Reflecting the history of New Orleans as the major trading point with the Caribbean, our B&B guest rooms are well appointed in a mix of traditional new Orleans styles. Elegant in their simplicity, each one was carefully planned for a relaxing night’s sleep.
Guest rooms include: private bathrooms w/shower, hardwood floors, armoires, ceiling fans, guest-controlled air conditioning, televisions, microwave and mini-frig.
Rooms 1-4 feature 12-foot ceilings with 1 & 3 having in-room direct access to the namesake wrap-around balcony.
2 Master suites (rooms #5 & #6)
In addition to the appointments common to all the rooms, the master suites includes comfortable separate living and bedroom areas. The living room areas includes a dining table for four, microwave, refrigerator, and television (the sofa functions as queen size pull-out bed).
The bedrooms features a queen size bed and is furnished with traditional French New Orleans and Indochina style furniture.
Room 1
Features charming queen size hard wood sleigh bed, corner armoire, and (2) French double doors opening onto our namesake wrap-around balcony.
Room 2
Features a queen size hardwood sleigh bed and a java armoire.
Room 3
Features a queen size sleigh bed and French doors opening onto a semi private balcony. This room is furnished with traditional French New Orleans and Indochina style furniture.
Room 4
Features a queen size java bed. This room is furnished with traditional New Orleans and Indochina style furniture.
We have an additional 8 rooms, if needed, in our adjacent property (Royal Guest Bed & Breakfast). 4 rooms have private balcony's, 2 rooms have kitchenettes, all have private bathrooms and access to the gallery balcony at Balcony Guest bed & breakfast.

Summary: We stayed at this lovely guest house for mardi gras with a couple families. The location is fantastic and the restaurant downstairs is great. This is not a modern or updated hotel--it's best suited for those who are wanting a classic Marigny experience in a historic building.

Summary: The balcony house and adjacent properties are all part of what was a bed and breakfast! It’s the layout of a house with multiple rooms and each room has its own door code. You can all stay together and be separated as well. The main balcony house sleeps 16. We added a few rooms next door and it wasn’t horrible by any means having them come over to the main house. We loved our stay, the property manager was super nice and always available. We had one toilet issue out of 17 girls and it was fixed right away. There is a restaurant below that is so close for food and drinks. Everything is pretty much in walking distance. We walked to no 1 cemetery and back; all down bourbon street; Jackson square; the french market; and Frenchmen street is the closest to the property. There is also a cute small coffee shop 1 block down on the corner that we went to every morning. It was one of our best stays in NOLA. Highly recommended!!

Summary: Cool decor, good location, and overall nice stay. Kit was very nice and made sure we had what we needed. The only thing that was somewhat annoying was that the property was listed as a bed and breakfast. We found out a later, after it was too late to cancel, that they discontinued breakfast because of covid. Not a huge deal, but the VRBO listing should have been updated to reflect this. We had 8 people stay for 3 days so the additional cost was not insignificant.

Summary: Outstanding accommodations and location. Had 12 guys for my bachelor party and enough can’t be said on how perfect the Balcony House worked out for us. Very friendly staff and phenomenal food right down stairs. Thank you Zak, and the rest of the Silk Road family for an amazing experience in New Orleans. Can’t wait to come back!
