When you walk into my home you will be pleased by the homey ambiance and cleanliness. You will have access to our pool table and nice luxury recliner, sofa and love seat to relax. There’s also a brand new walkway with wired LED lights that leads right to your private entrance.
NOTE: The “entire guest suite” is the entire downstairs, however there is a common area around the pool table and downstairs living room area just in case there’s a need for the host to enter the space due to emergency or a need for supplies in the supply closet.
The bedroom is very comfortable with a new posturepedic queen size bed. There's also a slight beach theme and plenty of lighting. To top it off you will have your own full bathroom at your disposal. If you want a clean hassle free experience this is your place.
This space is located right in the center of Fredericksburg in the Idlewild development. 5 mins from downtown, 5 mins from Central Park and the mall, 5 mins from the University of Mary Washington, 5 mins from Mary Washington Hospital, 5 mins from Fredericksburg battlefield, and 5–10 mins from everything else you could desire.

Summary: Had a great experience staying at this location. The host (Nick) took the time to go over the details on the phone prior to arrival and even accommodated an early arrival. Parking on the street and accessing the entry with the lights along the gravel and stone pathway was extremely easy. Loved reading Nick’s racing accolades while playing pool (the living room has awards, helmets, and pictures). The place was spacious with large leather seating and large coffee table, which was helpful when working remotely. Nick also added a keurig, iron, and ironing board upon request. He offered his propane grill too but there was a sudden downpour. It is a basement so you will hear footsteps above you but it’s not too disruptive. I extended the last day, which Nick stayed up late the evening before trying to process and was able to accommodate at the same price. I also considered buying his white ‘09 impala or ‘17 Malibu premier that he was willing to sell for 12K and 22K since he keeps his properties in good condition. Will return when in the area again!

Summary: Well-kept, close to restaurants, Coffee shops and antiques shops.Comfy bed, private entrance, recently decorated. Solar lights lining the pathway were a big help.Would stay there again in a heartbeat.

Summary: Nick was truly an accommodating host who provided anything I needed. He was helpful/patient/kind when I needed tutoring about the lock. His accomodations were private, clean and exactly what I needed for my long weekend in Fredericksburg. I would not hesitate to be a repeat customer!

Summary: Nick is a very hospitable host - he checked on how I was doing a couple times in my two day stay to ensure I had everything I needed. Bed was VERY comfortable compared to many places I have stayed. Area has plenty of room to relax and unwind from the day.
