Stay in our warm, welcoming 1BR apartment nestled in the basement level of a beautiful victorian home in D.C.’s treelined and popular neighborhood, 16th St Heights. We’re conveniently located with the best of both worlds: easy access to the National Mall, Monuments and Smithsonian’s AND only 3 blocks from Rock Creek Park, the river!
The Space:
The apartment has a full kitchen and living area with a huge L-shaped sofa which expands to reveal a comfy queen-sized bed. The unit includes a private bedroom guest bathroom, a cute little outside seating area, and a separate front entrance.
Spacious Setting - Enjoy calming neutral tones in the living space, a HUGE comfy couch and a "cinema nook" encouraging guests to slink back and enjoy their favorite films while resting after sight seeing. There is a SmartTV, so guests can stream directly from their Netflix, Amazon, Hulu, HBO accounts and more.
Comfortable sleeping - There is a deluxe queen sized bed in the bedroom, sure to give you a great nights sleep, the sofa in the living space expands to reveal a queen sized bed as well.
Convenience - We stock the kitchen with all the kitchenware you'll need if you decide to do some light cooking. Enjoy a fresh pot of coffee, available and complimentary for your stay. In the bathroom, you'll find a variety of bath products for your use.
The apartment is in the lower level of the house, the upstairs is a completely separate unit that has separate access with long term residents.
Guest Access:
Guests will have access to the entire unit, it is not shared.
There is a family living upstairs. Please note that the everyday sounds and noises of family life (footsteps, stairs, kids playing, etc.) can be heard in both directions. You will undoubtedly hear them (and they will hear you) as they go about their everyday life.
The Neighborhood:
16th St heights is hugely popular with families as it is residential but has great access to downtown. The incredible hiking, walking/running, and biking trails in Rock creek park are JUST 3 blocks away.Fun facts about the neighborhood; Lincoln's Cottage (off of Rock Creek Church Road), where President Lincoln used to vacation when he wanted to get away from the city, is one of this neighborhood’s hidden gems. The nearby Rock Creek Cemetery dates back to 1712; both the Cemetery and the Armed Forces Retirement Home are on the National Register of Historic Places. The Fitzgerald Tennis Center is just a short stroll away.
Getting Around:
We are nestled between two metro stations (1 mile away Georgia Ave-Petworth - green and yellow lines, and Fort Totten metro, where you can catch the red line). Our neighborhood is full of transportation options! We`re a 20 minute drive from the White House (Uber rides are plentiful in the area), but there are buses that can take you directly to the National Mall in 35/40 minutes.
There is a bus stop 1 minute away from the home that can take you to Metro Center Station (red line). From there you're just 3 stops from Union Station,which is nestled among the major sights, including the U.S. Capitol Building, the Smithsonian Museums, and the National Mall.
Bus lines in the immediate vicinity (70/79/52/54 within two blocks). The S2 or S4 bus can have guests on the White House steps in half an hour.
Uber and Lyft taxi`s are plentiful in the area as well (and we provide coupon codes to take $$ off)!
Distance to airports via car:
DCA - ~25 min;
Dulles - ~51 min;
BWI - ~53 min.

Summary: The property is very nice and well maintained- there is ample car parking (even with construction) and it's really easy to get to via car. The only reason I gave the review 4 stars is that it is a basement apartment and the upstairs is **really** loud, even when they don't mean to be- this is just a thing with this type of living space. But there were constant noises from above and that was disconcerting. I think this would be a great place to stay if you actually have a partner or friends (not loud) because I don't think that those noises would be annoying or bothersome to a party making their own totally normal noise. But to a single person in town for work, it was a bit distracting and made it hard to settle in the evening.

Summary: We loved staying at Top of the Town! The apartment was spacious, comfortable, clean, and convenient! The apartment is larger than the pictures show with one bedroom, one bath, kitchen, and a large living space. The apartment was spotless and the bed and furniture were comfortable. The kitchen is well stocked and the bathroom is stocked with hand soap, body soap, shampoo, and conditioner. Paper products are provided. We were so impressed that the apartment looked AND smelled clean! This is a basement apartment with no moisture or funky smells. The apartment is conveniently located on a beautiful street with street parking. We met the owner and they were incredibly kind and gracious!! We will stay here again!! Thank you!!

Summary: This was a decent, clean, property to stay at but also needs some improvement in some areas. The main area is spacious! Loved the big couch and the kitchen table. The main bedroom is small but cute and clean and good for a long weekend stay. Plentiful parking. The property company was helpful and quick to respond.Accurate description on having bus stops very close! But takes a good 50 minutes to an hour to get to touristy D.C. The bus goes through some nearby shady looking areas and therefore will have some interesting people on the bus. No issue to us but others may be surprised.As the listing noted, you can hear most everything from the family above, especially if they are in the kitchen. I would suggest a door on the unusable staircase to muffle the noise.For a million dollar home, I was surprised to see how much the bathroom needs updating and the plentiful amounts of scuffs on the walls. I was tempted to find a magic eraser! Also, the washer and dryer sound like they are going to break any minute. Would we stay again? Probably not but still a good place for the price!

Summary: The only item we had was that the family living in the main part of the house can be heard walking as the floors are wood. It is very loud at night and makes it hard to sleep.

Summary: We enjoyed our time at Top of the Town. The apartment was comfortable and clean, with plenty of space for three people. The pull-out bed in the couch in the living room was comfortable for our teenager. There is a bus stop two blocks from the rental, which connects to metro stations for easy commuting around town without having to drive everywhere.

Summary: This basement apartment is very light, clean, and well furnished. The family who owns the home is very helpful. A service handles communications and is very prompt although not as easy to use as could be. But not bad. We would definitely stay here again! W

Summary: Our stay was delightful. We really enjoyed the smart Nordic design, bright and comfortable rooms and thoughtful details of this little apartment. I was in DC to have surgery - the accommodations were perfect for our needs.

Summary: Property was as advertised. Worked so well for my husband and me and our adult daughter. Comfortable, appreciated the extras…plenty of paper towels, toiletries, garbage bags…things that other places seem to skimp on. Communication was great. Recommend a brighter light on the side path into the home at night; have your cell phone flashlight on. Also REALLY appreciated the parking - no need for a pass!

Summary: We really enjoyed our stay here. The property is a short drive from the Fort Totten metro, with plenty of food and entertainment nearby. Ample space and certainly not lacking in amenities. We appreciated how communicative the property manager was and how accommodating they were as well. We would stay here again without a second thought.
