A 500 foot crushed granite trail leads down to the Guadalupe river bank. There is a sitting area overlooking the rapids w/ Polywood Adirondack chairs & a propane fire pit. More steps lead down to the river rapids which are about 1-2 foot deep. Perfect for sitting in & relaxing. Tie your tube up to a boulder & relax.
The Guadalupe River is perfect for kayaking. We have partnered w/ Flow Paddle Co in Victoria, Tx. They can provide kayaks and/or transportation. Several options in kayaking are available starting/ending on our river bank. Please contact them directly on Facebook for more details.
We supply bathroom amenities (shampoo, soap, lotion, conditioner), toilet paper, paper towels, trash bags, bath towels, coffee bar, and kitchen cookware.
You will need to bring towels for the river and firewood for the wood-burning grill @ the river. We do NOT supply beach towels and do not allow our towels outside for river use.
This is a remote and private retreat on the river in the country which means there are spiders, spiderwebs outside, wildlife, and insects that you will interact with as they are part of the river and forest ecosystem so please prepare your guests.
Hosts are available 24 hours a day to answer questions and assist, but will not bother you during your stay.
HOUSE RULES
1. No unregistered guests are allowed. Additional guests over (6) will be charged at $100 per guest per night.
2. No smoking / vaping anywhere on property, which includes the back decks, backyard, & river area. If any of your guests smoke inside the house you will be charged a $750.00 Ozone cleaning fee.
3. No parties. If you host a party with unregistered guests you will be charged $100 per guest, a $600 additional cleaning fee, and will be evicted immediately.
4. No pets allowed. Sorry. We love our dogs, but still no pets. If you bring a pet you will be charged $500.00 and an additional $250.00 ozone and cleaning fee.
5. Quiet time is between 10:00pm-7:00am.
6. No wet towels or clothing on the furniture.
7. External Doors must remain closed at all times to keep mosquitoes and bugs out of the house.
8. Toilet paper is the ONLY thing to be flushed down the Toilet.
9. No food or waste to be put in the kitchen sink drain. There is NOT a garbage disposal.
10. Do not use the towels to remove makeup. We provide makeup remover wipes for this as your makeup will stain the towels and then we will have to charge you $35.00 per towel.

Summary: This property was just as it was described. The home was clean and well maintained with lots of beautiful touches. The beds were extremely comfortable and the towels and linens were high quality. The kitchen was well stocked and cooking was quite easy. The outdoor areas were beautiful and scenic with nice touches such as lighting, bug zappers, and hammocks. We did not find this good a swimming spot due to the swift currents perhaps caused by recent storms. We did travel 20-30 minutes away for kayaking and swimming. Perfect for relaxing and listening to the river though.

Summary: The location was amazing. The house was equipped with everything you can imagine and need , the Guadalupe river was a thrill to see and a great experience, we enjoyed the gas fire pit by the river at night time and roasted some marshmallows, look no further this location is wonderful and a thrill to experience, the customer service by Justin just made everything so welcoming and felt just like home, we will be looking forward in staying at this location in the near future Thank you Justin

Summary: A comfortable retreat in a Quite setting with ample outdoor space to soak in fresh air. Enjoyed dining on the deck and refreshments overlooking the river. Pool table and games were a plus for lazy/rainy evenings.

Summary: We came from Oklahoma and met up with our grown children and new grand baby from Houston and Corpus and had the best time!! So incredibly relaxing! We played tons of pool and loved hanging out inside when the baby was sleeping. Great to have the TV with so many options - we mostly listened to music but were able to link our Hulu and Netflix accts too. The kitchen was stocked with EVERYTHING you’d ever need - multiple pots/pans of every size and plenty of dishes/glasses. There were even wine glasses (we’d brought four bottles!) and an amazing coffee bar! So many well-thought touches and conveniences. The shower was awesome and there were more than enough linens for five adults! Super comfy beds and living room furniture. The outside is better than the pictures!! We lived both fire pits (one propane, one logs) and the cafe lights and bug zappers were awesome!! Our son brought stuff to make s’mores and we spent most of Saturday night sitting around the big fire pit on the folding chairs provided. It was such a needed break for us all and being next to the rushing river was wonderful! There was a small leak our first night but Justin was easy to contact and worked it out super fast - it hardly affected us. We all agreed it was a perfect meet-in-the-middle spot and will definitely book again. Maybe we’ll do both levels next time if our daughter joins us! Thanks for everything, Justin!! Awesome home, amazing views, and a great host!
