Positive: Location, number of rooms and beds and size was perfect. Stocked kitchen for what we needed. Linen, towels and soap/cleaning things all provided.

Negative: Run by Sykes Cottages (a management company) that are really poor communicators, almost impossible to get to speak to someone and when I did they were rude. The webaite aelf service disnt work, no response to emails and live chat, had an hour on hold om the phone to ask for the cot and high chair (which is in the propety insruxtions to ask for in advance). Was assured there was a baby cot provided - on arrival it took a long time to find it to begin with, then it was actually broken so couldn't be used. Could have been cleaner - I gave kitchen surfaces and table a wipe down, and outside chairs (which were packed inside in storage) and table clean down. The arrival instructions were sent automatically after booking - months ago. Lock box access so not very secure - I could have turned up at any time and got access to the property.

Positive: Great location, quite close to Carsington Water. Trekking paths are within few miles radius. Stepping stones Dovedale is 25 minutes drive. Beautiful property, with plenty of tea, coffee and sugar available. You've got everything that you ask for in a kitchen. There were also bin bags, dishwasher tablets and a pack of shortbread for the guests. Good wifi with signals in almost all the rooms. Claire is an excellent host. She let us extend the time of checkout upon our request. She even offered to post a jumper hoodie, which was left behind by one of the lads.

Negative: We reached the property late on a Friday night. We then had dinner and drinks and went to bed late after midnight. We were woken up by some noise (seemed like someone mowing or running some machine that was so annoying) at 7am on a Saturday morning! The noise seemed to have come from the area behind the pub, which is quite opposite to the property we were staying. Thankfully, Sunday was much quieter.

Summary: We all had a great time and we will be coming back in couple of years time.

Positive: The Royal Oak Cottage was an exceptional stay! Nestled perfectly for pub visits and scenic walks, it offered all necessary amenities. The well-equipped kitchen and thoughtful welcome package, with milk and biscuits, added a delightful touch. Highly recommended for a memorable getaway!

Negative: Maybe the welcome brochure could be updated. The recycling instructions appeared incorrect as there was only one bin to place everything into outside. TV had a fault which the owners did attempt to rectify immediately, but this was unfortunately not possible. However it didn’t dampen our enjoyment of the cottage or our weekend break

Positive: It was easy to collect the keys but just ensure you call for the key code number before you get to the property as the phone signal isn't great. We had to drive away from the property to until we got a signal and then drove back. This isn't a criticism.
