Positive: We thoroughly enjoyed our stay in this charming and serene B&B. It was a pleasure to return to the cosy, clean room and tranquil surroundings after trips to busier Rome, which is just 30min away by train. Our hosts were exceptionally warm and welcoming, with Ivano going above and beyond to make our trip seamless. He provided invaluable advice on travelling to Rome, purchasing tickets, and planning our itinerary. One highlight of our visit was the one-day trip we booked to explore Zagarolo, Lake Nemi, Castel San Pietro Romano, and Palestrina. It was an unforgettable experience, as Ivano brought the rich history and medieval architecture of these quaint towns to life with his engaging and lively storytelling. Definitely hope to visit again.

Positive: The rooms are really cozy and the hospitality of the owners go well beyond of what you can expect. The owners give really good suggestions about what to do in Rome or in the surrounding area. The homemade juices and marmelades are really tasty. The owners both speak English very well. All rooms have airconditioning. Only 30 minutes by train from Rome. The owners will take you by car to the train station and wil pick you up when you return.
Negative: A small refrigerator would be nice in the room.
Summary: It is a peaceful place to stay after a day in the busy streets of Rome. Perfect to go here if you travel by car.

Positive: Hosts were excellent and helped in all possible way to plan our activities in.Rome and nearby lovely locations. We also got shuttle service to the station. Breakfast was good along with other fellow travellers. Car parking was bonus right in-front of the house. Air conditioning was great to have in summer night.
Summary: Lovely countryside stay outside the Rome.

Negative: I liked everything and the only improvement I would suggest is to provide tea and coffee making facilities in our room

Positive: This is truly a special place. If you are looking for a 5 star hotel than this is not the place for you but if you want to experience a unique and authentic Italian welcome then you will not go wrong. Our room was rustic but large and comfortable with all facilities that you need. Breakfast was exactly what you need to start your day. Swimming pool and beautiful land to enjoy. The thing that makes this property special are the hosts Ivano and Terhi. We took advantage of a night time Rome tour which was amazing! No crowds, no heat and a wealth of information from Ivano. Ty his is something that we will remember forever,

Positive: It’s a rustic gem in the countryside, 20 minutes out of city Rome by train while still in the Rome region within Larson. You get to see the city and also the Italian countryside close up. The rooms are simple but spotless and comfortable at an excellent price point. The owners are amazing. Ivano for his passion and patience. He is an amazing cook and a historian from the heart, not just the head. His insights into his own area is incredible, given that the wealthy of old used to live in the higher regions like theirs as they were easier to defend. So this places are as interesting and important as much as the city of Rome and it’s lovely to enjoy the authentic feel of Zagarola. The town itself is one street wide in places and 2 streets wide in places with a drop on either side. Cobble stones and wash baths of old. It’s an experience. Go to the icecream parlour and order the flavours you wont find anywhere else! Terhi is the wife! She is quiet and lovely and friendly. She also has a wealth of knowledge and they are a great team. Kind and patient and lovely. It extends to their nephew Marco and their very polite children. Ivano offers tours of Rome at night which I have heard first hand are magical. He’ll do tours more close to home and also gives cookery classes. He’ll pick and drop you to the train and you can eat dinner there too. It’s a wonderful experience to share with fellow guests: Ivano fabulous food and a drop of wine. I have read some reviews and having been, I reread some today on the train and I had a laugh. So I might put my insights into it: firstly, as we all know, when the vaste majority of people are saying excellent and there’s just a couple of people not so impressed it is usually one of 3 things: something happened as humans or there’s a cranky person or a misunderstanding. Notably it’s a small minority of Italian contingent for some reason. So here goes: the breakfast..this is actually something I think that I didn’t understand myself.
Negative: That I was sick and missed out on activities though they tried so so hard to still accommodate where possible and were so kind when I had to cancel as I sent a photo of my meds before I arrived. I drove them nuts thinking I’d push through and then couldn’t. And all they were was kind.
Summary: Simple and rustic, clean and a hop on a train to Rome city. Fabulous family who run the b&b…and I mean fabulous.

The accommodation is comfortable. rustic in style. Positive: Olive Tree Hill is the place to choose if you want to visit Rome and then relax in the wonderful countryside of the roman outskirts. The residence is well connected by trains and just 30 minutes away from Roma Termini, from where you can choose to travel to any other destination. The hosts, Terhi, Ivano and Marco were very cordial and always ready to help with anything we needed. I highly recommend a stay at this heavenly place and would love to return in the future.
Negative: There is a small walk to the train station which is usually unpleasant after a day of sightseeing. However the hosts do offer a shuttle service at a very reasonable cost.
