Beach front Villa that is part of a 28 Villa gated community that has lovely tropical grounds, pool, 2 shade pergolas and only steps from the beach and ocean. This villa features full living room space with flat screen TV, dining room, fully equipped kitchen, washer and dryer, 1 downstairs half bathroom. 2nd level has two bedrooms, each with private bath, terrace . One bedroom overlooks the lagoon that has 1 twin bed + 1 Double size deb with a private bathroom. The 2nd bedroom on the 2nd level has a queen bed with a terrace that overlooks the beautiful aqua blue/green water of the Caribbean and a private bathroom. From the 2nd level you go to the 3rd level where the master bedroom overlooks both the Caribbean and the Lagoon. The master bedroom has a king bed, flat screen TV and large master bathroom with walk in shower. The villa includes two private parking space, 24-hour a day security, washer and dryer, 2 flat screen TV's, WIFI, and Air conditioning in each room operated independently for your personal comfort . Miriam, our on-site property manager, will meet you the day you arrive and help you with any questions you have. This villa has 2,700 square feet of living space for your enjoyment with friends and/or family and only 50 steps to the pool and 100 steps to the beach.
Villa Nizuc is located on the South End of the Hotel Zone. We are conveniently located near many wonderful restaurants, two golf courses, a walking path for morning walks, snorkeling just a short walk down the beach and several convenient stores and grocery stores.
Our villa is perfect for family gatherings, friends that gather for fun in the sun and want to stay in a home atmosphere and not a hotel with crowds of people.
We have available a private chef for optional services and One maid service included per week with fresh towels.

Summary: What a great property! Directly on the beach with 24 hour security. Property manager Miriam was outstanding in communication and check in! Answered questions along the way as well. Chef Mar provided great meals during the stay! Highly recommend this combination of Villa and chef!!

Summary: We love this place! Right on the beach, clean, safe, and absolutely beautiful. There is not a TV in the 2 middle floor bedrooms as listed, but it was not a problem when you have the beach right outside your door! Miriam was absolutely amazing and Ulisses the security guard is always our favorite as well. We will be back soon!

Summary: Villas Nizuc was great for a relaxing stay. Miriam and staff were excellent. It’s on the quiet south end of the hotel zone. It’s clean with great views, good kitchen, etc…. It is 3 stories, so be ready for stairs. Very good value and they make you feel at home!

Summary: Miriam was a wonderful host. She greeted us at the property, explained everything in the condo and gave us a map of the hotel zone along with places of recommendation. The vacation was so very much needed, and this place was a dream come true! It was so much fun hanging out on the porch playing cards, drinking, listening to the waves and enjoying the warmth of Cancun! The condo had everything we needed and was so accommodating to our needs. We also had At your service Cancun pick us up from the airport and drop us off. This service was arranged with the help of Miriam. We also had a nurse come right to the condo for our Covid tests to get back to the US....WOW, convivence!!! We enjoyed some of the local restaurants in the area and rode the bus a lot to go up the hotel zone! If we decide to come back to Cancun, we would defiantly choose this place again. It is such a quiet place to come and relax or play!
