Welcome to our newly refurbished, luxury house. Situated in the grounds of a 17th Century Manor House, this self-contained home benefits from its own private entrance, private garden and a games room.
There are over 80 acres of gardens/countryside and a 3km woodland trail for you to explore.
Located on the rural Essex / Suffolk border, we are just 3 miles from Colchester the oldest recorded town in Britain.
This recently refurbished house is on the eastern wing of our Grade II* listed manor house, with its own entrance, private garden with patio furniture and BBQ and unlimited off-street parking.
The house includes two master bedrooms each with a king-size bed, a kids bunk room, a family bathroom and downstairs cloakroom, a full kitchen with all the amenities and a living area with comfortable seating and large SMART TV.
You will have access to 80 acres of estate park land, so bring your bikes (we can safely store them) and your walking/running shoes to explore over 3km of woodland trails.
Enjoy family fun by rowing at our private lake, come and pet the goats, sheep and horses, or borrow a hamper and have a private picnic anywhere on the estate. For an additional charge, you can have exclusive fishing rights for the day on the 1-acre carp lake (home to over a dozen 25lbers).
We have a large outdoor heated pool which you're welcome to enjoy. (As we do have a couple of guesthouses on the estate, we do ask guests to prior book pool times to ensure they have exclusive use of the pool.) Our pool is open from April to September.
This private home is perfect for a family trip or a romantic weekend away. There is a host of nearby activities to keep you entertained:

There's a large selection of good local restaurants and take-aways, but if you want to cook-in, the apartment has a full kitchen, with both a Co-Op and Sainsbury's only a short drive away.

Summary: I booked the cottage for a 2 night stay along with 4 friends to celebrate my birthday. The cottage is just incredible and the grounds equally so. It has evrything you need including a dishwasher and is very spacious. I had a dinner party for my birthday and the table seated 6 comfortably but could extend if needed. The swimming pool was also a lovely bonus for out stay. Will definitely be back again. Thank you!

Summary: We had an absolutely wonderful stay here. The house was exactly as described. The property is incredible, as is the main house. We loved exploring all of the different parts of the garden, including playing on the small playground. Our boys were also quite taken with the robot lawnmowers and the sheep and goats. We will absolutely look to rebook another time, perhaps when the pool is open!

Summary: A really lovely property that’s kept its historical feel while having all the modern necessities! It was absolutely spotless with lovely luxury toiletries. The beds were super comfy with beautiful linens. Great facilities including the games room, state-of-the-art tv and kitchen appliances. Beautiful setting, easy access to the area but fabulously quiet!

Summary: Wonderful location and park environment. The house provides every amenity, both for cooking, relaxing and using as a base for surrounding area. We made several walks around the park, it was too cold for swimming! We visited two of the local pubs, and the house was a great base for family visits in Boxted and Great Tey.

Summary: The property was of a very high standard. The lounge furniture/beds were very comfortable and the bed linen/towels were excellent quality. The garden was very private and well kept. The walks around the grounds were lovely, it felt like you were miles from anywhere but with the added bonus of having local pubs, shops, etc. just a short drive away.I have already recommended the property to friends and would love to visit again in the future. Communication with the host was great, response time & information supplied was excellent.

Summary: We had such a lovely time staying here. Amazing grounds, wonderful pool, stunning cottage. Everything was high spec and fantastically clean. Will definitely stay again. Stayed with 3 young children and all were entertained and loved seeing the animals. Very friendly hosts. 🥰
