5 Bedroom House in Procchio

Located in the pretty village of Procchio, this ancient Tuscan property offers a charming, self-catering retreat with easy access to all amenities and the beautiful sandy Procchio beach (250 m). It consists of two air conditioned houses which are less than 10 meters apart and share a big and mature garden.
The main house has a very well equipped large kitchen with dishwasher, two bathrooms (of which one en suite), one double bedroom, one bedroom with three single beds two of which can be made into a double bed, one bedroom with two single beds that can be made into a double. All bedrooms have ceiling fans and air conditioner.
There is an additional small en suite single bedroom, also air conditioned, which has external access from the patio and is rented on request.
Overall the main house can sleep 7/8 people.
In the living area there are a 8 seat dining table, sofas, and chairs.
TV, Wi-Fi provided.
The small house is open plan, air conditioned and set on two levels. In the mezzanine there is a double bed with a large wardrobe, on the ground floor there is a kitchenette, a bathroom, a large living area with 4/6 seat dining table and a double sofa bed.
All the rooms are tiled, spacious and lovingly decorated.
The property has a lush, mature and spacious garden, a covered patio with a 12 seat granite table and a built-in barbecue area. There is also an outside shower, a private drive with ample parking space and an automated gate.
Bed and bathroom linen are not provided but can be hired at an additional cost, 7 Euro per single bed, 10 Euro per double bed. Towels are provided. Beach towels are not provided.
All bills are included.
A 100 Euro refundable security deposit is required at the time of booking.
Restaurants, bars, shops, supermarket, bank, post office, pharmacy, bakeries, playground are between 40 -100 meters from the property.
The beach, which is easily reached by foot in 5 minutes, is long, with white fine sand, safe for children. It hosts a sailing school, it is possible to rent boats and do scuba diving.
Among the many activities on offer in the area are scuba diving, trekking, golf, horse riding. The island is very popular with cyclists.
Popular hikes are Volterraio, Monte Capanne and Monte Perone. Historical and pictoresque towns are Poggio, Marciana Alta, Capoliveri, Portoferraio, San Piero, Sant'Ilario.
Thermal Baths: There are excellent and well reputed thermal baths located in Portoferraio offering many packages.
In September Portoferraio, the main town in the island, hosts a lively music festival.
The island is also beautiful and less crowded in May, June, September, October.

Summary: The villa is charming, clean and beautifully kept. It is an ideal place to spend a relaxing holiday with family and friends. We will miss sitting under the wysteria every evening enjoying the fantastic local food and wine. The location is superb with shops, restaurants and beach all on your doorstep. Other towns and beaches are also easily accessible by car given the central location. Highly recommended. An excellent stay. Can't wait to go back.

Summary: The villa lived up to our hopes and our party of 9 adults enjoyed a wonderful week. It was well equipped, very well maintained, and all we wanted was provided. A short walk to small shops, and to the beach, and some very nice restaurants. We also used the outdoor BBQ on several evenings and enjoyed warm June weather and the quiet gardens. Plenty of space for our two large people carriers. We will definitely recommend Elba and this villa to others.

Summary: This villa in the center of Procchio was a wonderful place to stay during our visit to Elba. House was spacious overall (although master bath was a bit small) and the town of Procchio is a great place to relax, enjoy the beach and some fine restaurants. This villa also had a great, fully equipped kitchen and out side grill which made cooking in a treat. The villa has screens on the windows and doors which you are only recently finding in Italy and that allowed us to enjoy the nice breezes without the usual mosquito attacks. The owner, Manualita, and housekeeper, Monica, were responsive and attentive. Due to the location, we only used a car one day when we wanted to tour the island a bit. The car rental in town was helpful and reasonable. Drove to Poggio, both Marcianas and then through the national forest over the top of the mountain to Marina de Campo. Very nice views. Also visited Napolean's house. Local restaurants were very good and we particularly liked Delfino and Tahiti, with the latter being a more gourmet meal. Both had good service and fresh, well prepared foods. We would recommend this property to a large family or a few couples traveling together and we look forward to our next visit. Jim Z.

Summary: Thank you for great week on Elba. The accomodation was nice and friendly to use, very roomy, with great and closed garden infront for small kids to play around. Everything was near at hand; the coast, shops, bakery, market, resuarants... we also had good weather, not too hot, just perfect not to worry to much while being exposed to the sun.. The whole island is very clean, people were nice, the coast were amazing, maybe a bit too crawded for this period of time. It was worth coming this far to enjoy a small piece of summer 2011. Summary: Actually two very comfortable and well equipped houses with a very large yard surrounding them. Great for barbeques and parties. The island is spectacular with great beaches and great restaurants. All in all, really a wonderful vacation.

Summary: Hi, We staid here for a week. 4 couples and 2 kids. Everybody had its privacy and aside from the living room dining table (a bit small) everything was enough for us, everything worked. Large backyard. One improvement could be wireless Internet connectivity.

Summary: We stayed here for a family re-union in June/July 2010. We had 5 young children and 6 adults. The enclosed garden was very safe and private - perfect to allow the kids a bit of space to run around without having to watch them every second. The house itself was perfectly located with the village, beach and playground, just a few minutes walk away. Although the water at the local beach was not so clean while we were there. The outdoor dining area had a lovely garden outlook and was shady and cool even in the heat of the midday sun. Both houses ( the main house and the ciabatina) were clean and well equiped and we made good use of both the outdoor BBQ and shower. The owner was very helpful and prompt with her communication. I would highly recommend this property.

Summary: We stayed here for a week in June. Very well positioned, close to the town, shops and beach. Resort is charming with good restaurants and sandy beach. Well placed for touring the island by bus or car. Property modern and in good condition. Very large garden with wood burning BBQ. Lots of outside areas for eating and sitting or lying out in the sun or shade. Would recommend for groups of 6 adults or more. Owner very helpful, but make sure that you get the gate entry code before you arrive!

Summary: I visited Elba for a second time in June of this year. When I first visited five years ago, I fell in love with the island so my second visit had very high expectations to live up to. My second visit was everything my first experience of the island was and more. No less because of the Ciabatta, which is a fantastic property. The house is spacious and comfortably fits a large group. It is ideally placed in every snese. You're never more than a five minute walk from everything you could need; beach, restaurants, shops, cafe's and bars. It is also tastefully decorated which only adds to its charm. When we arrived, the house was immaculately clean and the garden extremely well looked after. There is plenty of space in the grounds of the house for kids to run about and three or four cars can easily be parked in the drive. A large, brick barbecue makes for some great outdoor evening meals. The Ciabattina, which is best described as an out-house for the property, is an enchanting, quaint little house ideal for grandparents or for a separate couple looking for some privacy. We had a fantastic time at the house and we're looking to come back again next year. I thoroughly recommend this property, its versatility and accessability make it an ideal holiday retreat where one can relax and enjoy this wonderful island.
