Positive: Cute Decor and Great Room Size (Room 8... Queen, Twin, and Sofa Bed). Clean. Efficient, Kind, and helpful Staff. Loved the shared porch with ocean views. Walking distance to Long & Short Sands, Restaurants, Convenience Store, Ice Cream shops, Coffee Shops, and Nubble Lighthouse

Negative: Not the most comfortable Bed & Pillows. There is no fan in the bathroom. With 1 window A/C Unit... at least 1 portable fan should be in the room to help move the air (Happy We Had Brought One). The sofa bed was tough to figure out... interesting pull out design (once we finally figured out how to transition from Sofa to bed, we kept it in bed form because it was too difficult to change)

Positive: It’s right across the street from the beach and is super charming. Beds were firm but comfortable! The tv was a smart tv so we could log into the streaming services. Parking was easy. Pool was simple but nice! For the price this place was so great!

Negative: The one small thing is the AC is a window unit which is fine especially because it gets cool at nights (although we went during the heat wave so we did need it at night) and it would off and on make a rattling and loud noise but if you gave it a good tap it stopped.

Summary: Loved it! Cannot believe how cheap it was for being right across the street from the beach. Love that it was family owne

Positive: Well located hotel that's an easy walk to the beach and the York Park and Commercial area. A very engaged hostess with easy remote check in and check out

Negative: Bathrook was tiny and only one outlet near the beds.
