Positive: This is an adorable little hotel, right on the "main strip" (ha, there's really only one street for the most part of the island -- not counting the neighborhood). Great location, and well kept hotel. This is a great hotel for someone looking for some value, who doesn't need "fancy". It's nice, but you're not gushing over the luxury. Nice kitchenette for us on the first floor. everything we needed was there. Steps from all the restaurants and shops we wanted, and steps from the sea. Perfect sunrise (east facing) view off the porch or the upstairs common patio area. I could grab a coffee or Coke Zero (glass bottle) and sit on our front patio with a book and watch the sunrise, or I could cross the street and be in a beach chair at the sea's edge. There are a few "nicer" looking hotels on little Caye Caulker, but this offered all you could need at a very good value.
Negative: It's not that we "didn't like" anything. It was wonderful. My wife and daughter said we may opt for one of the slightly nicer hotels on the island next time -- there are really only a couple of them -- but they were priced accordingly. Jan's didn't have a pool or amenities like that, and maybe not as "plush" as an American hotel, but I'd stay at Jan's again. This is only my third trip to the Caribbean/LA (Mexico, St. Lucia, and now Belize), and this is exactly what I expect. Tile floors, a beachy feel.
Summary: Great place to stay, right in the heart of Caye Caulker. Quiet, Caribbean vibes.

Positive: Liked the suite rooms a lot. Good location. Quiet at night. Had a security guard at night and locked up gates. Cool little sitting area on the roof top. Friendly staff. Clean rooms.
Negative: Would like to have seen the beach area cleaned up.

Positive: The location was great! Near the Split but not to close it felt noise. The staff was very friendly. The bed was super comfortable and room felt clean and a nice place to relax. They have a roof top area to sit which is good for watching the sun rises. The hotel always gave us new water bottles everyday, which really helps. The free shuttle they offer down the water taxi is so convenient when arriving and departing with luggage.
Negative: I couldn’t stay forever.
Summary: Loved the trip. Book more days if you can
