Positive: ETA details of review. The location was great- very convenient for access to King's Cross, Euston, or St Pancras. Plenty of shops nearby in case something is needed. The sofa bed was comfortable. We appreciated the addition of a cleaning kit and a few snacks upon arrival. Additionally, we experienced consistent communication with the host prior to retrieving the keys, who herself was lovely, as well as her check-in message after our first night. While I did not have time to respond (and any concerns I had -listed below- were not something that could feasibly be addressed immediately, the gesture was appreciated). The host had also arrived early to the property to get the heating on, which was appreciated and helped us with our luggage. TV worked great for unwinding in the evening. For central london, this property was quiet at night, even with windows open for air. This property would be good for a single or a couple, looking to spend their time out and about. For a family with kids (especially those under 10), I can't in good conscience recommend. As an international family, we've used booking.com a lot both all over, and, while the host was lovely (seemingly a representative for a property management company perhaps?), the property itself missed the mark in terms of expectations, which tend to be pretty average, so this surprised me and so I stick with the overall rating of just 'passable'. The property has potential to be much better with a few minor renos and tweaks.
Negative: Bathroom: The cleanliness of the bathroom was problematic - in general it was very dusty which doesn't instill confidence in regular cleaning. But the toilet especially really was in need a deep clean at the base of the bowl. There also was some sort of mildew growing (or a stain of prior) in the top corner above the sink, likely due to poor ventilation. The tub was old but clean, but the water was difficult to get warm as opposed to just cold or boiling. The steam from the shower caused the fire alarm to sound one night while our daughter was showering, and after already having a traumatic experience on the property's lift (where it got stuck with her and son and husband inside) a couple hours earlier, so it may be worth relocating the alarm if regulation allow or giving a disclaimer/warning on the bathroom. Kitchen: Well equipped, but the washing machine needed cleaning as it smelled and had obvious debris both in the drum (including mildew stains) and was clogged with gunk where the detergent went. I ran an empty cycle prior to washing any clothes. I then washed two loads with no issue. Accessibility: This property is not accessible to anyone with mobility impairments, in case that is not clear. While knowing there was a lift was appreciated (until it stopped working mid-ride), description needs to be clearer that it is not accessible by disability definitions. Bedroom: The bed was not really very comfortable and the bedsheets were clean but not well-fitted to the bed itself, and rode up during sleep, exposing the mattress underneath which just feels less clean generally given the amount of people coming through. The property may consider simply encasing the mattress in the future, to avoid this situation, as the encasement could be washed.
Summary: Ideal location - but not a place I’d want to just be spending any time.

Negative: That host didn't check in to communicate on how to hand over the keys, didn't reply my message in Booking.com, and we rushed over to meet at the time we stated to meet (asked help from customer service to reach out to the host on behalf replied first message, and then no reply when I state the time range to meet) and waited outside the door of the building, at the end I need to use roaming service to call the number stated to inform that me and my husband were waiting outside. The person in charge was in the unit, stating the app was glitchy and he didn't receive any messages.
Summary: Bed was positioned in tight space, no side tables, bathroom was aged and creaky and smelled.
