A lovely secluded and spacious villa with 3 bedrooms, ensuite to main and a separate bathroom. Open plan living, family and dining with well-appointed kitchen. A split level design with 2 steps between the levels. There are 2 large separate outdoor decks with furniture. One is covered by a shade sail and the other is open to the sun. The enclosed and secured backyard is fully landscaped for a very pleasing outdoor experience.
Indoor is very comfortable with quality furniture, including dining room table with 6 chairs, a 3 seater and a 2 seater leather lounges and 2 kitchen stools
There are 4 separate beds. 2 king singles in Bedroom 3, with its own plasma 42in TV, a double bunk with a double bed on the bottom and single on top in Bedroom 2 and a queen size bed in the main/ensuite Bedroom.
Bedroom 2 has access to the side deck through a sliding door.
Bedroom 3 has access to the back deck through a sliding door.
Reverse cycle air conditioner.
Instant gas hot water system.
Apartment style laundry.
BBQ is provided on the covered back deck.
There is a covered carport and space for another car.
Entrance to the backyard is either through the house or via a side gate located at the rear of the carport.
No large groups.

Broulee Beach and surrounds
The villa is approx 500m from the patrolled South Beach at Broulee. There are other beaches that may suit as well - Shark Bay and at North Beach. There are easy walking/cycling paths along Coronation Drive to North Beach and down to South Beach and around the point to Shark Bay.
A very interesting and easy walk (between 1-2 hours) around Broulee "island" is a must.
Also in the vicinity is the Bengello Beach forest walk.
Nearby attractions
Moruya, known for its supply of limestone for the building of the Sydney Harbour Bridge is 12km south of Broulee. Each Saturday morning there is an outdoor market on the bank of the Moruya River. Batemans Bay is 20km north, with a huge variety of shops, restaurants and other facilities. Nearby at Mossy Point you can experience the famous "Muffin Shop and Gallery". A short drive north, about 10 km, is the village of Mogo. An abundance of shops and cafes, as well as the very famous Mogo Zoo and the historic Gold Mining town, are found here.There are many popular beaches along the drive to Batemans Bay via George Bass Drive. The Tomakin Sports Club is just 5km north and is a very popular Club with varied dining experiences and many other club facilities.

Summary: This home away from home was absolutely perfect for our holiday. Spacious, clean, fully equipped, quiet and with enough space both inside and out for everyone (we were family of four and nana). We felt very at home and enjoyed using the barbecue outside as well as the very modern kitchen and dining room inside. We could have stayed another week at least! It was an easy 5 mn walk to both beaches and all in all a great location.

Summary: We thoroughly enjoyed our stay at this property. Equipped with all the modern conveniences, Phil and Sharon have created an environment that delivers maximum comfort to its guests. We felt right at home. It was also very quiet and private, making it the perfect escape for a summer getaway. We had an amazing time both in the house and at the local beach, which was only a quick five minute walk away. We would definitely recommend this property to others!
