Best 3 BR rental in Puntas, steps from Sandy Beach. The Penthouse features top of the line everything. Beautiful original art work, a 1200’ private finished roof deck, pool, surf boards (for rent only to my guests) and rattan/wicker furniture. This is a dream rental for families (pack and play, high chair and stroller in the Penthouse), surfers, SCUBA divers, deep sea fishers, zip line/eco tourist enthusiasts, horseback riders, lovers and golfers. It is located in the heart of Puntas, steps away from Tamboo, Casa Verde and a 1 minute walk to the world famous Sandy Beach. The penthouse is located on the 3rd and 4th floors of a 6 unit development (completed in 2011). Downstairs has a beautiful front balcony (Wicker deck chair, sofa, and table look over the Caribbean). Front door opens into the great room which has a 50” HD TV (set up with Netflix and live tv), hand carved dining room table for4, kitchen peninsula with two stools, a rocker, queen sleeper sofa, a rocker chair, and a hand crafted wooden hutch with books, magazines and dvds. The three bedrooms sleep 7 in high quality beds (a brand new king bed and mattress in the Master, new full mattress in the second bedroom, and a hand built full/twin bunk in the third bedroom); two bathrooms downstairs, washer/dryer, all rooms have large brand new, powerful ACs (although with ocean breezes and ceiling fans you hardly ever need them) and excellent WIFI coverage throughout; the kitchen is fully equipped with utensils, cookware, and condiments. Much of the furniture is hand carved wood and there is original artwork throughout.
The private roof deck is accessed by an internal spiral staircase in the living room, and is 1200+’ sf, with a third bathroom, covered wet bar, gas grill, dinner table that seats 6, chaise lounges, a hammock, love seat, couch and chair set, a sunset bar with four bar stools and a tropical garden spread throughout. There are two hand painted wall murals and additional are under the covering. An additional Router is above the sink in the cabinets and a rooftop fridge is on the corner behind the door. Also included are beach chairs, masks, snorkels, fins, boogie boards, umbrella, frisbee, and a cooler.
This penthouse is perfect if you want to entertain a large group (permission is required, but we recently hosted a 50 person wedding with five-piece band) or just kick back on the privacy of the roof deck. We are within a few minutes drive to over a dozen world class surfing breaks, an amazing under water preserve that offers world class snorkeling, and steps away from Sandy and Pools Beaches. Spectacular waterfalls are a 45 minute drive.
No need to bring your boards if you don’t want to. You can rent boards from the home’s quiver which includes; 9’0 Robert August high-end performance long board (surfteck); 9'1' McTavish Fireball (fiberglass noserider); 9’0 Rusty (gun shaped, great in the big stuff, but also a very floaty fiberglass wave catcher); 7'6" Ashton fun board; a 6’1” Firewire short board; a 5’8” twin fin; 8'4" Ashton; a 8’4” soft top and a couple of others. Roof racks, and wax are also included. These are all high-end personal boards that are available to rent to our guests who prefer not to lug their boards and pay the price of flying -- must be discussed with owner before arrival. There are outdoor board storage racks along a wall for the complex.
Other area activities include SCUBA, snorkeling, deep sea fishing, golf, sailing, water falls, para-sailing, kite-sailing, whale watching, zip-line tours, bio-luminescence bays, horse back riding, casino, tennis, shelling, hiking, jet skiing, great food, and just hanging out.
While the house comfortably sleeps 7 in beds, we will entertain larger groups at the owner's discretion. An extra per person fee will be applied for groups larger than 6. A full size blow-up bed, queen sofa. and a foam twin mattress are available.
We will likely need to water the plants on the roof once during stays of a week or longer.

Summary: This condo is the perfect location on Sandy Beach and is just outside of the more bustling Rincon area, which we loved. We enjoyed the low-key feel of the neighborhood, which had a laid-back, beach-town vibe that we adored. There are plenty of options to walk for a bite to eat, or to enjoy the night-life, in addition to the amazing beach days. Sandy beach has the perfect rolling waves for beginning surfers and a surfboard rental company right on the beach with friendly employees. Rincon is only 10min away for additional access to other beaches and groceries. We loved staying here and if we ever go back to PR, would certainly consider this west-coast location!There were a few things about the accommodation that I felt could be better. I would suggest the house could use more and updated kitchen gear for the price paid. We have a large family and part of the reason we stay at short term rentals is for the economy of cooking our own meals-- we got by, but it could be much improved. It would also be nice if there had been some liquid hand soap, shampoo, conditioner and a blowdryer for the hall bathroom. The tiny, round motel hand soap cakes don't really cut it. Also laundry soap would have been appreciated, as this is a beach and we needed to launder beach towels and clothing during the week. For the price paid, these items should be complimentary to guests, in my opinion.Overall we loved the area and the host was easy to communicate with.

Summary: The penthouse unit was perfect for us! The private rooftop deck (which is the size of the entire condo) provided a wonderful space for us to eat, relax, and just hang out. The minute walk to the beach is easy and the surf racks on the side of the building were so convenient. The property manager kindly checked in to make sure we had everything we needed.

Summary: This house was perfect for our family of 5. The rooftop was amazing! House very clean with lots of amenities(beach chairs, towels etc) Prior to our stay, the host provided us with very thorough checkin instructions and detailed beach/restaurant recommendations! The property manager was also very helpful! This house def gave us a true puerto rica experience unlike the typical resort hotels in the east! Loved the uncrowded beaches and the topography! We cant wait to come back!

Summary: This condo exceeded my expectations. It was very clean and well appointed. The pictures don’t do it justice. Our family of 2 adults and 3 teens had plenty of room. Ines was helpful and accommodating. Rooftop deck, nice pool and very short walk to restaurants and Sandy Beach were some of the highlights. We would stay here again.

Summary: It’s a truly fantastic rental. The location in Rincón is superb for beaches, surfing and restaurants. The penthouse suite rooftop is utterly breathtaking and the home is sparkly clean with very comfortable beds. Ines, the property manager, goes above and beyond. Her local knowledge, surf wisdom and genuine kindness make her a gem. Adam is very responsive and my husband and teens loved his quiver of surfboards and body boards. I loved the comfy beach chairs, extra sun hats and amenities. It’s very safe, the pool is clean with a great temperature and parking is secure. You’ll thank your lucky stars when you select this one.

Summary: We had an amazing stay at the sandy beach condo. It looked just like the pictures and the views honestly took our breath away. It is a very short walk to the beach, which we all loved. 3 people of the 5 in our party surf, so it was also a short drive to Maria’s and domes beach, which were gorgeous surf breaks and they had a great swell, so everyone had a wonderful time. My teenagers loved meeting people at the restaurant big kahuna right next door and there was even some night life within walking distance. The restaurants within walking distance were yummy and everything was super accessible to Rincón. The beds were comfortable, the ac units worked great and the front porch was a good surprise with pretty morning views and comfortable furniture. The rooftop is a huge highlight and we chose to spend a lot of time up there lounging, eating dinner and having a drink at the end of the day. Ines was lovely and super responsive. As a fellow surfer, she also took the time to give us advice about surf spots, which really went above and beyond. All in all, great spot. We would absolutely come back and stay again. Thanks to the owners!

Summary: We had a wonderful time exploring the island and Adam's home proved to be a great home base. The condo was just as described. It was furnished with everything we needed to make our vacation comfortable and fun. We had plenty of room to spread out and LOVED the roof top area. The view from the roof was made for a peaceful spot to begin our day and unwind at the end of the day while dinner cooked on the grill. I also want to mention Ines, the property manager, was a delight. She was generous with her knowledge of the local area and so kind to check in with us to make sure we had everything we needed. Our surf vacation was one we will cherish.

Summary: We had a fabulous stay in this penthouse. We've stayed in Rincon before but with a group of 5 of us, we needed a larger place. We knew the location would be perfect but the actual rental was perfect too. Good kitchen, amazing upper level, good beds and bathrooms. We will return!!

Summary: We booked Adam's place for our first trip to PR for a last minute surf trip. Entire experience was by far one of the most pleasant I have had - especially traveling to a destination for the first time. Adam was easy to deal with and and was very responsive to all of our questions. The property manager was over the top helpful and kind to my family and me. Cant say enough about how much she helped set the positive tone for our stay with her kindness and abundance of local knowledge - from where to eat, where to surf and a BUNCH of other things. She was so accommodating - she was even able to secure a guitar for us to use during our stay. Adam's quiver of boards has all the bases covered... the ability to rent boards from the owner was just one of the things that these folks do to make the experience that much more enjoyable.. they have plenty of beach chairs and other beachy stuff available to utilize which was also very convenient. The house is perfect - everything you need for a comfortable stay... We spent most of our time while at the house up on the roof top patio... its like have a huge rooftop living room - with a bathroom and kitchen up there... amazing views during the day and at night. Really cant say enough about how grateful we are to have found this property and the people who own/manage it. We will definitely be back! Thank you both for making this a perfect experience!!!!
