Positive: My room called Chic Suite or Budget double queen was very spacious with two beds, chest and a wardrobe. And a seating area with armchairs and a small table. The bed and pillows were very comfortable and sheets were clean. The price couldn’t be beaten. It was relatively close to my event at National Harbor - 10 minute ride by car/lyft. In the kitchen was a water cooler with hot and cold water and a selection of teas. There was also a keuric coffee machine with capsules (which I didn’t use)
Negative: The side features lot of pictures from the main house which is not part of the accommodations. Basically, they rent out the basement as airbnb. There’s 4 rooms that share the bathroom and small kitchen. Each room has an electronic lock on the door. The bathroom is in need for renovation. Kitchen is dated too. The included breakfast consisted of instant oatmeal, cereal and eggs that you could prepare. There was tea, coffee and milk (regular and almond.)
Summary: Inexpensive for the area compared to hotels, spacious room, dated bath and kitchen

Positive: Nice, cheap place to stay with easy access to DC via park and ride. The shared kitchen was very usable during our stay. We stayed in the basement but the room itself was nice.
Negative: We saw a few bugs crawling around inside the kitchen area

Negative: It smelled like weed, probably from a previous guest. We had to kill several centipedes/millipedes, and there were a lot of pill bugs.

Positive: The kitchen set up and the extra toiletries were nice.
Negative: The furnishings! The mattress was very, very thin. The furniture looked like the 1960's and was worn out. The decor was creepy. I sent friends pictures and they could not believe it. They also need to trim the bushes from the walkway. You have to walk in the wet grass to get around them.

Positive: The location was good. The SHARED bathroom was clean but not ideal to share with 3 other rooms. The free toiletries, towels and shared kitchen amenities were good.
Negative: The upstairs guest were very noisy every night. I complained and all I received back was a ‘OK’. They were ‘stomping around’ on the wooden floors above us all through the night! The names of the rooms are printed on folded A4 paper and pinned to the door.
Summary: Not rested (noisy guests) but good location
