Positive: Enjoyed my stay at this lovely boutique hotel. Very well located close to some good restaurants and walkable to some of the top sights. Staff were very friendly and helpful - particularly appreciate the early breakfast they prepared for me before my train journey to Ankara. Room was spotlessly clean and very comfortable (though plug sockets weren't in the best locations). Breakfast was delicious!

Positive: Location was very good for us. It's a former Russian district, very central and close toplaces of interest. The building was a former Russian house, which means high ceilings and high interior doors and our room had a beautiful view of the Kars fortress from the balcony
Negative: The room could have been bigger, and there was only one chair in the room.
Summary: very good location

Positive: There are a few hotels located in the historical Russian mansions, but this one is definitely the best. It's truly a boutique hotel, thoroughly restoring and preserving the epoch's atmosphere. All the staff members are very hospitable, helpful, and proud of their workplace and their city with its rich exciting history. But for a rather short holiday, we'd have loved to stay longer, this place does feel like home far from home.
Negative: The sound proofing of the windows is awesome, but without AC one can't stay with the windows closed, which makes late evening street noises, especially the live music from a nearby gourmet restaurant, rather disturbing. Yet, if you aren't an early bird, it doesn't really matter, because the city falls asleep right after midnight. (And yes, it gets up quite early, too.)
Summary: Wanna have a luxurious experience in the heart of Kars's rich history? This is the right place.
