Positive: The location is excellent, overlooking the river, and walking distance from the castle and town centre, some nice walks around the river, shops, restaurants, playgrounds. The property is nicely laid out, clean, and comfortable. The terrace out the back gets very warm on sunny days, but its a fantastic vantage point for the river and the many birds who use the rocks to rest on. The kitchen has all the appliances you could want, and is clean and modern. We were there with a 2 and 4 year old and this place was perfect for our family. It's very easy to get out of town, and we enjoyed the nearby train museums (Hope Town, Locomotion), waterfalls and walks, and drives around the spectacular North Pennines and Yorkshire Dales.
Negative: It got a little warm in the house and it was difficult to get the heat out. We needed to have the windows open at all times to get down to reasonable temperatures. It comes down in the night, but because the little ones would go to bed at 7, it was a bit of a faff to get it reasonably cool. To be fair, we arrived at the tail end of this summer's heat wave, so that was all to be expected. If we could make a suggestion, then fly screens in the windows would be great. The beds are not very big. We've gotten used to king size beds, but still, the ones provided were not very roomy. They were soft and comfy though. All together, both of these points were very minor and didn't have any effect on how much we enjoyed our stay.

Positive: Lovely, comfortable house, beautifully decorated and furnished. Bath/shower was good as was the bonus of a ground floor cloakroom. The garden and its river view are stunning. Was able to park outside. Easy access to the town centre, castle and river walks.
Negative: The property is located at the bottom of a very steep hill, this wasn't a problem for us but it may be for those with mobility issues.

Positive: The property was well prepared for our visit; very clean, nice towels etc. There also some basic supplies (tea, coffee, sugar, cereals etc). Plenty cleaning products including soap powder, dishwasher tablets and the like.
Negative: Nothing that could be done about it but the property is at the bottom of a fairly steep hill. It might not suit some people.
Summary: The best place of this type we've had.

Positive: 2nd time back to the house! We absolutely loved our stay and only wished we could have booked it for longer — it’s so popular that it’s hard to get availability! The location is fantastic. We prefer a quiet area, and it has easy access to walking tracks, plus facing the river is a bonus! The house itself was spotless and beautifully maintained.

Positive: We had a very relaxing stay in this beautiful home which is in a lovely location. It was spotlessly clean and has everything you could possibly need. We were even lucky with the weather so could sit in the pretty garden to watch the river and could let our dog out knowing the garden was secure. The beds were very comfy although only doubles (which was a shame as there's plenty of room for king size) and there was a great shower. The welcome pack was great; milk, orange juice, shortbread, bananas, crisps and coffee pods, although the coffee machine didn't seem to be working. It was lovely to have the log burner going on a frosty night and the whole house is very cosy and warm. We would love to visit again.
Negative: Not a huge problem as we were out and about most of the time, but maybe worth mentioning the TV is limited to Apps and there are no live channels.
