Woodland Pytchley sits in an acre of private woodland garden and has belonged to the same family for nearly a hundred years. Situated in a hillside residential area at the top of West Runton village, you will find this lovely detached property quietly tucked away at the end of a private road bordered by the Roman Camp National Trust woodland. Woodland Pytchley has undergone a completion transformation - in the same footprint of what had become a rather tired bungalow, now stands proud a stunning, brick and flint, award-winning (Craftmanship Award, Norfolk Association of Architects) detached house.
Once inside you will appreciate the craftsmanship - a lovely, smooth curved wall in the entrance hall; a spacious open-plan, light filled living and dining space with glass doors opening into the garden; an impressive double height sitting area with a fabulous feature floor to ceiling 'Cathedral' window; and a beautifully designed open oak staircase leading to the first floor galleried seating area above.
There is an excellent choice of sleeping accommodation which will suit families, couples and friends. Three large double bedrooms: one is downstairs (a king-size room, with an en-suite shower room, and views of the garden), and two upstairs (a twin room with distant views of the sea, and a super-king/twin room which overlooks the woodland garden). It also features a large family bathroom on the first floor, with both bath and walk-in shower, and a cloakroom downstairs.
The house is fitted throughout to a high specification, has efficient air source heat pump central heating - underfloor downstairs, radiators upstairs - beautiful tiled floors, wood-panelled latch doors, a well-equipped contemporary kitchen, useful separate utility/boot room, and walk-in showers with rainfall shower heads. A widescreen wall-mounted smart TV will make sure you don't miss the latest episode of your favourite series, and there is a wireless speaker so you can fill the space with music of your choice.
In the spring and summer months you can relax in the beautiful woodland garden, with its patio area and curved sloping lawn. Go through the gate at the top of the garden and you can explore the trails in the National Trust woodland, and adjoining Fair Lady Wood. In the winter, light the wood burning stove, and relax after a bracing walk on West Runton beach. It's an easy fifteen minute walk down to the village, where you will find shops, tea rooms, and the Coasthopper bus stop. From here it's just a short walk to the beach.

Summary: This was a modern, very well appointed house in a quiet, wooded location. Everything we needed was there, with a couple of minor exceptions - namely a pizza wheel and bottle opener. To be fair, however, this may have been due to our inability to locate the items rather than their absence. One thing that puzzled us, however, was the narrow width of the entrance gate to the property, which required us to line up the car (only a BMW 1 Series - so not very wide) as square on as possible and fold in the wing mirrors to avoid any scrapes to the paintwork - of either the car or the gate! I say puzzled, because the actual width of the driveway was more than adequate for a much wider set of gates.

Summary: Position, excellent. Newly built, yet full of character this house has it all. We have been renting holiday homes in Norfolk and Suffolk for decades and this was definitely the best! Quality linen and good mattresses make such a difference. This property has a super garden and is close to both Sheringham and Cromer with Coasthopper bus and rail link within walking distance as is the Links Hotel and the village pub. It is located in a very quiet and private country position yet is easily accessible to West Runton village. It suited our three - generation holiday perfectly with an excellent layout and well equipped kitchen. We particularly commend the houskeeper for preparing the house in such a top notch fashion. I would recommend this house to anyone.

Summary: The house is amazing - Beautifully designed and furnished. We had a very relaxing week at Woodland Pytchley for my Mum's 60th Birthday. The beach is a short walk down the road but we also enjoyed spending time in the garden here. Highly recommend!

Summary: The house made the holiday for us really as the location was perfect - West Runton is a lovely little village - and the garden was awesome. It's huge, secluded and brilliant for kids. We enjoyed just hanging out at the house and making the most of the garden when we'd had enough of the beach. We also enjoyed exploring the woods immediately behind the house. The house is really new, so very clean and in excellent condition, but it is a little sparse compared to most holiday cottages I've stayed in - there are no bookcases to browse or boxes of DVDs to watch (no DVD player actually), and you should take everything you need for cooking - you won't find leftover olive oil, herbs, spices etc in the cupboards. Also I would note that older people or people with any kind of mobility issues might struggle with some of the furniture - the sofas are very low and the dining room has benches and stools or folding chairs. My father had real issues as he couldn't easily get up from the sofas. That said, having the bedroom downstairs was very helpful.

Summary: We thoroughly enjoyed our stay at this fabulous property with superb walks on your doorstep. The bedrooms were all beautiful and the beds super comfy. It was so peaceful eating breakfast out on the patio in the sunshine every morning! The only down side was the sofas in the living room were uncomfortable and we missed a washing line! Would definitely recommend.
