Direct flights connect Exuma International Airport in Georgetown (GGT) with Nassau (NAS; 0h40), Miami (MIA; 1h15), Fort Lauderdale (FLL; 1h45), and Atlanta (ATL; 2h30). Guests of Villa XXI enjoy complimentary transportation to the airport on the day of arrival and the day of departure. Villa XXI is a short 20-minute drive away from the airport. There are no traffic lights on Exuma because there is no traffic!

Roker Point Estates is part of the Emerald Bay community, we share a 24-hour security guard. The villa has no immediate neighbor, guaranteeing the privacy of the guests. Emerald Bay Marina is adjacent to Roker Point Estates and can harbor up to 150 boats, ranging from 40 feet crafts to 240 feet luxury yachts. A 5-minute golf cart ride or a pleasant 20-minute walk will take you to Emerald Bay, a beautiful crescent-shaped beach of fine white sand that lights up as one liquid jewel radiating emerald green light when the sun hits the waves. Around Emerald Bay are Sandals Emerald Bay (a couples-only resort) and Grand Isle Resort & Spa (a family resort). Both offer fine dining options and access to land and water sports.
Getting Around
There is really no need to rent a car when staying at Villa XXI. Guests enjoy complimentary use of an electric golf cart, for easy access to the marina, Sandals Emerald Bay Golf Course, Emerald Bay, and nearby resorts. While it is forbidden to drive the cart on public roads, it is only a 5-minute walk to Bristol Wine & Spirits from the main gate of the Emerald Bay development, where you can find quality wine and liquors. Your concierge can arrange for groceries to be stocked at the villa prior to your arrival and can deliver last-minute items during your stay. All activities booked with your concierge include land transportation if required. Of course, car rental is available on Great Exuma, and your concierge will be happy to assist!

Summary: The house works great for up to 4 couples (we had three). We used the house 4 seater golf cart and rented a 6 seater ATV which worked great for 300 a day. Coco Plum and 23 North are great restaurants nearby. We used Emerald Bay marina for boating also. The Beach Club and Chat n Chill were fun for bar days. House was clean and stocked well for cooking. We could not get hot tub working till last day. The pool and beach using the toys that come with the house worked great.

Summary: We celebrate my wife’s birthday with family and a few friends. The blue nirvana did not disappoint. If you are looking for a quiet place with no other houses around this is your place. The house is beautifully decorated with high furniture and appliances. Plenty of room to spread out. The pool area was great and was nice to take a swim. The best part was the private beach for relaxing and snorkeling. Looking forward to returning. A car is a must if you want to shop or explore.

Summary: The property was clean and beautiful. The sound of the ocean in the masters is so wonderful! The pool was very nice-unfortunately the hot tub was not "hot" and we had some windy and chilly weather at times. Gabby went above and beyond meeting us at the airport upon arrival and helping with luggage upon our exit to the airport. I feel that you need a car to get to places...would love to visit when the Beaches resort is open for golf. Exuma water is more beautiful than we have ever seen! Thank you for sharing your home.

Summary: This was a great house to stay in for the week. We were looking for something away from people and this was a perfect fit. Very little light pollution at night, so this is the spot for stargazing. The golf cart was a great addition and allowed us to zip down to the resort for dinner a few times. Unfortunately the propane tank was low the first 4-5 days, so we didn’t spend much time in the cold pool until Wednesday, but it was nice after that. This would be my first choice to stay again if we returned.

Summary: The house is situated on a private beach. And there are two additional private beaches just to the right of the house, when looking at the ocean. The neighborhood is a very private and as yet undeveloped. The house is a grade A exclusive luxury house. All of the amenities from high-end stove and oven to freezer/refrigerator, TV, vaulted ceilings in the great room, counter tops, stone flooring, 30 feet of sliding doors viewing the pool and ocean. The bed rooms and bath rooms similarly appointed. The gym is terrific and pool and hot tub are perfect. The Grand Isle resort is next to the house, and easily accessible for its restaurants and beautiful Emerald Bay beach. Liquor store a golf cart ride away. Annie and company could not be more accommodating, inclusive and supportive. She has fine attention to detail and understands making the experience all that you hoped for. The concierge, Gabby, and Bill and Mikko possessed all of the same characteristics. Wonderful restaurants nearby, great boating experiences from Emerald Bay Marina, and great golf at Sandals. We are so grateful to Annie for providing us with the special opportunity.

Summary: The home is one of the better properties on Exuma. The location was quiet, remote and secure. There isn't another house around and, if you want to, you don't have to see another human being during your trip. Home itself was in immaculate condition and well stocked. Used the pool a lot and it was nice without being a distraction from the ocean view. The beach itself is white sand and private. It was like having your own private beach stretching hundreds of feet in either direction. And of course the Bahama blue/turquoise water was mesmerizing. The entire process, from booking, to check in, pre-stocking food/beverages, excursions, and check out were flawless and easy. I would highly recommend this property and also look forward to returning someday.

Summary: We loved our week at Blue Nirvana. The home was gorgeous, well-equipped, and spacious. The pool area was amazing, with beautiful views of the ocean, and we had easy access to a private beach. The pool chairs were very comfortable and the entire property is VERY private. Literally, there is only one other house in the area. It was really nice to have access to the golf cart too. We also utilized the gym, which had a nice treadmill, bike, and cable-type multi-gym. The only minor complaints we had were the hot tub never really got very hot (was just warm), and the 2nd master off the pool area didn't have much counter space in the bathroom or storage space in general. However, overall, we loved the house and the property manager as well as the owner were very responsive and helpful. Thanks for an amazing week in Exuma!

Summary: We loved our stay at blue nirvana. We traveled to Great Exuma for my husband's 40th birthday, with 6 adults and two small children. The house was even better than the photos. Very clean, and well maintained. The owner is very organized. Everything in the kitchen had a place and purpose. We also really appreciated the drawer of spices, as it made cooking at house much easier. Gabrielle, the house concierge is very helpful and can answer any questions you may have about your upcoming trip. Every room had its own bathroom. 3 bedrooms in the main house, and a separate master suite right outside the pool. The pool is heated which was perfect for the time of year we were traveling. Although my stay is not dependent on bath towels, I appreciated the nice, plush ‘hotel collection’ towels & bathrobes. The house is completely secluded so we had the whole beach to ourselves. It's a perfect soft white sand beach, and we really enjoyed our morning coffee and walk down the beach. We found all sorts of conch shells, coral, washed-up sea fans, and sea glass. It was lovely! While we have stayed in the exumas before, this was our first time staying on Great Exuma. We were able to charter day trips up to stanial & compass cay while being able to stay on an island that gave us a little more access to amenities (restaurants, groceries, liquor store etc) Annie & Gabrielle made this an easy and memorable vacation! We wouldn't hesitate to book our stay here again!
