Our house is located in the green interior of Istria in a small place called Rudani. The land on which it was built is 1800 m2 and the surface of the house is 200 m2 with the terraces. It is a modern one
Ground floor house that was built in 2007.
House offers idyllic vacation away from the hustle and bustle.
It is 20 minutes from the crystal clear sea.
Due to its location in the center of Istria, over a 30 min drive you can come to all city and major events in Istria.
It is located 8 km from Žminj. Žminj is a nice town where you can also eat traditional Istrian specialties. At the end of August there is a very popular local festival called "Bartulja". Our house is located near a village path and it is surrounded by beautiful nature, which is ideal for sports and relaxation (running, cycling ...). We have an idyllic rural atmosphere and we will be happy to offer you fruit and vegetables from our own organic cultivation. Our municipal playground is near our house, where you can play football, basketball and handball. On hot summer nights there is also a pool and a fireplace. The cities: Rovinj, Pula, Poreč and Rabac are a good half hour drive from Rudani, so you can also visit the beautiful beaches in these cities, as well as take part in numerous cultural events.

Summary: We booked this last minute, keen to get away after having to cancel another holiday due to Covid restrictions. This isn't the sort of holiday we would generally take, but it was just a wonderful week. Iva, the owner of the villa, was in touch before we left with helpful information and worked hard to get the villa ready for our early arrival. She & her daughter gave us such a warm welcome, with a basket of vegetables from their garden and some homemade wine. The villa was breathtaking - it is everything you see on the photos and more. So much space inside and out, kitchen well equipped and a lovely BBQ area. Volleyball net, trampoline - even a fitness machine. The setting is very peaceful - you hear a lot of dog barking and cockerels crowing but no voices. There isn't much nearby. We drove to Rovinj - which is a must and to Porec and a couple of beaches but spent most of the time by the gorgeous pool - which was a lovely temperature and always spotless. The villa owners Iva and her husband were perfect in their interaction with us - generously offering fresh produce when they passed by, unobtrusively cleaning the pool and always available when needed. Would highly recommend if you are looking for a villa in a quiet location run by a delightful family.

Summary: We stayed here for 11 days and it was perfect! A great place to launch from into Istria and explore. Easy to find and very quiet. Family Rudan were amazing - really helpful and attentive. The villa is very large and easily accommodated 5 of us. Very much recommend to anyone thinking of visiting Istria.

Summary: The house is in a good condition and the owner was quite friendly and helpful while we were staying there. If there hadn't been several cons we would have really enjoyed our staying there. First of all, when we talked to the owner we specifically mentioned that we are going to stay with our dogs. We were told that it's not a problem whatsoever. During our checkout the owner had no pretensions. However, we were charged afterwards for a piece of furniture that was damaged by our dogs. The damage was not serious (Just a little attrition on the chair) however, we were charged with the cost of the chair plus the delivery. When we wrote to the owner that we do disagree with that, the owner just stopped replying to us. Secondly, the yard is not fully covered with the fence and we were not told about. There is a steep cliff 1.5 meters height close to the garage entrance. Pets and small children can fall down because there are only several flowers and no other fence. We were pretty concerned regarding our dogs safety. Moreover, there is another problem because the house is located close to a road where some trucks and other vehicles drive sometimes. That's pretty noisy and again not safe for pets and children.

Summary: The villa is amazing and just like the photos. Spotlessly clean, everything you need for a stay there including a little study that was unexpected. The outside area was brilliant. We loved the pool and used the bbq. The villa is in a very small village so lovely and quiet with beautiful views across the Istrian forests. Despite this it is easy with a car to reach all areas of Istria and Zminj is about 5 mins away where you can pick up groceries, restuarants etc. Pula airport was about a 30 minute drive away. Iva and her family were wonderful, so welcoming and throughout the stay showed us their garden where they shared with us lots of fresh produce like zucchini, onions, garlic, marrow etc. Also throughout the booking process her communication was excellent. Nothing was too much trouble and we would recommend this to anyone who wants to stay in Istria.

Summary: Amazing villa , we really enjoyed the swimming-pool. The villa is well furnished, very clean and the air conditioner is a must-have. The place is very quiet and also close to the other towns and beautiful beaches around (Pula, Rovinj...). Thank you to Iva and her family, who are very lovely and helpful. We spent an amazing holiday. I would certainly recommend this villa as a starting point to visit the whole of Istria.
