Sprawling over 11 acres at the foothills of the Blue Ridge, Orchard View Retreat is the perfect home base for your mountain getaway.
With two primary suites and lodging for up to 12, the one-level property is perfect for families and groups. Fully renovated in 2022, you'll find comfortable and modern accommodations. Our property offers lots of outdoor space as well, with great views of the Peaks of Otter, a fire pit, a stream running through the base of the property, and a working peach orchard. We now feature a 6-person 45-jet Aquaterra hot tub on our back deck, set in the serene countryside.
Orchard View is the best place to explore the Blue Ridge! Located just 7 minutes off the Blue Ridge Parkway, 20 minutes from downtown Bedford, and under an hour from Smith Mountain Lake, you're perfectly positioned for outdoor adventure.
Here's what you can expect at Orchard View:
LIVING ROOM: smart TV loaded with apps, cozy couch, beautiful woven chairs, coffee table stocked w/ vintage board games
DINING: table & chairs for 6, island seating for 3, outdoor table & chairs for 4, kids table for 2
KITCHEN: pots, pans, dishware, silverware, regular coffee maker, tupperware, etc. We even have plastic dishes for the kiddos and outdoor dishes so that you can enjoy a meal on the back deck, a snack on the front porch, or a drink around the fire pit.
PRIMARY BEDROOMS #1 & 2: king bed, lounge chair, dresser, en suite bathroom, and ample closet space.
BEDROOMS #3 & 4: queen bed, dresser & closet
BEDROOM #5: two sets of bunk beds to sleep 4. (no window in this room)
LAUNDRY: We also offer a washer and dryer so you can pack light!
FRONT PORCH: 2 porch swings & additional seating
BACK DECK: small dining table with seating for 4, charcoal grill. Hot tub with seating for 6, lights and jets!
FIRE PIT: custom-made fire pit, 4 Adirondack chairs that look directly out to the Peaks of Otter. (we supply wood, lighter, lighter fluid, & charcoal for you!)
CLIMATE CONTROL: The home is heated & cooled with central heat & air.
PARKING: gravel driveway & parking area can accommodate approx 6-8 vehicles
CHECK IN: Check in with a code at your convenience after 4pm.
STREET: please note the drive to the home is on a gravel street
PETS: We allow up to 2 well-behaved dogs with an additional $75 payment per stay and require the following agreements:
-Dogs are not allowed on the furniture.
-Dogs will be crated when owners are not present (we have a large dog crate available for your use!)
-Dogs are up to date on all flea & tick treatments. (proof provided upon request)

Summary: This place is nice for walks next to the stream, you see cows horses and goats on your walk to the main orchard which also is nice to walk around. 20mins in the car gets you to a nice walk around a lake, or a decent hike up the mountain! Place is clean and hot tub was nice in the cool air, with deer on your lawn at night. Certain maintenance is slipping though, and it would be nice if these areas would be addressed as it makes the cherry on the cake, rather than biting into a shell left in the tasty cake. We cooked at home and struggled with the limited selection of pots and pans/utensils. Would I stay again, sure! Snag list for the owner: Shower door, BBQ ash catcher, Swing bench on porch, light bulbs missing bedside lamps, shed door, dish washer, front door latch, broken chairs around fire pit.

Summary: Stay was for 3 couples. The house itself is great but the picture in the ad showed 3 chairs in the living room, there was 1. The 1 chair and the couch were very uncomfortable! Also, our friends had to change bedrooms because the queen on the back right was so uncomfortable they could not sleep. There was a problem getting any local channels for the guys to watch football, and apparently it was difficult for them to access any apps.

Summary: This home was the perfect spot for our mini retreat! Myself and three friends wanted a quiet location in nature where we could disconnect. It happened to be during a meteor shower, and it was the perfect spot to view the sky. The house was well-maintained, and offered many amenities. we were all extremely comfortable and felt very much at home. We had an issue with the air conditioner which was addressed very quickly by the house manager. The drive back to the home is on a gravel road so we would highly recommend you drive slowly, but it’s worth the drive and it takes you across a lovely stream. Highly recommend!

Summary: We celebrated a family Easter weekend that included 8 adults and 4 one year olds. The weather may not have cooperated but we made the best of it and explored the area! The grounds and surrounding roads/creeks were fun to play on and lots of room to have an Easter egg hunt! The house was very clean and comfortable for our group! Bedrooms were spacious and beds were cozy! The property manager answered all communication within minutes!

Summary: We really enjoyed a long winter weekend getaway at Orchard View! Great views of the Peaks of Otter, we hiked Sharp Top in the morning and watched the sun set behind her grilling out in the evening. The house was clean and comfortable with everything we needed to relax and for 4 teens to have fun inside and outside. We’re relocating in the area when our nest becomes empty, we could live in this place.

Summary: We had two families with college aged children staying here for a long weekend over New Years. The house was perfect for the 8 of is. We had a lot of fun hiking at Peaks of Otter and exploring Bedford, and the host couldn’t have been nicer. She was very proactive in reaching out to us and responsive to our questions.
