This three bedroom holiday home occupies a prime position on the newly completed Paradise Gardens IV complex - a prestigious development of privately owned villas and apartments, built in traditional Cypriot style by the award-winning Leptos Estates, and set within beautiful, landscaped gardens.
The accommodation sleeps up to 8 guests and is arranged over three floors, making it ideal for families holidaying with grandparents, or two or three couples enjoying a holiday together.
The relaxing air-conditioned lounge is furnished with a three-seater sofa bed, two-seater sofa, armchair, coffee table and two occasional tables. Sliding doors open onto the patio that is furnished with a table, four chairs and a parasol. It provides direct access to the pool, making it particularly suitable for families with children. The dining area has a large pine table, which comfortably seats six people and is perfect for formal and informal dining.
The fully fitted kitchen is well equipped with modern appliances including washing machine, fridge/freezer, microwave, electric oven and hob, toaster and kettle. Plenty of pots, pans, crockery and cutlery are supplied for guests wishing to eat in.
There are three air-conditioned bedrooms (two doubles and a twin) with fitted wardrobes, chest of drawers, bedside cabinets and table lamps. The twin and double bedrooms are on the first floor and the double has a full-width balcony overlooking the pool that is furnished with a table and chairs. With the second floor all to itself, the master bedroom has an en-suite shower room and private roof terrace that is furnished with four sun loungers, two chairs and a table. There is also an airbed for children, which is particularly handy if you have a young child who you want to sleep in the same room as you.
The first floor family bathroom has a WC, wash basin and bath with shower attachment. There is also a shower and WC on the ground floor and an en-suite shower room on the second floor.
The complex has two large swimming pools with poolside showers and sun loungers. In addition, there are four sun loungers provided for the exclusive use of guests staying at Paradise Villa.
Additional features of the property include TV with UK television channels, DVD player, games cupboard, laundry airer, washing basket, iron and ironing board and a hairdryer in each bedroom. There is also a comprehensive information pack in the villa containing maps, bus timetable, details of supermarkets and restaurants etc. plus several Paphos guide books to enable you to get the most out of your holiday.
For additional security, the villa is fitted with aluminium shutters, two smoke alarms and a safe.
Bed linen, bath and hand towels are provided. If you need a travel cot or high chair, these can be provided free of charge on request.
There is a mini-market and snack bar at the entrance to the complex, a 2-minute walk from the villa. The seafront is a 15-minute walk and the bars and restaurants are 10 minutes away. The complex is a 15-minute taxi drive from Paphos airport.

Summary: Our 8th visit to Cyprus staying in similar properties so we know what to expect. Communication with the owner was excellent and the information pack provided was the best yet, so didn’t experience the usual teething problems such as TV / AC instructions etc. UK TV channels and WiFi which actually works. The property was very well equipped and spotless. Only one negative is the very hard mattresses and seating, but this is personal preference and would be impossible to please everyone.

Summary: Great villa with an ideal layout. Grandma and grandad could have the top floor, while mum, dad and children had the 2nd floor. It was very clean, with everything needed for a family holiday, including sun beds, fully equipped kitchen and pool.

Summary: We were three girls on a working & holiday trip for one week. The accomodation was perfect for that, because it is very spacious, fully equipped, clean and the pool is awesome. The way to restaurants and beaches is a bit further (1-1,5km) but the area is nice and quiet. Wifi could be stronger. Would come again!

Summary: The owner was very helpful and most accommodating the location is quiet and you can escape the hordes of holiday makers. A great pool and excellently equipped villa you can even watch uk TV but who needs that on holiday!!! Summary: I stayed with my family in October 2023. The process of receiving the keys and checking in was simple and the instructions and information pack were amazing. Details on how to get to the villa and the information about the surrounding area were great. We had a hire car to get us from the airport but if you wanted to arrange transfers you could manage without a car as there is a bus stop at the end of the road which takes you into the main tourist area and there are buses to many of the main attractions. The taverna that is 2 minutes from the villa, The Pambis Diner, has friendly staff and a lovely menu and served us well on a number of occasions during the stay. The Food Supermarket was also great for stocking up on the basics when we arrived. This villa is lovely and we would definitely book again. Thank you Paul and team for a great holiday x

Summary: Excellent accomodation. Pool was super. Very well kept. Communication was excellent we loved it. The location is a bit of a walk both to beaches and old town would recommend a car but for the large accomodation and amazing pool worth it. We had the pool to ourselves most days b

Summary: Really liked the Villa, only couple of steps to the poolside. Didn’t do much cooking but seemed well stocked. Very few people in the pool if any, Good shop 3 mins walk away stocked almost everything. Bit pricier than elsewhere but Lovely food in Pambi’s Diner, 5 mins walking from villa. They had entertainment some night including a Greek Night. Staff were very friendly. 15 mins walk to the beach area, bit hilly and pavements not the best so would struggle if you had mobility issues. Would definitely stay again.
