Positive: The location in a quiet area of the boatyard is super. At the end of June there are yellow and white water lilies in bloom, ducks, geese and fish in the water with loads of dragonflies. The houseboat is the middle one of 3 (the photos do not show the 3rd houseboat), with a grassed area in front and off road parking about 25metres away. The property was extremely clean. The toilet facilities are in a small wet room, ideal as husband has mobility problems. Although the living area has padded bench seating, rather than a sofa, it was really comfortable. We moved the gateleg dining table up to the seating and that gave us loads of table space and was fine for eating. The proprietors provide bed linen (fully made up beds), towels, tea towels, washing up liquid and new washing up sponge. We found the beds to be comfortable and there were 2 pillows per bed. Duvets were too thick for the hot weather, but we had brought our own thin bedcovers. (as we have many years of experience of self catering and come prepared!) Being the Broads there is plenty to see in the area. A few minutes walk away is the Museum of the Broads, which also has the paid option of an electric boat ride with informative commentary, it was excellent. The boatyard itself, does hire out day boats, with a discount for hirers of their holiday accommodation.
Negative: Key collection! We booked through Booking.Com, but this was actually through Sykes Cottages. It seemed to be the only way of booking the dates we wanted (4 nights starting on a Thursday) we answered the email from Booking.Com asking our arrival time and received an email back to say this had been accepted by the 'host' and arrived (just) within the time ,we gave, only to find the boatyard office closed. We hadn't been sent the key safe code for our accommodation and in any case the key safe was left open with no contents. (I did phone the boatyard office a couple of days in advance and was told that the office would be open at our arrival time and there was no mention of a key code). A boat owner happened to see us and loaned us the key for the boatyard loos (I was a bit desperate!) He phoned the proprietor and I spoke to her and she was rather brusque, saying at first we were due the next day, then said she hadn't received the booking and she doesn't use Booking.Com! However, she did come to the yard and gave us our keys. We spoke to another houseboat renter that evening, he said, he too, had had to phone for his keys when he arrived and he had booked his holiday directly with the boatyard. The next afternoon, another couple arrived (albeit after their estimated arrival time) and they too, had no keys waiting in the property's key safe and had to contact someone and wait. Not sure what's going on here but it was a disappointing start to a lovely break.
