Negative: No blinds on back windows and door, and lack of privacy on front bedroom windows (no nets and could see in). Dogs barking constantly in the private quarters when we arrived which prevented us being able to rest after a long drive and we ended up having to go out to get away from the noise, but after that initial occasion we had no other problems with them.

Positive: Location excellent, within walking distance of a lovely reserve, a good view, and close to both Whakatane town center and Ohope beach.
Negative: Would have loved a heat pump to cool things down at night, but not many places have them.
