not allow in the house. The property manager to check the chemicals daily in the hot tub. Thank you for understanding these policies. No firearms or fireworks
The property is not provided with , body soap, shampoo/ conditioner or laundry soap. It is provided with 2 garbage bags and 3 pods for the dish washer.
Security cameras surround the outside of our home.
Holiday weekends minimum 3 night stay.
Access: Guest shall allow Homeowner access to the property for purposes of repair and inspection. Homeowner shall exercise this right of access in a reasonable manner..
Please treat the jacuzzi as it's your own. Please take a shower before you go into the hot tube. Do not go in to the hot tub with any body lotion, make up, perfume nor cologne. Please make sure you close the hot tub when it isn’’t in use. Do not turn the temperature up above 102 degrees. Do not exceed 5 people occupancy.
No Glass, no beer bottles or alcohol allowed while you’re in the hot tub. Do not pour any liquids into the hot tub including water, no soap, quiet time after 10 pm. .
Guests should not create excessive noise at a level that disturbs neighbors. After 10 pm please respect the neighbors keep your voices down.
No smoking anywhere or using drugs.
No checks are accepted at the door only cash for additional fees. We provide in house wood for the stove. Fire pit wood can be purchased in town.
Only use appliances for their intended use.
We hope our guest fill out our review on line. This helps future guest.
The Woodland House is privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are assuming the risk of possible harm arising from their use of the premises or others whom they invite to use the premise.
The Refundable damage deposit of 1500.00 is fully refundable provided the following provisions are met.
We do not expect to do your dishes, clean up excessive grease on stove, or put your dishes or pots away. etc.
Think of how you like your kitchen to look first thing in the morning.
Bathrooms: Please don't leave dirty diapers or leave messy showers or messy toilets. We clean....we do not expect to fine unwanted empty shampoo bottles or etc:
Return chairs back where they belong, in the house and outside the house.
Please don't leave bbq utensils and pots out side or tucked in the draw of bbq grill station. Refrig under the grill.
There is a septic tank on the property. Please don't put your feminine hygiene product and baby wipes in the toilet and or anything else other than body waste.Be careful with the toilet paper please don't use excessive amount's. It doesn't take much to clog up the toilet being it's septic.
Dogs are NOT allowed. We have an outside cat on the property be prepared for him to meet you. The out side cat is not allowed in the house.
PARKING – Adequate Parking on the property for several cars
Housekeeping: no smoking cigarettes or cannabis in the household . There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We suggest you bring beach towels. We do not permit towels or linens to be taken from the house.
Please strip every bed of bedsheets, bathroombath mat and pillow cases before you check out. Place the dirty sheets/pillow cases, bath mats including your dirty towels in the laundry room. Leave the blankets and bedspreads folded on their beds. If any linens/ towels come up missing you will be charged for the replacement cost.
Garbage: Any garbage must be stowed in the proper garbage located outside of the house. We do provide a 3 white trash bags . Their is garbage pails in mechanical room please place your trash into the dumpster.
The house must be left in the same condition as when you arrived including all doors and windows are closed and locked. If any furniture is moved around during your stay, please return it to it’s proper place.
No damage is done, beyond normal wear and tear. Furniture is not stained nor torn. No white towels or linens are lost or damaged or taken off the premises. (we do supply swimming hole towels) however there are some dark towels in cabinet by washer you can use.
We understand that accidents will happen so please email me or call me if any accidents occur during your stay so I can deal with it immediately. Damages or spills/stains that are not reported will be deducted from the deposit.
Renters must be 21 and older. Renters will be completely responsible for any and all damage to the home or property caused by Renters, whether accidental or due to guests negligence.
If you would like to increase the occupancy ( more than 14) before or during your stay, please inform the owner by calling and we will arrange for payment of the additional occupancy through VRBO. Please understand that our pricing structure is formulated to be fair and equitable and is based on our guests honesty and trust. Therefore, should the occupancy be increased without our prior consent and it is subsequently discovered that you have increased the number of people staying in the property during your stay, it will result in loss of your deposit. In addition, VIOLATION OF THIS POLICY MAY RESULT IN IMMEDIATE EVICTION FROM THE PROPERTY WITH NO REFUND OF ANY RENTAL CHARGES.
